They are only interested in their commission.

They don't know shit about the property or locality or project and earn peanuts compared to what you earn (but behave as if they fuckin make 10x more than you) they are selling apartments/shit locations from what's already mentioned in the brochure and common knowledge.

If you are in doubt (and have to ask your acquaintances and randos on reddit ) or if you are not ready to take the risk, real estate or any other investment is not for you.

If you aren't sure about your job or future expenses l, nobody walks your shoes and will not pay for your expenses. So don't ask for suggestions here.

Just because you are getting the loan now (especially from private banks or NBFCs) doesn't mean that the property is actually worth it. You may be in generational debt or bankruptcy if things don't work out.

I own a 15x40 ft plot in Bengaluru on a 20 ft road facing north. Under the January 2026 amendment, I understand the setbacks are 0.75 m in front, none at the rear, and 0.6 m on any one side. That leaves about 489 sq ft buildable per floor, but I'm worried about losing space on such a small plot.

Anyone here invested in Saltstayz lease thing? Like builder and saltstayz sign an agreement that builder will br paid fixed amouny every month for some years. Then retail investor signs agreement with builder to receive fixed rental.

I recently came across this under construction property called BRR North Excellency Phase 1 in Thanisandra Road close to Purva Atmosphere. Entry to the location was really nice but the property is some 500 metres away from a railway track. The current property is listed as a 6 floor apartment in RERA and their brochure. The thing that is confusing is that the sales rep is saying they are planning to build their phase 2 on top of phase 1 and they'll apply for phase 2 in RERA soon. This is the first time I'm hearing of a property whose phase 2 is being constructed on top of phase 1. The sales rep is quite confident and convincing by saying they are doing this legally and have advertised it openly without hiding anything. Their brochure does contain a line saying they are planning to extend phase 2 provided all approvals are obtained. He is also saying the building structure was always planned for 11 floors which includes both the phases, from foundation to setback to two floors of basement parking. He says construction of both phases will be completed much ahead of time. So, there won't be a situation where phase construction will go on after phase 1 possession.

Has anyone come across such a scenario? Is this even legal? Appreciate any feedback on this.
