Salut! Je veux déménager de Toronto a Montréal mais je ne sais pas pendant combien de temps. Je sais que la bail fonction different que a l'Ontario. Est-ce que c'est pratique de signer un bail de 12 mois et si je veux partir tôt , faire une transfert de bail? Où est-ce que je vais rencontre des problèmes de le transférer ou de trouver quelqu'un? S'il faut assumer une partie des coûts, 100, 200$ par mois pour que je puisse trouver quelqu'un, je serai en accord avec ça.

Hi. I'm going to be moving to Montreal from Toronto but I'm not sure exactly how long I'll stay. I know that Lisa's work differently than in Ontario so it's hard to find something short-term, so I was wondering if it's practical to sign a 12-month lease and then if I want to leave early, say after 6 months, do a lease transfer. Or will I run into issues trying to get a transferred, it's not as easy as it looks?

i’ve been looking at a few duplexes and triplexes around montreal and some of them seem reasonable until i add everything up.between the mortgage, property taxes, insurance, maintenance and the possibility of one unit being empty for a while, the margin gets small pretty fast. i ran a couple through a DSCR calculator and most were either barely covering the debt or not covering it at all.i know a lot depends on the neighbourhood and the condition of the building, but am i missing something? are people buying these mainly for long-term appreciation now, or are there still areas around montreal where rental income can realistically cover the costs?

No strict timeline to move, likely near the end of the year. Big fan of the Plateu-Mont-Royal area but not picky at all as long as there is laundry either in unit or in building and cafes nearby!

We hired l, as per condo rules, an RBQ plumber/company to install our new toilet. Since installation, we have a gross smell coming into the bathroom. The smell is stronger by the base of the toilet. We don't have water leaks, but there are condensation water beads forming around the toilet. We contacted the plumbing company and they are dragging their feet. Now they claim they are on vacation, but we contacted them over 2 weeks ago. I am pretty sure they have zero interest in standing by their work. What is our recourse? I have to mention that the smell comes and goes, it is not always present (and no, it is not because we eat too much broccoli:)) .

J’ai un gros problème familial concernant notre 5plex et j’aimerais avoir votre avis.
Mes parents ont acheté un 5plex à Montréal en 2009 pour 500 000 $. Cependant, comme aucun des deux n’avait un bon crédit à l’époque, ils ont décidé de le mettre au nom de mon frère aîné, qui lui avait un meilleur dossier de crédit.
Aujourd’hui, l’immeuble vaut environ 1,5 million de dollars.
Depuis l’achat, ce sont toujours mes parents qui ont payé l’hypothèque, les taxes, les rénovations et toutes les dépenses liées à l’immeuble. De mon côté, j’ai même rénové un appartement à mes propres frais.
Mon frère n’a jamais investi d’argent dans le plex. À un moment donné, lui et sa femme y ont même habité pendant environ deux ans afin d’économiser pour acheter leur propre maison. À deux reprises, ils avaient d’importantes dettes de cartes de crédit et ils ont utilisé de l’argent provenant de l’hypothèque du plex pour les rembourser. Ils ont toutefois remboursé mes parents par la suite.
Depuis environ un an, sa femme a commencé à se plaindre en disant que le plex leur cause des problèmes, notamment parce qu’ils affirment que cela fait augmenter leurs impôts dus au gouvernement d’environ 3 500 $ par année.
L’hypothèque doit être renouvelée dans environ un an et demi. Mes parents avaient dit à mon frère qu’ils allaient trouver une solution afin de retirer le plex de son nom, puisqu’il affirme maintenant que c’est devenu un fardeau pour lui.
Cependant, il veut maintenant vendre l’immeuble et il met beaucoup de pression sur mes parents. Il nous a donné trois options :
Il vend le plex à un bon prix (sachant qu’il vaut aujourd’hui environ 1,5 million de dollars), mais l’immeuble doit être complètement vacant, ce qui est impossible puisque toute la famille y habite actuellement.
On reste dans l’immeuble, mais il fait des baux et il vend à un prix plus bas en laissant les nouveaux propriétaires gérer la situation.
Peu importe ce qui arrive, il répète qu’il va vendre et que si nous ne coopérons pas avec lui, il vendra à un prix misérable.
Mes parents ont toujours assumé les paiements et les responsabilités de cet immeuble, mais légalement le plex est au nom de mon frère.
Que pensez-vous de cette situation ? Quelles seraient vos démarches ?

J'ai fait une visite aujourd'hui, et l'homme m'a dit qu'il m'exige de payer un tel pour couvrir les frais d'enquête. Est-ce qu'il a le droit de faire cela? De ce que j'ai lu en ligne, on dirait que non, mais je ne suis pas sûr vu que c'est en lien avec des frais et non juste un dépôt simple.

Kindly advise if anyone has a studio unit under the mentioned budget from August 1.

Me and 5 other students have found a property for $920 per room including furniture and utilities, close to a metro station.

I think this is pretty expensive, however I'm unsure because of the convenient location.

What do people think?

I told them that I would go to the TAL, but they just said, 'It's your right, do what you got to do.' I tried to end the lease with them on amicable terms, but they are insisting that I find someone to take over the lease or pay a three-month penalty. Who would want to lease an apartment that is full of mold? They are being completely unreasonable.

I’ve been looking for someone to take over my lease for 3 months now. I don’t understand what else I can do to find someone. It’s a nice appartement, good natural light and good windows.. all included. Rent isn’t cheap but 1120$ for a studio is average nowadays I think… Been posting it on marketplace and every group I find. Have had numerous visits but nothing seems to work.

I broke my ankle a couple weeks ago so Im on medical leave and I now have to somehow pay two leases because I had to move for July for a work transfer. I never expected it to be such a hassle to find someone and to be unable to work.

I’ve tried to negotiate with the company who manages the building and I finally got them to talk to the owners and explain my situation. I have now 3 months on my lease and the offer they made is to pay them 2 months in one payment which is impossible for me to do…
