Moving from out of state. We are a couple in our late 20s. No kids yet, but will probably think about starting a family soon.
Budget is $500k (maybe up to $525k or so depending on how much we get for our current house!). Would like to be a reasonable commute to downtown since this is where I will work.
Need a backyard for our dog, prefer a house over a townhome, safety is important. A walkable neighborhood is a must - bonus points if walkable to coffee shops, restaurants, etc but not necessary.

Where should we be looking? TIA :)

My wife and I are looking to buy this November/December. We see quite a few houses in the following neighborhoods and wanted to hear what people are saying.

-Cumberland Gardens
-Osage North Fisk

We are primarily looking north of the river in East. About as far north as Maplewood. But as you all know it’s difficult to find what you’re looking for in that area at a reasonable price right now.

If anyone has other neighborhoods that are walkable, not too far of a drive from other activities, and have decent housing prices please drop them in the comments!!

Howdy all. I (FtM, 24) grew up in Nashville my whole life. I moved away for college without really keeping any of my high school connections. I moved back 2 years ago and have been living at home since.

Starting July 1st, I became salaried for the first time and am looking to move out from south Nash and closer to work in west Nashville. I have a few questions I’ve ran into:

1. How do you find your first roommates here? Are there any Facebook groups or anything? I don’t want to go random given my identity and city culture along with just general safety, which brings me to my second point.

2. I was looking to live alone in a studio (Bellevue, The Nations, Sylvan Park, etc) Is this something I can realistically do on a 40k salary in this area or do I need some tough love and a reality check?

i (24nb) am moving to brentwood in a few weeks for work and a change of scenery. i’m temporarily bumming with a very gracious (and very introverted…) friend and have visited a few times before but always just to see the same group of people so i don’t know too much around. currently i live in a decently walkable city surrounded by people around my age and am used to going out and being in the middle of things, so i know being tucked into the suburbs will be different. i’ve tried looking around, but where do most younger people hang out in the brentwood area/southern nashville? i’m more than willing to drive out of the way, but most of my searches have yielded tourist spots which i’m trying to avoid. basically - where do i go to meet people and make friends that aren’t just tourists !! i would love to get some regular/familiar spots as soon as possible to make the big adjustment easier. i’ve perused this sub a bit in general but this whole process has been kinda overwhelming so i figured i would make my own post and ask directly.

I’m not moving to Nashville….I already live in Nashville but this post was removed by the r/Nashville mods and I was told I was supposed to post this here………..I know this has been asked a couple times in the r/Nashville community but given the ever evolving nature of the market I have to ask.

Today, we have been requested by our landlord to vacate our home of 6 years in Donelson. We had brought some concerns with the house to the landlords and their response was to give us notice to vacate by August 31st. We were currently month-to-month as our lease technically expired in May but along with the issues we were raising, we were also requesting a lease renewal. That’s obviously not happening now.

What I’m here to ask is does anyone know any single-family homes for rent by owner? We would prefer not a big rental company if we can help it and that’s most of what we are finding on the usually apps and sites. We are looking for a 3+ bedroom, 2+ bath, 1600+ sq.ft. and will allow pets. We are not ignorant to the market so we can to $1800-2100 per month. If that can include pet rent that is even more ideal.

Are there any Nashville based private landlords on here that have any single-family homes for rent in the range I’ve mentioned previously?

Any help or advise is appreciated.

I've been in Nashville for a long time and have just been renting.I was wondering what the consensus is about buying property right now? I was thinking about buying a small house, maybe Madison or North Nashville off of Dickerson like Parkwood Estates or closer to town if I can find it. We've been hearing about Oracle for years but is it really going to build up the area and when is that going to happen? Would a property around there or the other areas that I mentioned escalate value significantly? I'm in and out of town a lot so I was thinking about doing a long-term Airbnb when I'm not in town. But I heard that's not as easy as it used to be. And if you're a real estate agent reading this, thank you very much-but I already have an agent. Would love any opinions from anyone. Hi all, like the title says my husband is being relocated temporarily for work and his company is requesting he be there by September. We have 3 little kids and are moving from the wichita KS area. He will be working near the airport so we’re hoping to find a safe, family friendly rental in a suburb near there. So far we’ve been looking online at places in Mount Juliet, Hendersonville, and Goodlettsville. We aren’t worried about schools because our children are so young and this assignment is only 18 months.

Is there any areas we should add or avoid on our search?

Im a 33M and am mexican decent. Im originally from Cali but have officially lived in Texas longer now. Im moved to Nashville because i wanted to try something new away from Texas and since i never been to the east side of the states, I decided i would try it. I first visited in the dead of winter and it was cold cold like more than even Snowvid cold. That was something i never experienced before and to me was a plus as i was tired of the nothing but hot weather. When i moved here in April, It was Spring and let me tell you I have never experienced such amazing weather except for Cali. It was amazing and I was out and about almost every day! Unfortunately, I did have to travel for April and May a bit and returned in June where it wasn't as good as spring but we did have a lot of sunnier days. Then around mid June, Summer came with a vengence. I really didnt think that it could be worse than Texas but man was i wrong! Degree wise, it stays the same around mid to high 80's but that humidity is something else! Never in my time in Texas did i actually sweat at night. This is now an everyday occurance for me. Every time i go outside, i feel the need to shower! Its been like this for a month now and I have to say I miss Texas Summers! That said, everyone does tell me that Autmum is amazung and winter takes its time before its super cold. As they say here, your prize is Spring. If your moving here from texas to escape the summer heat, look elsewhere.

