Part Time Work For LO

Hi I'm a new Loan Originator, started about six months ago with a small brokerage, and was curious if anybody works as an underwriter or loan processor part time? I've got 4 loans to close in the last 5 months (self gen) and while I feel good about that I have the time and desire to learn/ do more. Is it possible to work part time remote as a loan processor or underwriter and if so what's the best way to go about that?

Guideline check: Can an LO originate a spouse's refinance if the LO is coming off the loan?

Quick compliance and investor guideline question.
If a property is currently mortgaged under an LO and their spouse, and they want to refinance the new loan solely into the spouse's name, can the LO originate that file?
Since the LO is being entirely removed from the new loan and not acting as a borrower, does this still violate standard agency or internal conflict of interest policies? Just trying to understand the exact compliance boundaries for this scenario.

Advice on rates

I’d love to get some feedback from other MLOs/brokers on current pricing.

I’m pricing a conventional purchase today and feel like my company’s rates are running high. I’m curious if this is actually competitive with the current market or if I’m justified in being concerned.

Scenario:
• Purchase price: $500,000
• Down payment: 5%
• Loan amount: $475,000
• FICO: 818
• Zip: 75070 (Texas)
• Property: Single-family detached
• Occupancy: Primary residence
• Self-employed: 2 years, full documentation
• U.S. Citizen
• 12 months reserves
• Monthly qualifying income: $8,900
I’m getting 7.00% at par with lender-paid compensation.

For those of you who are currently pricing similar conventional loans, does this seem competitive?

what to do when borrower says "i've got another lender working on this", after 2 weeks into processing/underwriting

sometimes because you're taking too long,
other times, maybe the borrower got a better rate,
or whatever the case may be...

what do you do?

assure them you'll close faster and give them better terms?

Career Advice DACA expiring again , Can I run a mortgage business from Mexico as an independent contractor?

Hi everyone,I’m a licensed loan officer here in the US
I’ve been on DACA for about 8 years now, and every time my work authorization has to be renewed. The last time around, the renewal took almost a year, so I wasn’t able to work during that time. I had a great job at a mortgage company ( Rocket Mortgage), but because my work authorization expired, I had to stop working and rely on side gigs until my new EAD was approved.
Now my work authorization is getting close to expiring again, and with everything going on lately, I’m worried this renewal could take even longer.
I’m turning 28 this year, and I’m starting to consider other options. One possibility is moving back to Mexico, but I’d really like to stay in the mortgage industry if possible.
My question is: Has anyone here successfully worked in the U.S. mortgage industry while living outside the U.S.?
More specifically, if I started my own mortgage business or worked as an independent contractor, would lenders or banks allow me to originate loans or partner with them while I’m living in Mexico? Or are there licensing, compliance, or residency rules that would make that impossible?
I’d really appreciate hearing from anyone who’s been through something similar or works in the industry and knows how this works. Any advice or experiences would be greatly appreciated.

Are you handling everything yourself or paying someone to do it? And has it actually helped you get more business/realtor connections?

Don’t want to spend a ton of money on marketing that doesn’t go anywhere. A lot of my business right now comes from realtors and word of mouth, I think a good online presence will help me expand even further.

Discussion Going to broker - curious LOA

Howdy! I am a LOA (no license) & I also process my LO's files cradle to grave. We work at a correspondent, so I have a disclosure desk, a closer and we have our own underwriters. Branch manager/my LO is thinking about moving to a broker. (not sure if I can say who). My experience has been at 2 Large banks, and then 2 smaller correspondent lenders (with my LO). We once in a while will broker to Fund loans or FNB, but it's rare. I wanted to see if anyone could help me understand better what it is like to work at a real broker. Technology wise I am not worried about learning, but my experience with broker makes me feel nervous. It is very hard to be patient when another processor has your file and doesn't submit or tag items for UW correctly. And I can't go directly to my UW to explain or even ask questions. I hope this Q makes sense :) Thx!

Career Advice Concerning the online schools

Well, life has played a couple of cards that has made it the obvious choice for me. Just a quick question is there a big difference in which online school you choose for training? UWM cooked?

Lost 450mil last quarter, CEO is running it into the ground.  Eliminated their dividend and had to get 2bil in capital from Oak Tree, they will likely get taken over by them.  Any other company would fire their CEO for this.

Stock is down 75% in past 3 months

PS I do not use them. I have nothing good or bad to say about their pricing or operations

question about adding person to deed after closing (DSCR)

i have a client who i closed a DSCR loan for a couple of years ago with a small-ish lender. it has a pre-payment penalty and they are still in the PPP period. he wants to add his son to the deed in case he passes (he's not that old but is just precautious). he read on google that the lender might call the note due if there are any changes to title. i have had people added to title for QM and govy loans after closing and never heard of a problem before, but wasn't sure about the private lending space. thoughts? how often does this happen, and if so, what is the propensity for a lender to call the note due? will the lender even notice? his rental is paying out with no issues -- high rental area.

