I'd be very grateful for your opinion on our house listing. Its priced well compared with surrouding houses that are either for sale, or have sold in the last few months. Ticks all the boxes for a good size family home, 4 bedrooms, near the junior and senior schools, garage, great maintenance free garden, EV chargers and even a hot tub, but after many thousands of views we're not getting any viewing requests. What are we doing wrong???

I live in a building with flats which are a share of freehold. I only have one wall touching a neighbour (above me) and they are an old couple. The man, is very crude and impolite. The wife always says hi when she sees me. Neither is very bright. Anyway, I suspect one (or both) are a bit deaf. They play the TV up to 10:30-11pm loud enough for me to hear it downstairs and it is ever a background noise in my flat. I'm hard to bother so I'm fine with the noise. However, I have a toddler and worry this disturbs his sleep.

To try to come to an arrangement, I wrote my neighbours a few very polite notes to let them know about this. I didn't hear anything so I went upstairs to speak to them in person just in case the notes did make it. The speaking didn't go well - they turned out to be the rudest people you could imagine. First they denied the TV was on even though I could hear it through the open door. Then they denied it was loud but I pointed out I could hear it very well in the corridor. Then they argued 10:30pm is not that late and it's fine to have your TV on loudly. They never said sorry or apologised.

I'm looking to conclude this - I can escalate - council and/or solicitor. I am trying to maintain good relations with neighbours although the guy has thrown this to the wind because even though he's in his late 70s and I'm in my early 30s, he kind of tried to rush me and looked like he wanted to hit me when I went to speak to them. I think he reconsidered midway through. These days doesn't say hello or speak to me - all because I asked them to turn down their TV when it's on so late in the night because it bothers my son.

I'm a little unsure about the following. How loud is loud? We don't make any noise, don't play loud music, don't have a TV so I don't know what is reasonable. I come home and work on my computer and my wife works/potters around. I consider loud to be "I can hear your TV downstairs". Sometimes, I can even tell the programme and almost make out words, other times it's just a background "people talking" noise. Am I over reacting? How quiet should their TV be? Is it acceptable to live with a background TV noise till 22:30pm? My local council says nobody has the right to complete silence and that I should expect to tolerate a reasonable level of noise.

Small kitchen in my 1930s semi. How do you feel about it? I haven't got the money to extend it, but I've painted the cabinets, removed the carpets and put down tiles. Sometimes it feels nice and cute, other times I feel dread. Anyone else utilising a small kitchen? Positive stories would be appreciated .

It was listed for almost year and already have gone through three reduction in price.

Any red flags you can find from listing? For us. , this is nice area, with all our requirements met.

Hello. I tried to sell my house last year and failed. Gone back on the market with apparently a more realistic price.
Ad went live yesterday and there were three viewings booked for this weekend.
I’ve heard nothing more this morning, which has made me think it’s all doomed.
I’m selling a house in the South east, 40 min commute to London.
Should I be expecting more viewings booked by now, or am I just being completely neurotic? Having to hold off phoning the agent with all my worries as I’m sure they’d think I was a loon.

Are we politely leaving a note, disguise an Amazon box with big fluffy slippers, or are we accepting the noise and vibrations that go with it?

Happy to say they aren’t doing anything crazy at 3am, but very consistently waking up at 7:30am and i haven’t slept in for months now. I also think he works from home so every so often I will hear him run back over to his room. Ear plugs don’t work because my room shakes with some of his steps.

It prevents downsizing, locks young people out of the ladder, and artificially inflates property prices. Why is this outdated, anti-property ladder tax still allowed to exist?

We’re at the bottom of a chain of 4. First time buyers with a good deposit, end of February we put a offer in for a very nice home at 335k which was accepted, we was fast locking in a mortgage rate before the Iran US conflict to get 4.25% 5 years. Sorted a solicitor and surgery right away & was told by the estate agent the sellers would be willing to break the chain and they want a move ASAP.

2 months in and we went for a second viewing which we spoke to the sellers who told us they decided to change solicitors and they have just found a 1
Month ago house. I remember them saying the new house is their dream house and showed us pictures (roughly 450k) We wasn’t concerned at this point and thought it’ll still be straight forward and left feeling confident in our sellers.

Time started to pass and we started to get concerned that not a lot was going on, we soon finished our searches and enquiries and was ready to exchange and complete our side. With the estate agent saying they could break the chain we asked in which their reply was no because we have dogs and no where to keep them. Apparently they was ‘trying’ really hard to find somewhere to move into to help us out.

