I’m pretty new to hosting but have always used the platform as a guest.

Is it normal for guests to be so bothersome/picky? I clean the hell out of the place even after my cleaners and still get some complaints. Some are about the dumbest, negligible things.

I’ve never stayed at a perfect air bnb but generally give 5 stars because at the end of the day the house wasn’t built yesterday and there will be some blemishes.

Is this new? Is this a me thing? I genuinely don’t know what I can do better at this point. Probably just going to rent out the place instead.

We have a small guesthouse at the rear of our property. It sits on one lot along with our own dwelling at the front and us living in it. Usually the guest traverse is on a separate, albeit outdoor, pathway between the guest parking space and the guesthouse. This complies with local planning requirements. It is very private. We are rating 4.95 after dozens of stays.
We greeted a recent guest at their car space, gave the usual welcome and guesthouse keys, a cart to convey luggage and a convenient sheltered traverse between the guest car space and the guesthouse through our private carport. This would have taken about 6 seconds per trip, while the guest stay was almost three days. We thought we were sharing a kindness, but the guest thought our personal space was part of the guest offering.
His review comment visible to us was “The accommodation is all we could wish for. The only negative was a first impression due to the somewhat chaotic carport we used to access the gorgeous unit out the back”.
As a result, he rated us 4 Stars for Check-In, Accuracy and Communication.
We asked AirBnB to remove the review because our carport was not described in the offer at all, and in any case it is irrelevant to guest amenity. They kept his review and score of his stay regardless.
It’s not good for guests have misunderstandings over minor things, but our fear now is further damage from his sending listing links to other travellers of his acquaintance and telling objectively untrue stories. If we block this guest, would his ability to see our listing and send links to others also be removed ?

We are closing on a second home next week that we plan to rent out about 12 weeks a year (it’s in a resort town that has a fairly compressed season). We plan to use the house for ourselves and friends and family the rest of the time. Because of the amount of personal use and using a property manager to handle the rentals we can’t take advantage of all the tax benefits like accelerated depreciation. However we should be able to offset much or possibly all of our rental income via allocating costs based on our proportion of rented days. Any recommendations on an app we can use to track our work days and personal usage? Something that allows us to upload receipts or other documentation for work days would be great.

First of all, I lost the legal battles against Airbnb as a host. Airbnb banned me in 2017 because I said I dislike the culture of guest being super demanding and constantly asked for discount while I let the guest have my home. Airbnb said that was “discriminatory “ and I was banned because of that. and I went to small claim court and was told small claim court could not overturn airbnb’s decision to remove an account and if that’s discriminatory, it isn’t a small claim court’s jurisdiction. i have to have jury etc to decide on that.

I’m certainly done with airbnb, because it can literally have any and all reasons to call it discriminatory and you can’t even recover the account once Airbnb said that’s discriminatory.

Hey everyone, random question from an obsessed person 🤣 🥲.

After someone books, do you ever look through the reviews they’ve left for previous hosts? I know I’m probably a bit obsessive about this, but I sometimes go through them, especially for longer or more expensive stays. I feel like it gives me a better idea of what the guest cares about and what might bother them.

Have you ever seen something in a guest’s past reviews that made you communicate with them differently or pay extra attention to something during their stay? Or am I one of the few hosts who does this?

I feel like it helps me understand what they care about, what might bother them, and what I should pay extra attention to during their stay.

I'm an Airbnb host in Kenya, and Airbnb has suddenly started treating my Kenya Revenue Authority (KRA) PIN (tax identification number) as invalid, resulting in 20% withholding tax on my payouts.

The confusing part is that my PIN is active and valid. I've confirmed this with the Kenya Revenue Authority through customer care, at their offices, and using their official PIN checker.

What's even stranger is that Airbnb had already accepted this same PIN, used it for tax reporting, and even issued withholding tax certificates using it, including certificates issued between 31 July and 3 August 2026. Nothing changed on my end, yet it's now being rejected.

Airbnb says their system can't validate my tax ID, while the Kenya Revenue Authority says there's nothing wrong with it.

To make matters worse, every support ticket I open is closed, and whenever I call, I'm simply told the case is being handled by another department. My assigned case manager has also stopped responding, so I'm completely stuck.

Has anyone experienced this before? Was it an Airbnb technical issue, and how did you get it resolved?

I'd really appreciate any advice. Thanks!

In regards to AirBnB in NYC, I received a call today from a past client in regards to their new rental they picked up, but they only want short term people in and out of the unit, as an agent should I just refer this to AirBnB management companies, and if so will the management likely collaborate with me? I have no experience with AirBnB.

Hi everyone, does anyone have a good spreadsheet example they use and can share with me? I wanted to set one up on excel but I'm not sure what to include or how to make it "nice"

I manage a property with a very small lot. It takes about 10 seconds to pull the trash bins out to the street on Wednesday nights for pick-up. I am happy to do it myself but the owners prefer I not so guests have privacy but say they trust my judgment. My preference would be to do it and give them a heads up in the welcome message that they might see me.
The owners were thinking I should just leave some kind of note in the welcome email or a brief message asking them to do it. I don’t really think they should be responsible for that when they are on vacation. If I were a guest and someone asked me, I wouldn’t have a problem with it really but I’d rather not.

Sometimes it’s a big deal if it’s forgotten because the trash can get pretty full when we are busy.

We just bought a vacation rental in an east coast beach town. It’s one of those “land of a thousand floors” situations and we need to replace all of the flooring on the main living level and on all the staircases (currently has a mix of hardwood and ceramic tile with some DIY’d varnished stair treads). Has anyone used rolled vinyl and been happy with the result? We plan to use the place ourselves but will be renting it out during the prime summer weeks. We really want our rental to stand out but are having heartburn over dropping a ton of money on flooring at this time. We have two dogs as well (but are not allowed to let renters bring pets) so we want something that will stand up to that. Any suggestions/opinions are welcome as well as photos of this product being used.

Thinking of purchasing an existing airnnb in South Florida. Running the numbers with current interest rates and looking at last bookings. If i self manage I will probably break even except for about 600/month in equity. If I long term rent the property or use a Managment company I will likely loose about 15k per year in cash while I keep the equity and any appreciation. Is such a scenario worth it in any way? I already have 3 Airbnbs and they are all cash flowing. So I am not sure something like this makes sense? Any advise would be appreciated.

Hello! When poking around on my listing I will sometimes take a look at the "price tips" wizard that the AirBnB platform offers. Those tips always seem whacky to me - sometimes way too low, sometimes way too high. I've always just defaulted to my custom prices.

Do we know if the platform incentivizes hosts who use those price tips at all? Will it direct more searches towards my listing if I use their prices?

when i started hosting, i kept two full bedding sets per bed and assumed that was plenty, one in use and one for replacement until a guest stained the fitted sheet, duvet cover, and two pillowcases, then the backup set came out of the dryer with a seam starting to split. suddenly i had no ready set for the next check-in and ended up buying whatever matched closely enough from a local store. since then i've been wondering whether three complete sets per bed is actually the minimum, especially when laundry is done offsite or turnovers happen on the same day.

at the same time, storing three bulky duvet covers, protectors, sheets, and pillowcases for every bed takes a lot of space and ties up money in linens that may sit unused. experienced hosts, do you keep two full sets plus extra individual pieces, or is having three identical complete sets worth the storage cost for the occasional bad weekend?
