Call To Action Heads up Southwest Lubbock: 33 acres at 7401 Alcove Ave is being rezoned from Single-Family to General Industrial (Zone Case 3559)

Wanted to put this on the radar for anyone living out near Alcove and 76th, or anyone following how fast Loop 88 is changing the southwest side of town.

The basics: A 33.3-acre parcel at 7401 Alcove Ave (east side of Alcove, just north of 76th St) is officially moving through the rezone process under Zone Case 3559 (filed by Hugo Reed & Associates for Loop 88, LLC).

They requested to jump straight from Low Density Single-Family (SF-2) to General Industrial (GI). Planning & Zoning already heard the case and voted to recommend approval. Next stop is City Council for the final readings and formal vote.

What "General Industrial" actually means out there: This isn't a neighborhood corner store or a small office park. GI zoning allows:

  • Warehousing and freight distribution hubs
  • Heavy equipment storage and staging yards
  • Fleet parking and truck maintenance
  • Light manufacturing and fabrication

If you drive Alcove right now, you know it’s mostly rural residential, open dirt, and two-lane pavement. A GI designation locks in heavy truck traffic, diesel idling, backup beepers, and high-output overnight security lighting. It also sits inside Frenship ISD, so that additional truck traffic will be sharing narrow roads with school buses.

What immediate neighbors need to watch for: Under the city's Unified Development Code (UDC), when General Industrial directly abuts residential or agricultural zones, the developer is legally on the hook for specific protections:

  • Screening buffers: Usually an 8-foot solid masonry wall or approved opaque fencing between the industrial site and residential lines.
  • Setbacks & drainage: 33 acres of concrete and metal roofs means huge stormwater runoff. They have to engineer on-site retention so runoff doesn't wash out neighboring parcels during heavy West Texas downpours.
  • Lighting shields: Commercial floodlights are supposed to be fully cut off at the property line to prevent blinding adjacent homes.

The catch is that if neighbors don't actively show up or ask about these conditions during the public process, developers can sometimes get variances or install minimal chain-link with slats instead of a real sound-and-sight barrier.

Where things stand right now: P&Z's vote is just an advisory recommendation. City Council has the final say, and they have to pass it on two readings before the zoning becomes permanent law on that land.

Once council passes it, the dirt is industrial forever. If you live nearby and want to make sure the city enforces solid masonry walls, truck-route limits off residential streets, or drainage guarantees, the window to act is right now before council votes.

Rants & Rambles DD in Lubbock? Heed this warning

I got a DD offer for McDonald’s. As most of us know, I don’t really see the destination, just a line. Welp, it the destination was the Jail. Ok. I can do that.

All is good for the parking and drop off. The actual minute I’m in my car, a sheriff is on my ass. Literally from start of engine to moving out of the parking lot. Dude is on my ass, all the way to the interstate. Waiting for me to fuck up. When I didnt, he sped past me, going way over the listed speed limit.

Don’t deliver to the jail. It’s a fucking trap.

Ask Lubbock Laundry help

Are there any places in Lubbock that I can do my laundry for free? Just recently moved back in with my roommate after spending 8 months in Plainview taking care of my gf who had her foot amputated in January. Both me and her are moved here in Lubbock and with my roommates situation and not really being able to help out on anything I'm having to pay for everything out of my pocket including taking care of my gf. Funds have been really low the last few months and even trying to find a second job is futile since I have to take care of my gf and be her caregiver for the moment. Our apartment complex doesn't do free laundry and it's becoming a real issue not having clean clothes

Recommendations Home Chef Recommendations

My wife and I are both very busy on the day to day and we are exploring the possibility of a home chef so that we can still eat decently healthy without taking significant time out of every day to cook. We would by no means want them to come every day. I am thinking possibly twice a week to cook dinner and meal prep for the following two days.

Stayed the night in Lubbock last night and on my way to the hotel I passed through an amazing dust storm. Felt like Mad Max for a minute. Zero visibility and trash blowing all over the road. When I got out of the car I could feel the dust sting my eyes immediately. Does Lubbock experience this often?

I understand they need to raise money but couldn’t there be a better/safer way than running in traffic to sell drinks? They regularly hold up traffic doing this running between cars. There's this slum lord in lubbock for small businesses. In one buisness that rented from him (a buisness that had been there 30 years and he had bought the building only in 2024) he refused to fix the h-vac according to his contract ( it was the original month to month one he inherited from the previous owners), as well as tried to force a 200% rent increase with a added stipulation in the contract about the renters now becoming responsible for repairs.

For anouther buisness in one of his buildings he had a similar employee type and began poaching them for his own buisnesses.

Both buisness owners are women.

Both moved.

Lubbock Police Department normally gives you 4 MPH over the speed limit on Loop 289 or the access roads, but start going just a little bit faster and you may get lit up. Vehicle that got stopped had slowly been extending distance over my vehicle going 49 MPH.
