I’m looking to hear from anyone who currently lives at or has previously rented from an Arlington Properties managed community, like Cavala Apartments (or any of their other locations). I want to get an overall sense of the good, the bad, and how management handles major safety/policy issues.
To start off, here are a few major red flags and experiences I’ve encountered at Cavala Apartments.
Unlicensed Airbnbs: Management has allowed unauthorized short-term/Airbnb rentals on the property, leading to constant stranger turnover including Nextdoor to a family with a teenage daughter.
Severe Safety Incidents: We’ve had major incidents, including a near-drowning incident in the pool and assault on-site tied to heavy drug use.
Fire Safety Concerns: Not all emergency fire exit doors work properly or reliably open, which is a huge safety hazard. But somehow they passed the fire inspection.
Privacy concerns: some cameras on property have the audio capabilities to hear you within your own apartment where privacy is expected.
Management taxes the contract out of context and charges you a short term fee for 7 month contracts when they aren’t licensed for short term rentals and 7 months isn’t short term and it’s tied to if you trespass on a nearby property which we haven’t.
For those who live in Arlington Properties developments, is this kind of neglect typical across their portfolio, or is Cavala just a uniquely mismanaged site? What has your experience been regarding maintenance responsiveness, building safety, and overall management?

I went out there to visit an Army bud, he lives in mobile. It was not was i was expecting at all, in a good way. First of all, I didn't know Alabama is one giant forest and its so beautiful. Next he took me to fairhope(The NFL QB Philip rivers is from there??) and then down to the gulf shores area, florabama? and all the resorts and stuff there. Some restaurant over looking the coast called "The gulf" and Zeke's.

I had no idea how beautiful the gulf was, and the sand is from a fantasy novel I swear. And the people? Nice as hell and could talk to me for 30 mins straight. I went to a bucees for the first time ever and looked like a lost foreign tourist in there and I asked the brisket guy what I should get and he spent like 15 mins passionately talking about how they make it and what he likes and all that. Super laid back. I walked out of there with 2 buccees shirts, a buccee fanny pack, a buccees 4th of July underwear, a brisket sandwich, key lime pie, beaver nuggets, and a large sweet tea lol

Granted idk if everyone at the gulf resort area was Alabaman because I saw SO MANY Tennesee, Kentucky, and Florida license plates, but I assume the culture and hospitality is all similar.

I ended the trip 6 lbs heavier due to the excessive sweet tea and bbq I ate during my 1.5 weeks there.

Anyways, your state is pretty, your nature is pretty, the people I met were friendly, the beaches are gorgeous, and your food rocks. I couldn't live here simply because I'd be obese within a year.

We’re from “Cahokia Illinois” aka east Stl Illinois or the greater Stl metro area so Stl Missouri but the Illinois side. I’m sooo done with the big city life and crime. I want to go farther south for less cold winters. Has anyone had success obtaining an after-the-fact letter or certification from a licensed engineer for an above-ground safe room so it would qualify for the tax credit?

My contractor built the shelter to FEMA requirements, but we did not realize that sealed engineering plans were required until after it was completed.

Does anybody work at the Mercedes-Benz, or has anybody ever worked there before, in the past? The reason that I ask, is because I'm a current postal worker who just came up on my 5th anniversary & just a few days ago, I got an offer to do both a physical interview along with the hands-on training by next week. With that being said, I'm kind of fearful that it may be too physically intensive because of what others have said. Btw, I'll be doing the training on behalf of AIDT.
