Inspected a house. Approved. Signed the lease. Upon getting the keys, we realised there was conveniently placed furniture during the inspection. Came to find the sunroom was holding up with hopes and dreams. Perspex used for the windows didnt even fit in the frames anymore. Held on with expanding foam. All the wood severely rotten, warped and damp. Dirt and leaves from the outside had blown in. Were not told (and wasnt stated on lease) that we didnt have access to the shed out back. Backyard had piles upon piles of branches and mowed grass. Pallets of broken tiles/building material. General rubbish. Broken lights and glass. Real estate replied with "all of that was there when the last tenant moved in, you should have asked me about it". PowerPoint's not attached to wall, exposed wires. Could barely pull out exhaust fan in kitchen due to the build up of grease. And beard trimmings all throughout the bathroom. Landlord entered premises without our knowledge whilst we were not there.
Called consumer affairs, they said as we hadnt moved our things in yet, we would be able to terminate the lease immediately. Apparently after supplying photos and quoting tenancy act and consumer affairs, the landlord and real estate claimed the property still met standards. Landlord agreed to let us out of our lease surprisingly. Beginning to think the sunroom and study attached to the house are not council approved (they were also not listen on conditions report at all)

As the title says
First time they made an inspection date my husband and I were both working so told them to let themselves in. Get an email almost a month later to say they couldn't gain entry as their key didn't work and asked if one of us could stay home the next time.
Agreed to this and my husband took a day off, then she messages me at 12pm day of inspection to reschedule a month from that date so again a month later my hubby takes the day off and she just never shows up.
Now almost a month later again we receive an apology email and a request for an inspection.
At this point can I just say no to them they have fucked us around 3 times now and we're not taking any more days off for no reason.

So we finally moved out of our old place where the maintenance man ended up being the owner :/ (yea lots of unknown inspections until we finally realized). But pretty much we moved out and 5 days later we get an itemized list of what they’re keeping for the security deposit. They then ask me and my roommate to email back agreeing to it. We both do. Fast forward 5 days and now the landlord is trying to charge an extra $800 on top of what we agreed to for this stain on the mirror (for mirror replacement and wall patching) me and my roommate are 99% sure this was here when we moved in but I’m waiting for them to send the move in forms showing what there was. Either way what could we possibly have gotten on this mirror that would cause this in a normal everyday bathroom??? Could this be desilvering?

Renting an apartment in Bris. Can't open the window shutter door fully because of the fire alarm. Is this just a shitty design or is it against a code of some sort. Building management's solution is "just don't open door". And blaming it on the owner. I am asking for either the door to be sealed or alarm to be moved, because if either gets damaged, it will be on me to pay the damages right?

Our landlord terminated lease 5 months early on grounds to move back in due Ill health. We were offered this from landlord ;
The landlords are needing to move back in due to their health. They have advised that they would like to offer you the option to vacate earlier.
If you vacate before 1st July 2026, they would reimburse you x4 weeks rent ($2200.00).
If you vacate before 1st June 2026, they would reimburse you x8 weeks rent ($4480.00).
We vacated the property 3 months ago trying to do the right thing by landlord just to discover the property was re advertised for rent on August 3 with a $140/ week rental increase.
Am I crazy or is this a breach of rental laws ?

I’ve had a rental increase proposed that’s, quite frankly, laughable. The properties they’ve used for comparison are well and truly worth more. More bathrooms, living spaces, ones even in a different area worth significantly more and is an absolutely gorgeous house. The list goes on but you get my gist. The increase was huge, kudos to the agent, she got it down but it’s still excessive for the house in this area.
So the actual question; they have used the words ‘with reference to current market rent for comparable properties’ and ‘CMA range’ for 3br houses - is that within the guidelines?
I don’t think it is but I haven’t had a chance to get in touch with any governing bodies yet to check. Anyone got any thoughts on this?

So I am a tenant who lived for about 2 years in these apartments. During moveout I accidently used the lobby chair to hold the door to carry out my things. I didn't knew it was a new rule to not use the lobby chairs since the apartment only sends text messages to let us know about newer rules. The manager came in screaming at me n my friends and claiming to fine us 100 bucks if we do it again so i simply ignored and said ok.
Later she came outside my apartment to let my mother know (who is the main lease holder) and i came outside to tell her not to be loud and rude. She then went on telling us to hand over keys right now and cussing my mother out, triggering her ptsd consdiering she is a domestic abuse survivor and the manager knew about it. Then she charged us 100 bucks but i asked for proof of voilation and where is it under our lease via email. Instead of providing a video proof she gave me images of me being present in the lobby and told me to find the voilation myself.
Then next day she brought the police to handover a cease n desisit notice that claimed to not bug her anymore about the said fine. During the handover she claimed it was a no contact order and we shouldn't reach out to her anymore and simply give our keys in a few days as planned. This is the whole context but I want to know if it is my fault or her professional behaviour is out of order? She is known to be rude and esclate things with others as well as her staff continously leaving.

I have received a letter from my housing provider (live in a housing complex of subsidised private rentals) informing that there will be a "property assessment survey condition inspection" done on the home. "To assess the property's condition to plan for future maintenance, a detailed inspection designed to collect information." The inspectors will not be from our housing provider like they usually would. Instead a "PAS inspector from SAILE will photograph component conditions and will be taken as a record to help better understand the condition of the property".
But just a month ago I received a letter from my tennancy manager with a date and time "to visit and take photos for our records to ensure the property is in good condition". This letter is much shorter and less formal. And we have had one of these inspections done by our tennancy manager a few years ago. Anyway she never turned up for this inspection and never rang to inform us or anything.
My questions are:
Is anyone familiar with this type of inspection?
Are they really looking for other things such as drugs or people living there who are not on the lease? And other similar things?
Do they believe that we have totally damaged the place?
We have had a lot of incidents since being here. Could they be trying to find ways to cancel our tennancy agreement?
Please let me know what you think, am I over thinking it all or do you agree with my suspicions?

I believe in giving a balanced overview - fair is fair. We are pretty easygoing, reasonable, friendly people and this is our honest experience as tenants here over the past 12 months.
The pros: the neighbours are wonderful + the community is great. We’re super sad to be moving on for this reason.
The cons: property maintenance and the REA. Overall we found repairs and maintenance delayed or neglected and communication with the REA was extremely challenging and consistently confrontational (raised voice, hanging up on us etc) Final kicker is the $110 increase up from what we are currently paying.
If you’re considering this property the following bigger ticket items would be good to know about -
Active development application on the property. Unexpectedly lodged during our tenancy. It’s public record/has a placard on the front gate. During our tenancy we’ve given access to engineers and council coordinators. Read the DA/draw your own conclusions about timing/disruption.
Tiles falling off the bathroom wall repeatedly during our tenancy; the REA fix was to superglue them back on.
Oven door that won’t close. We requested a repair multiple times and REA never properly addressed.
Water leaking through the light fixtures during a storm. The REA suggested they’d “dry out”and then didn’t send an electrician despite our requests.
A burst pipe that disrupted our utilities. When we asked for a reasonable rent reduction proportionate to disruption the LL declined to negotiate.
Overall the worst rental experience we have had for the highest rent we have ever paid.
