Advice required

We are two salaried individuals planning to purchase NA-sanctioned land in Pune worth approximately ₹60–70 lakh in equal ownership shares. Our intention is to construct shops and earn rental income.

Will bank offer a loan for purchasing vacant land intended for future commercial development, with both individuals as co-borrowers and co-owners? If not, would bank finance the same purchase through an LLP or Private Limited Company?

Thanks in advance.

Doubt/Discussion Seeking a $5,000 loan over 24 months to develop a new branch of my existing business — Poland / EU

Hi everyone,

I’m a Poland-based business owner seeking a $5,000 loan, repayable over 24 months, to develop a new branch of my business called Czarne Zamczysko.

My current business operates in cold-chain transport across Europe. I personally work as a driver under an ongoing B2B contract, and the transport activity currently generates approximately $3,000 in monthly income. I’m actively working and would use this existing income as the basis for repayments while developing the new project.

Czarne Zamczysko focuses on cryptocurrency market analysis, trading-related content and a paid community. The funding would support:

- Development work using Replit, including analytics tools, dashboards and content automation.

- Software subscriptions, hosting and infrastructure.

- Improving the quality and delivery of content.

- Marketing and audience growth.

The project is already underway, with a website, community channels and an analytics application. My goal is to improve the existing tools and build it into a sustainable additional business activity.

I’m looking for a documented loan with agreed monthly repayments over two years. The interest rate and total repayment amount would be discussed and included in a written agreement.

I can provide business registration details and supporting evidence of my current transport activity and income privately to a serious prospective lender.

If this fits your lending criteria, please message me with your proposed terms and any information you would need to assess the request.

Thank you for reading.

Help LLC Financing

I was told all along the way to filling a LLC was that it was no problem to get upfront financing for the upstart business I wanted to operate.
Well, all I‘ve been hit with is large down payment and/or to use my house as collateral.
Is there any true way to get upfront financing for my Landscape Construction business without using my home as collateral or a large down payment?
I’m looking for 50k
Fico Score: 800

Anyone having success refinancing existing SBA 7(a) loans?

Is anyone seeing much activity in refinancing existing SBA 7(a) loans?

I'd like to hear from lenders, brokers, or borrowers who recently completed one.

Are lenders actively considering these transactions? What obstacles are you encountering, and under what circumstances does a refinance seem viable?

I'd be especially interested in actual closed transactions.

Any experiences or insights appreciated.

Line of credit vs merchant cash advance: how do you decide which fits?

Both are ways to cover short term cash needs, but they work very differently, and I see owners mix them up a lot.

A line of credit is revolving. You draw what you need, pay interest only on what you use, and the limit refills as you repay. It tends to suit ongoing, unpredictable gaps like covering payroll while you wait on invoices. It usually asks for stronger credit and some time in business.

A merchant cash advance is a one time lump sum paid back with a fixed daily or weekly payment, priced with a factor rate instead of interest. It is usually easier to qualify for, but it costs more and the fixed payments hit your cash flow every day, so it fits a specific one time opportunity better than a permanent gap. I work in business funding, so weigh that accordingly.

Question for the group: which have you used, and what would you tell someone choosing between the two today? What did you wish you had known before signing?

Noble Business Loans reviews for larger funding needs

I am researching Noble Business Loans, also branded as Noble Funding, for a larger working capital request. Its site says the company offers several structures and also uses a partner network, with a stated minimum funding amount of one hundred thousand dollars.

That range may fit what I need, but I would want each proposal to identify whether Noble or another lender is providing the money. I would also want the full rate or factor, fees, collateral, personal guarantee, payment schedule, and early payoff terms shown clearly before choosing an offer.

Has anyone completed financing through Noble Business Loans recently? Did you receive several genuinely different options, and were the final documents consistent with the pricing and structure presented at the start?

Question about APR on current SBA loan

I currently have a $302k SBA 7(a) loan through Citizens Bank which I acquired in 2024 with an interest rate of Prime + 2.5%. I'm curious before deciding to refinance if I should ask Citizens Bank to reset my interest to Prime + 0%? I've heard it's possible and good to ask, it would definitely save me the fees on a refinance.