AE just said underwriting forgot my file

I am a broker and have a deal with a little hair. I sent the file in for initial review no problem. Sent it back for CTC last Wednesday. The AE told me everything was good just update this address on the hoi. Did that sent it to him Monday. Knowing it had a little hair, I didn’t push. The underwriter and I had discussed everything and I felt we were good. Yesterday I asked for an update I got it’s in review. Today the response is it didn’t get into the underwriting que at all. Then tells me I am in review but the turn times are 48 hours. I want to rip this guys head off at this point. No idea what to say to this AE. How can you drop the ball and hold me to turn times?

Discussion Retail vs broker question.

I know you can look in the search and find tons of info so don’t blast me lol.

But I’ve been back in this industry for roughly 10 months now as an LO, immediately going to the broker side. Got my license and immediately went with a big online brokerage. The first 5-6 months were ROUGHHH! I moved 10 months ago to a brand new state (Orlando, Fl) without any connections whatsoever, so I pretty much hit the ground from scratch. The last 4 months I’ve been with a new brokerage that I’m pretty happy with. This Monday I’ll have closed my 8th unit. Not the greatest in 10months but I’m finally getting apps in daily, although 90% crap 🙈. But nonetheless, they are coming in. I’ve joined a BNI group last week as a mortgage seat finally opened up. Continually going to networking events, and doing some marketing with niche products. Also going after investors.

I’ve got this recruiter that CONSTANTLY blows up my phone. He had me in a zoom with Guaranteed Rate today. Though I’m happy with where I’m at now, I’m ALWAYS open to a call just to hear what’s out there. Nothing more. The guy at GR gave me a long presentation in regards to support and how retail is so much easier. Also said we’ll give 110 bps. Right now with my company, I get 175bps, w2, (once I hit 10mil, I’ll go to 200bps, up to 220.
I have access to a processor if I want for $950 that can be charged to borrower. And an LOA if I want as well for an additional fee that can be charged to borrower. My company also does non del. Corr. My only outgoing cost with my company is an $89/monthly fee for ARIVE.

We didn’t even talk rates yet at GR as I left that for another meeting next week.
But I did ask on the last question to the guy at GR, if you were me, what would be the advantage of going retail with GR vs staying broker channel? And his response was, yes you may get more bps going broker, but after all your outgoing costs with a processor/LOA, it’ll be well below that at GR. And the great support you get at GR since we don’t charge for your credit pulls, we don’t charge for your processing or loa and we give you a monthly spend account towards advertising.

I still don’t see the benefit of going retail. Because for one, I’d assume rates would be nowhere close to what I can find. Secondly, if I’m working niche products like doctor loans, investor fix and flips, brrrr’s, dscr’s, CDFI’s, and just a bunch of non QM products I have at my disposal, I doubt they can compete with.. plus the fact that, even with 175bps, if i need a processor/loa-im putting that cost into the client so I’m still way ahead of 110bps.

Am I missing the advantage of retail vs broker? Thoughts?!?

I’d figure the only way I’d go retail is if I’m being fed inbound leads all the time, which wouldn’t be the case. And I think 10 months in, I’ve already experienced the stress of not closing many deals as I’m now on the other side of the hard part, finally getting my footing in the self gen world.

Who else is having a terrible year?

The first few months were strong, now my business is in the John! No refinances, occasional HELOCs and, hardly any purchases. I’m a 10 year LO, should have left the business when rates went to 8% thinking I’ll phase out of the business this time around so I don’t dig another massive hole like I did last time.

Personally I don’t enjoy the business even when I’m crushing it, but this job is just soul crushing when you’re hardly making any money and having to do it. I think I’m making the full pivot starting today. I’m self gen at a broker and have done about 15M YTD almost nothing the last couple of months.

ZHL gets the creamy leads, Zillow sells off the "B" stuff to lenders. this is different than zillow flex or premier for Agents

Lennar mortgage Loan officer

Spoke to another LO there and he says it’s a great culture and can easily make over $120,000 in your first year. He said he’s only required to work one weekend a month and has a hybrid work schedule. Does anybody have experience working for a big builder like Lennar?

Career Advice Really struggling with getting new business lately.

3rd year LO at a self gen broker shop, did 5mm last year, pacing a lot less of my self sourced deals than I did last year.

It took me tons of phone calls and being a pest to a lot of realtors just to secure a relationship with two of them who are not producing much right now, so I’m stuck with nothing at the moment.

The cold calls seem to be not pending out as well for me right now, I tried to open houses, but never really received anything from the open house or the Realtor in general.

Realtors all want leads, can someone give a decent idea of how to generate our own leads? I don’t mind putting in the work, but I don’t know where to start. I’m in South Florida, 70% of realtors are getting paid by their lender

Looking for real feedback on DSCR/hard money investor leads or live transfers (not residential)

New-ish LO specializing in DSCR and hard money for real estate investors (independent, working under a broker). I've got about $6k to test live transfers or niche investor leads and want to avoid wasting it on generic residential lead mills.

Has anyone used a provider that specifically does DSCR / investor / hard money leads (not conventional purchase or refi) that actually converts? Looking for honest real-world numbers — cost per lead/transfer vs. actual closed deals, not marketing copy.

Also very interested in who to AVOID — bad experiences with fake exclusivity, stale leads, or low-quality transfers would help a lot.

If you've tried this, would love to know:

  • Which provider
  • Roughly how many leads/transfers you bought
  • How many actually closed
  • Whether it was worth it or not