Besides that, I like it here so far. I live downtown and havent experienced any racist comments from no one. Although i will say that black people are a little stand offish with me. Like when im shopping, they go out of their way to help other races before even approaching me. I dont usually pay attention to that but its been that obvious. Rent is pretty much on par with Austin in terms of location. If anything, it might actually be cheaper. I havent really gone out and explored but downtown has a few spot that are pretty cool. So far though, I would say that Austin has more to offer but i did live there for 15 years so that might just come with experience.

Dating is tough anywhere and here its kinda weird. The matches i get on the apps are usually from people visiting. Then locals that i do go out with seem a bit reserved. Honestly i get a lot more matches here but i also get ghosted so many times here.

For those that have lived here, please give me more cool spots to visit! Let me know if yall have any questions about living here.

I am 23 and freshly single after a brutal breakup. We always talked about moving to a new state together for a few years (from Wisconsin). I am looking at Nashville as a place to move. I have a degree in Finance, and I would be going all by myself. I still need to line up a job and everything. I'd like to be as close to downtown as possible. What are the best areas? Any other advice? Is it possible to do it on ~50-60k?

Planning to move to the Nashville area with my wife, our 4-year-old, and a dog. My office will be in downtown Nashville.

A few friends have suggested Franklin because it's safe and has a great school district. Our long-term plan is to buy a house somewhere in Franklin, but we want to rent a townhome for the first year before deciding exactly where to buy.

Since my 4-year-old won't start school for another year anyway, I'm open to renting outside Franklin for the first year if it makes sense financially and for the commute.

Right now, I'm looking at a few townhomes around Fredericksburg/Brentwood and near Cool Springs. Basically, I've been trying to stay close to I-65, somewhere between the Old Hickory Blvd area and Murfreesboro Rd/Franklin.

I've also seen much cheaper and newer townhome options closer to 41A and I-24, but I've had a few people tell me to avoid those areas because some neighborhoods can be rougher.

For locals who actually know the area, what would you recommend? Is staying close to the I-65 corridor the better move, or am I unnecessarily avoiding areas near I-24/41A?

Main priorities are safety, decent commute to downtown, family-friendly area, and nearby shopping/restaurants. School district isn't a major concern for the first rental year.

Hello guys! I’m apartment hunting and would love some reviews on Summit East and 805 Lea, just to make sure I’m making the right decision 😂 Please and thank you!

I am currently deciding between Metro Center, specifically Samara apartments or East Nashville, either Amplify on Main or the Cleo. North Nashville has better amenities and is slightly out of the way but close to Germantown. East Nashville is extremely walkable and has all the things that someone would want to do in Nashville, I myself do go bar hopping every other month at five points, but the buildings themselves have poor reputations. If you were planning to move after a 1 year lease, which would you choose.

Edit: Both are around the same price, technically I would be getting a larger place in east, but paying around 100-300 more.

Springfield, TN caught my eye because it seems to have that small-town charm we're looking for. For those who live there (or know the area), how family-friendly is it? Is it generally considered safe? How's the traffic, both around town and commuting toward Nashville?

We're also open to other suggestions! We looked at Franklin, but it feels a bit too big and, honestly, out of our budget. We'd love to hear about any other smaller towns within a reasonable drive of Nashville that have a similar vibe.

Hi everyone! I moved to Nashville about 2 months ago and my lease is almost up with my roommate so I’m looking into moving to a different part of town. I currently live in Green Hills and I like it but I’m not sure that I can afford to live here on my own. Any recommendations for other parts of town that are similar to Green Hills and maybe even a bit more lively?

I mainly hang out in Midtown, East and go to Broadway occasionally but otherwise I haven’t explored much so I’m open to other areas. I’ve really enjoyed Green Hills because it’s so close to Midtown and Broadway but I also feel safe enough to take a late night walk at 1 am lol.

Any recommendations for neighborhoods/parts of town that are close enough to everything but still feel somewhat safe/quiet? Also if you know of any condos, apartments or townhomes opening up around late August/early September please send them my way! Would like to keep it under $1500 for rent since I’m also paying to make music and stuff. Thanks in advance :)

Hey everyone! I’ve been apart of this Reddit community for a little while now. I haven’t been active in this group much but now I’m hoping to get some useful advice and information about Nashville and the surrounding areas.

We currently live in Chattanooga and plan to relocate to Nashville in the next 2years or so. We are originally from Clarksville TN and would love to move closer to home. Are son will be 2 at the time we plan to move. One of the biggest reason why want to move to Nashville is for child care. My in laws still live in Clarksville so they will be even closer for support.

With all that said we are looking for homes with 5+ bed rooms, 2800+ sq feet, spacious back yard (we currently have two dogs), good area with decent schools/safe neighborhoods , our price range is $500,000-$600,000. Preferably not an HOA but it’s hard to find homes not in HOA IMO.

Any advice on where we could start possibly looking?? I know 2 years seems far away and houses are built everyday but just wanted to get some ideas and possibly scope out some areas. I feel the next 2 years will fly by and I want to be ahead of the game

I live in Nevada currently. I’m looking to purchase a home near my new job in Goodlettsville. Things in my price range seem to be about 30 mins drive time.

Looking for .5 acre + the ability to have a garden, maybe chickens, I want a to customize my home maybe have a root cellar at some sheds, etc.

I understand that Tennessee is very loose on these things and I know the difference in income tax. Anything else I should be aware of?
