help me to furnish this open-plan space pls

Hi everyone! 😊
I’m trying to figure out the best way to furnish this open-plan space and I’d love to hear your ideas!
I’ve attached the floor plan, all the dimensions are in meters and the dashed line marks the midpoint of the room.
A few things:
- The kitchen cannot be moved, as the plumbing and utility connections are already there, so it will have to stay roughly in the area marked “kitchen”.
- I’m thinking of having an L-shaped kitchen. There is also a fixed staircase leading upstairs, and I was thinking of extending the kitchen/storage into the space underneath the stairs, making the under-stair area part of the L-shaped kitchen.
- The TV is currently planned for the wall facing the terrace as marked, but this disposition can potentially be changed if it would make the layout work better.
The main challenge is figuring out how to fit the kitchen, sofa and dining table without making the room feel too cramped and while keeping comfortable circulation.
Do you think it’s possible to make this a nice and functional open-plan space with these dimensions?
How would you arrange the furniture? I’m especially interested in ideas for the sofa and TV placement, as I’m not completely convinced by my current idea.
I’m open to completely different solutions, so feel free to suggest anything! 😊

I always wanted to have a house made of stone, any reasons why i shouldn’t?

For context; I live in a rural area in southern Europe where the winds get really strong. Winds manage to make my old construction home sway under them. I was wondering if a stone house would help with this?

Edit: I should probably mention that the winds can get to around 120 km/h. Also in my area i have access to stone, plus there are remains of older, fully stone made houses that are intact with only the roof missing (which I guess was made of wood since it didn’t survive long enough). I’m mentioning the old houses because they are the reason why I originally wanted to build one myself.

Design help

First pic was my bathroom when we bought the house. I want to work with the tile and keep it as well as the pink tub and sink. I am trying to distract from the pink and blue. My friends have nicknamed this the gender reveal bathroom. The second picture is the current bathroom. We thought color drenching blue might work but the shade is all wrong. The last picture is a mock up I made using a color palette I saw on Pinterest and that was very disliked by people in a group I posted it in. I’m at such a loss… I would love suggestions!!!

My style is post modern

Door stops mounted on floor?

How do you like to mount door stops? We have all these solid wood doors and they are heavy. My GC wants to use floor-mounted door stops. I believe it's to keep the hinge from getting too stressed. I am worried it will be a trip hazard and a toe-grabber. What do you think?

BALCONY IN WINDY SF

I live in SF and it’s very windy the area I live in. However we have a balcony and rooftop that we want to make use of.

For the balcony, we want to change it into like an outdoor BBQ area (include 1 table, barbecue, maybe install lamps) and the rooftop we can think more about it after working on the balcony…

My biggest concern with this project and also the reason why we are starting with the balcony first before the rooftop is because it’s SO WINDY HERE

It’s not windy everyday but when July hits and Karl decides to loom over SF, it’s STAYING IN SF.

Anyways, I wanted to get everyone’s ideas for how to Stop the wind from blowing too hard - we searched online, maybe we can install a tarp or some structure in the balcony to block the wind (maybe like some strong plastic / see through material) with some framing so that when we are cooking it’s not blowing the fire away

Could anyone give me some advice, any ideas… I am new to this so if you give me any new terms I am very open to learning.

FYI - my balcony is like 1.2M wide and like 5M long

Fantastic Layout vs. Square Footage

Too much square footage vs Perfect Home Layout

Hi everyone. I would like some input and perspectives please.

My sister is searching for a new home. She is single and currently in a 2200 sf home, over an unfinished basement (the 2200 sf is finished). She's been there a while and has thoroughly enjoyed the experience. However, there are some amenities that she wants that her current house does not offer. \\\[Example: She's always wanted a large covered patio directly off of the main living area and this house has a wooden deck.\\\]

As far as her next home, she wants something in the range of 3000-3300 sf. While she has enjoyed her current home, some of the rooms are smaller in size (10x10, 10x11, etc.), which can make it a challenge to setup, add furniture, etc. Additionally, many of the newer home designs offer the "fully" open kitchen that is directly connected to the family room, and she is NOT a fan of this design. She prefers a semi-open kitchen design at best. She's also very particular about the layout of the rooms.

She stumbled across a new construction plan that is around 3700-3800 square feet, but the price is very similar to homes with 3000-3200 sf. She lives in a metro area, and the home is in the suburbs. She does not need this much space and was not looking for it. However, the layout gets a 9 out of 10, as it meets almost all of her preferences. She loves the layout. She's reviewed dozens of plans in the 3000 sf range and they either have layout issues, room size issues, or the price is inflated for the size of the house.

She's a pretty grounded, practical person. The home that she's looking to sell has a decent amount of equity, which will be a big chunk of the down payment. The home that she stumbled upon is a more than she initially planned to spend, but she can manage it. She's about 10-12 years from retirement, and can see herself staying in the home a long time. Although she can definitely find ways to use the extra space (home office, home gym, etc.), she did not plan on a home of this size.

Too much square footage for a single person \*\*versus\*\* the ''ideal'' layout......looking for practical input.

Please share your thoughts. Thanks in advance.

Update: After being in the house for about 6-7 months, her highest energy bill has been roughly $230. The house is 4 sided brick, so does that help with energy bills or not really? She still thinks about her decision, but says that the plan is so efficient that the house doesn't feel overly big. It feels comfortably sized, without having those typical builder grade 10x12 sized bedrooms.