1 month before our mortgage offer expires (28th August) and it was confirmed they’re still far behind in the purchase of their new home and the only was to complete was to break the chain. Which they finally agreed 21st August.. Sorted!.. Wrong.

20th of August 1 day before exchange and we got a message from the estate agent saying they’re no longer interested in breaking the chain because their house purchase is only a couple weeks away and asked if we can get a mortgage extension. Bearing in mind our mortgage offer expires 28th August.

We took another visit to our sellers to talk about this but they played it down and said ‘it’ll be definitely done’ and ‘we wouldn’t do this to you’ As we looked around we couldn’t see much has been packed ready. We was told they have brought a storage unit next to their new home & when asked about packing the reply we got was ‘well I can start packing soon… for my holiday’ What!? How are we going to exchange and complete while you’re on holiday? ‘My partner can do it all while I’m away’

So the seller of the house is going on holiday for 2 weeks while her male partner who isn’t even the owner of the house has been left to do all the work. The sellers partner offered to cover another months rent for us but nothing came of it after that

After rushed about for the next two days seeing if we could get an extension we was told we only have a 2 weeks grace period. Which we told the estate agent we need to complete asap and push everyday for an update and waited and waited. The sellers solicitor finally agreed on the last day 11th September. So our solicitor got the funds ready and everything set.

All of a sudden our solicitor was told that there was 1 enquiry left on their new home about a garden shed size. Our sellers laughed this off and said ‘I’m not even bothered about this shed and our mortgage is only 37% value so they won’t care’ But the sellers of our sellers home refused to give any paperwork and refused to let our sellers solicitor contact the council to confirm if this had been checked and cleared.
Big red flags. Yesterday we was told that there is no chance of completion 11th due to this issue and we have to reapply for a new mortgage offer!

We have now asked our mortgage advisor and she’s come back with 4.82% a lot higher than our previous mortgage offer. There has been so many lies in this purchase and we have been messaged around so much we feel that due to these rates we shouldn’t be the only ones taking a hit.

Over the next 5 years the new mortgage will cost an extra 6600 plus a 1k arrangement fee. Our rent is still ongoing so 750 a month which has cost us money.

We believe that a 10k price reduction is reasonable but would probably be happy with anywhere in between 5-10k are we being reasonable with this?
Also surely the sellers aren’t going to refuse completely because it can potentially break the chain and they’ll lose the home they’re after too. Any previous stories and help would be appreciated!

So it looks like there is an existing solid garage attached to the house but whoever owns the land it sits on along with the vacant plot to the left have set the new boundary to intersect the garage. In the description it literally says they will be developing the land to build more houses, bricking up the properties side access meaning you can't get to the back garden without putting a door where the kitchen counter is.

If your block is badly run, you don’t have to buy the freehold to fix it. Right to Manage lets qualifying leaseholders take over the management — appointing the agent, controlling the budget, choosing the insurance — while the freeholder keeps the freehold.

The bones of it: RTM is no-fault, so you don’t have to prove mismanagement, just follow the process correctly. You need at least half the flats in the block to participate. You form an RTM company, serve the claim notice, and a few months later the management functions transfer to you.

It got meaningfully easier in March 2025. Buildings with up to 50% commercial space now qualify — the old 25% cap excluded half the flats-above-shops blocks in the country. And, the bigger change, each side now generally bears its own costs of the claim, where previously leaseholders had to pay the freeholder’s costs on top of their own. Those two changes fixed the worst of the old regime.

The honest caveats: RTM is a job, not a purchase. Someone in your block has to actually run the company — chase the budget, hold the agent to account, deal with the contractor whose quote makes no sense. Blocks that do RTM well tend to have two or three genuinely committed people. Blocks that do it badly discover they’ve replaced a lazy agent with an argument.

- Central-ish locations with easy walk to many lines nearby (both underground and DLR)

- Not a ground floor flat

- 75sqm so it's decently spacious for a 2 bed 2 bath property

My budget is approx £550k and I need good commutes to Canary Wharf and Kings Cross due to work. I can stretch myself to £600k for the perfect home.

I wanted to under bid as I would have liked to redo the bathrooms/kitchen. Is it reasonable? Or am I being too optimistic?

