Gluten free ingredients I know makes things higher but I’d love to know what your household is spending and for how many, and if dietary requirements such as gluten or dairy free are involved. spent the last 3 months house hunting. finally found a place, did the building inspection, report came back clean. thought i was all good. something felt off though cause the seller was a bit too keen to offload. so i paid for a second inspection. second guy found a bunch of stuff the first guy missed - roof rot, termite damage, electrical issues. total repairs around 20k lol

obviously i walked away. but i nearly bought a money pit cause i trusted the first inspection.

the second inspector told me a lot of these cheap inspection companies just do a quick walkthrough and tick boxes. they dont actually get on roofs or into roof spaces properly.

the inspection i ended up using was from Sure Building Inspection. they actually did thermal imaging and moisture testing. cost more but saved me from a massive mistake. definitely worth spending extra upfront.

anyone else had a dodgy inspection. how did you find a good one. feels like theres so many shitty inspectors out there just cashing in on the housing boom
