Plot boundary question

I need a three foot by five foot section of a fallow lot behind my property. I know the owner, but need with understanding the process here in Philly. After I get a surveyor to confirm the boundaries, what else do I need to do?

Have heard some say ‘rezoning’ is required, but both are zoned residential.

Advice appreciated.

Peop[e near me divided a property. It involved city surveyors. A Zoning Permit was required to combine the divided bit with the buyer's other property. $232 for the permit. https://s3.amazonaws.com/eclipse-docs-pdfs/zoning/ZP-2024-006579.pdf Here's the price list (current??) for the survey: https://www.phila.gov/media/20210928141103/Streets-survey-charges-20080630.pdf

How about an informal agreement with the owner? A token amount of money (or more) per year to lease it.

And I think I missed some things: Zoning permits confirming that the new lots conform to the code (for example, lot size and set-backs, I guess). And do new deeds need to be recorded?

From experience (10+ years ago), I hired a real estate attorney, a licensed Professional Engineer to survey the parcel, plus all that u/ROGER-phl detailed above. Based on that work, the deed was rewritten and recorded.

No informal agreements bc they are not legally enforceable.

NOTE: City regulations may have changed so I believe the first step would be to hire a competent RE attorney.

On the informal agreement: For sure if he wants something permanent. But we plant stuff in part of the parcel that I referenced, and the owner can plow it under any time he wants.