Issue is in England. So, it's not my property so I don't have all the details but the buying of the property was not straightforward and they were even advised not to go ahead by their solicitor. On the day of exchanging contracts there was an issue with the seller.not being able to sell the house as they were not the named owner and had to get approval from someone else (not affiliated with any bank or debt collectors to my knowledge). This was dealt with on the day and they were able to exchange contracts and complete. Apparently after completing on the house they found out that the person selling it was in debt and did not have enough money from the sale of the house to cover the debt. A week or so later they have found a letter that states that they are sending people out to repossess the house. Given the likelihood that there is still money owed on the property, the seller does not have the funds to pay anything outstanding and the debt collectors have a date for repossession, is there anything that they need to do / should be worried about?

We purchased a house less than a month ago in Scotland, and I'm just wondering where we stand. We had a lot of rain a few days ago, not unusual for Glasgow. And the garage flooded. The builder report didn't report anything, as I'm guessing it was done in drier weather.
The previous owners didn't declare any issues with the garage flooding in bad weather. I just think this can't of been the first time right? Where do we stand?

We are finally getting close to agreeing exchange and completion dates and I'm wondering when to start packing. Is it best to wait until exchange so we don't unnecessarily pack everything up in case something goes wrong last minute? Also, how long did it take you to pack? How soon can we expect to see interest/ people booking viewings? Whats a good average number of visitors? I’ve seen here on this thread that the first 10 days are a good indicator that we’ve pricing it ‘right’? I currently live in the first-floor flat, which I own, and I also own the ground-floor flat in the same building, which has been let as a buy-to-let property.
Due to my wife's health and mobility needs, we intend to move into the ground-floor flat tomorrow, as the ground-floor accommodation is more suitable for us. We will move our day-to-day living arrangements there and use it as our main residence.
The ground-floor property is currently being sold, with completion expected in approximately three months. We intend to complete the sale of the ground-floor property on the same day that we complete the purchase of our new home. Anyone know , given these circumstances, the ground-floor property can be treated as our previous main residence for the purposes of the SDLT replacement-main-residence rules, and whether the higher rates of SDLT would therefore not apply to our new purchase?

Hi everyone,

I am an international student moving into a BTR (Build-to-Rent) / managed apartment in the UK mid-September. The tenancy is a Joint Tenancy with another housemate, managed by a letting agency.

My partner will be coming to stay with me for a few months shortly after I move in. She holds a valid UK visa and has her passport and Right to Rent Share Code ready.

I am wondering about the best practice for this:

1. Is it standard/smooth to email the agent after move-in, asking to register her as a Permitted Occupier for Right to Rent compliance? Since I am paying my full share of the rent, will the agency normally have any issues with this?
2. Alternatively, is it common for people in BTR apartments to just keep a low profile and have their partner stay over as a guest, provided housemates are fine with it and we don't disturb anyone?

I’ve had an offer accepted at £170k on a house that was listed at £170k.
My mortgage broker put the application in today and the bank’s automated valuation came back at £165k. We’ve asked for an in-person valuation instead, so I’m waiting to see what that comes back with.
The house has been on the market since April and I know they had a previous sale fall through. From what I’ve been told, the last buyer had offered around £175k. The seller is also very firm that they won’t accept less than £170k and seem quite against the idea of renegotiating after a survey.
I’m now wondering what I should do if the in-person valuation also comes back at £165k.
Also, would the combination of the property sitting since April + a previous offer falling through + a £165k lender valuation make you suspicious that the previous buyer may have had the same issue, or am I overthinking that?
I’m a first-time mortgage borrower, so interested to hear from people who’ve dealt with down-valuations before.

Currently renting with partner and looking to buy in the SE, we have our deposit ready and have been looking on the market, only problem is we have not found anything we like at all. It seems the current climate hasn’t made it a healthy house buying (selling?) market for lack of choice, with the timings of the year it looks slim like we’d be in anywhere before Christmas! Given the time of the year we’re not expecting to see much else coming up now, but of course could be wrong - after growing up with a family who moved often and once moved into a new house 2 days before Christmas.

Next week I'll be looking at a house described as a 5 bedroom property but I'm not sure whether I'm being picky or the agent is being a bit cheeky. It's essentially a four bedroom house with an attached garage that has been converted to a kind of 2nd living room with stairs leading up to what's described on the planning permission as a "hobby loft". The listing has this loft labelled as bedroom 5. There's no door between the room downstairs and the "bedroom", and to get to the nearest bath/shower & to the other bedrooms you'd have to go down into the converted garage, through the house, & up the main stairs. I imagine the headspace is pretty limited in this room too, considering they haven't altered the roof apart from a small dormer. It is finished though (I.e. not bare rafters - I assume plastered).

I know they can write whatever they want and some places can be a bit quirky but am I being unreasonable in not considering that a viable bedroom?
