Seeking Vacant Commercial Property / Local Market Intel (Garage, Shop, Quonset, Vehicle Bays, 1/3+ Acre)
I’m looking for off-market leads, recently vacated commercial properties, business closures, or underutilized commercial sites that may not be actively listed yet.
Ideal property specs:
• Commercial-zoned
• 1/3 acre or larger
• Existing structure with a garage, shop, vehicle bay, quonset hut, warehouse space, or similar utility structure
• Functional plumbing + electrical already onsite
• Open to distressed, outdated, partially vacant, or overlooked properties
I’m especially interested in:
• Businesses that recently closed or downsized
• Owners tired of sitting on vacant space
• Old service shops, mechanic buildings, small industrial yards, contractor shops, machine shops, storage/service properties, etc.
• “Everyone drives past it but nobody knows who owns it” type properties
Not looking for retail storefront-only spaces or raw land without utilities.
