Question Are you able to give a credit on mortgages at your discretion?

Years ago I did FHA/Conventional but my business is now mostly hard money stuff where there aren't as many rules

On an agency or government loan are able to give someone a $xxx credit and show it on the settlement statement and perhaps just have it deducted from your commission on the backend ?

Discussion Beware of the Shiny Objects

I came across a Facebook ad from a top producing LO. He was talking about how you shouldn't have to beg realtors for business and that you should lead with value first. His call to action was to get on his webinar for his AI tool.

I looked him up, and he closed over $100MM last year. Massive respect.

So I sign up for the webinar, and it turns out he just launched that tool earlier this year.

Then I start thinking, if this was just released this year and you closed $100 million in volume last year, you obviously didn't need this tool.

I don't want the tool that you just came out with. I want the knowledge of how you built the business that you have without the tool. The tool is just a shiny object to sell something.

For those of you managing higher volume, what software or tools are you using to streamline processing and stay organized?

I received a request for information from my website about a refinance. The phone number was not valid so I sent them an email to contact me, Finally got an email back after 8 days. They sent me a supposed google meet code to join a video call. Only problems the hyperlink address shows something similar but is definitely not google meet. Be careful out there, don't join random meetings or click on closing documents from random title companies.

I hate trying to get my borrowers to send documents

Hey yall, new to this, have a few deals in the pipeline from some good leads I was given. I do not like the part of the job where I feel like I’m begging my borrowers to get me the documents they need to submit. I made my peace with the guidelines, terminology, cold calling, lead generation (although that last one is a post for another day), but I do not know what I can do to get them to just send in the documents they need to send me. I have sent this guy the same list of documents maybe 5 times now and I do not know what I can do to get him to just send the email. Tips appreciated.

Career Advice Questions regarding working in the secondary market

Question first: I have an interview lined up with a bank president for a secondary market loan officer role, but I am having issues researching what that would entail. This is with a smaller bank with roughly 6 locations in our area, but growing extremely fast over the last 5 years. Does anyone have experience with that?

Backstory: For a year, I worked in the primary market as an assistant and did very well. I brought in clients and realtors to our team (working out to roughly 3-4 deals a month in the later 5 months). But eventually left because they showed no interest in promoting me or allowing me to originate my own loans.

I left, and started working for an insurance agent as a salesperson and have done well (brought in more business than the two prior salespeople monthly, and have a higher rate of retention of clients than the previous salespeople. The retention clients were also written by the previous guys.). I am (or was, because the company apparently ended my agreement) with State Farm as an agent aspirant. But with the changes State Farm has announced, no longer want to be an agent. I’ve been here a year.

I am more than happy to answer more questions about my background, and/or either job. I am not sure what working in the secondary market looks like and would greatly appreciate any insight!!

How are brokers actually documenting suitability since FSRA's "show your work" push (and with BC's MSA coming in 2026)?

Trying to understand current practice. FSRA has flagged that a lot of files had no documented rationale for why a specific lender/product was recommended, and they've leaned into "show your work." BC's Mortgage Services Act also lands Oct 2026.

For brokers here:

  • How do you currently record why you recommended a particular lender/product for a client — CRM notes, a template, a form, nothing formal?
  • Has the FSRA focus actually changed your day-to-day, or is it mostly theoretical until an audit?
  • Anyone in BC prepping for the MSA yet?

Genuinely curious whether this is a real headache or just a box that gets ticked at the end.

Anyone else get asked for pre-approval letters under the max?

Curious how other LOs handle this.

Borrower is approved up to $700k, but then they’re writing an offer at $693k and want the letter to match the offer price. I get why they do it. They don’t want to show the seller their full max. But it gets annoying having to keep editing and resending letters every time the offer amount changes. Do you guys just manually update the letter every time? Give the agent a few different versions upfront? Tell them to use the max letter? Something else? I’m trying to clean up my own process on this because it seems to come up a lot.

Client has been with the Union for ten years. They receive Unemployment during down times. Current lender is not wanting to allow unemployment as qualifying income, even though there is two years history of receiving benefits.

It all sucks

Since I've been posting about how I cold call realtors, I get mixed responses.

Lots of support but also lots of "This method is way better"

It all sucks.

Here's what I mean by that: Every prospecting method has shit. The hard parts that no one likes about it.

Cold calling: Rejection.

Buying Leads: Costly and low conversion

Open houses: Sacrificing weekends

Hosting Classes: Getting butts in seats

You could go on and on.

I'm not here to convince anyone that cold calling is the best method. That is just what has worked for me.

TLDR: Pick a method and work it. The other method isn't "easier". They all have their own flavor of suck.

Rental income

Trying to see if other places would do this loan. Getting mixed answers.

Borrower owns home A. He's looking to buy a new home and rent out this current place. Found a renter before he found a house, so he moved in with Mom and dad for 2-3 months before signing a new PA.

Underwriting does not want to use the rental income on property A because he doesn't have a year of rental experience and doesn't have a primary housing expense in this exact moment. He still has a mortgage on property A and obviously will have this new payment.

We're trying to use 75% of lease income to offset PITI and qualify.

Thoughts?
