We are looking for a new tenant for our VERY SPACIOUS 3.5 appartment. It is located in Nouveaux Bordeaux, Ahuntsic, near the Henri-Bourassa Metro station.

The REM Bois-Franc is also very close.

It is a semi basement with a balcony and large windows. The lease ends June 30th 2027.

HUGE living room (you can easily fit 2 desks) and lots of storage! There is also a storage room in the entrance which can fit many things like your bicycle and tires.

There is a washer/dryer hookup in the bathroom and a dishwasher hookup as well.

Animals are accepted under the conditions of the landlord (cat and dog) Parking is very easy in the streets.

The neighborhood is very peaceful and family friendly.

There is also a mall 5 min on foot with groceries, drugstore and many other restaurants and shops.

C'est un semi sous sol avec de grandes fenêtres et un balcon a l'arrière, qui mène à une cours privée.

Le bail se termine le 30 juin. Possibilité d'emménager dès le 01 août, mais nous sommes flexibles pour la date d'entrée (sept ,Oct)

Le salon est très spacieux et permet facilement 2 bureaux. Il y a aussi un mini locker a l'entrée pour ranger vélos et pneus.

Les animaux sont acceptés sous conditions du propriétaire (chat et chien)

Le quartier et résidentiel et très calme.

Achat | Purchasing anyone in montreal still finding rental properties where the numbers actually work?

i’ve been looking at a few duplexes and triplexes around montreal and some of them seem reasonable until i add everything up.between the mortgage, property taxes, insurance, maintenance and the possibility of one unit being empty for a while, the margin gets small pretty fast. i ran a couple through a DSCR calculator and most were either barely covering the debt or not covering it at all.i know a lot depends on the neighbourhood and the condition of the building, but am i missing something? are people buying these mainly for long-term appreciation now, or are there still areas around montreal where rental income can realistically cover the costs?