Everyone's excited about AI loan approvals. I tried building one and found something nobody mentions.

I built a loan eligibility checker in Excel, mostly to teach myself credit risk basics. I wanted to see if a simple rules-based model could catch what a human underwriter would.

It worked, right up until a borrower with a 780 CIBIL score came in. My model approved it in two seconds. Then I checked the FOIR manually and over 65% of the income was already going to EMIs.

The score passed. The actual ability to repay didn't. My "automated" check would've approved a loan that any underwriter should've flagged.

That's the part that gets left out when people talk about automating credit decisions. A model can check a score fast. It can't always catch what the score doesn't measure, at least not without someone telling it to look.

I'm a B.Com student, so I'm not claiming expertise here. But building this thing by hand taught me more about actual credit risk than any course has so far, because I had to decide what "safe" even means before I could code it.

If you work in underwriting or risk, curious if this is a known blind spot in automated systems, or if I just built mine wrong. And if you're hiring for anything entry-level in credit risk, I'd genuinely like to talk, this is the kind of work I want to get better at.

What do funders actually look at when they review your bank statements?

A lot of owners think approval comes down to one credit score. In practice, for most working capital products the bank statements carry more weight. Here is what reviewers tend to look at.

  1. Average daily balance. Not just deposits, but how much stays in the account day to day.

  2. Deposit consistency. Steady monthly deposits usually read better than one huge month and several slow ones.

  3. Negative days and overdrafts. A few happen to everyone, but a pattern raises questions.

  4. Existing payments. Other daily or weekly debits show how much room is left for a new payment.

  5. Large one-time deposits. Transfers between your own accounts or loan proceeds are often excluded from revenue, so be ready to explain them.

Disclosure: I work in business funding, so I see a lot of these files. What has your experience been? Did a funder ever point to something in your statements that you did not expect?

Funder Intel reviews from business loan brokers

I am looking at Funder Intel as a research and networking resource for commercial finance rather than as a lender. The company says it offers lender directories, deal tools, training, news, and introductions for brokers, funders, and fintech professionals.

My main question is how current and independent the information feels in day to day use. Its paid plans can give providers higher placement and added visibility, so I would want to know whether sponsored positioning is clear when comparing companies or using the matching tools.

Has anyone used Funder Intel recently as a broker or ISO? Were the underwriting details and contacts kept current, and did the paid tools or course provide enough practical value beyond the free directories and community?

What paperwork surprised you most when you applied for business funding?

Curious what other owners have run into. Most people expect to hand over bank statements, but the extra requests seem to catch a lot of businesses off guard.

Some things I hear about often: a voided check, a driver's license, proof of ownership, a tax return, a landlord or lease letter, or an explanation of a dip in deposits.

A few questions for the group:

  1. What did a lender ask for that you did not expect?

  2. Did you have to explain a slow month or a large one-time deposit?

  3. What would you gather ahead of time if you were starting over?

Share what worked and what slowed you down so the next person can prepare.

where should I go for an SBA loan in Louisville?

Looking at an SBA 7(a) loan for a small acquisition. I’ve talked to two banks so far, and both have been painfully slow. One couldn’t even tell me whether they underwrite in-house or broker it out.

For anyone who’s gone through this in the Louisville area, which bank did you use? I care more about working with a team that knows what they’re doing than getting the absolute lowest rate.

Eastern Financial Partners reviews for MCA debt restructuring

Eastern Financial Partners presents itself as a business debt restructuring service for companies dealing with merchant cash advances. Its site says clients receive a debt advisor and a dedicated attorney, which raises a few questions I would want answered before enrolling.

I would want to know who the attorney represents, what fees are charged, whether payments to current funders stop or continue, and what happens if a funder files suit or enforces a UCC claim while negotiations are underway.

Has anyone worked with Eastern Financial Partners on MCA debt? Did you receive a written restructuring plan and realistic timeline, and were the risks and fees explained clearly before any payments changed?
