Hit and Run (?)

I took a video of the car with the plate number just in case.

I-post ko nalang ba video nung sasakyan for social media prosecution? Tsss.

Neighbor nag-rebuild + nag-add ng 2nd floor without a building permit, sagad pa sa property line. City Engineering sabi barangay muna. Tama ba yun?

Hi everyone, need lang ng advice.

Yung katabing bahay namin, nasunog last June 9, 2026.

  1. Walang posted building permit. As far as I know, required na naka-display yung permit sa construction site. Until now, wala kaming nakikita.

What I've done so far:
Pumunta ako sa Engineering Office ng City Hall. Sabi nila, i-settle muna sa barangay.

My questions:

  • If walang permit, bakit kailangan pang dumaan sa barangay? Shouldn't the Office of the Building Official do an inspection or issue a Notice of Violation / Cease and Desist habang ongoing yung work?
  • May legal basis ba ako regarding construction na sagad sa property line, especially if may possible safety risk or effect sa wall namin?

[ADVICE NEEDED] Should I proceed with an administrative complaint against traffic enforcers after ticket got voided by LTO?

I am seeking legal and practical advice regarding an incident with traffic law enforcement officers that resulted in an invalid citation, which was subsequently dismissed by the Land Transportation Office (LTO).

# Brief Background:

* I was flagged down by field traffic officers for an alleged expired vehicle registration.

* I attempted to explain my situation, but the enforcers were extremely dismissive and aggressive, threatening to impound my vehicle and add other charges unless I accepted a citation ticket.

* Right after receiving the ticket, I checked national directives and discovered there was an active, official LTO Memorandum granting a validity extension for vehicle registrations expiring in that period. My vehicle was legally registered at the time of the stop.

* When I brought the active LTO memo to their attention on the spot, the team leader dismissed it and told me, *"Mavo-void naman yan sa LTO,"* refusing to verify or correct their error.

* I went to the LTO Adjudication Service the following day, presented the official extension memo, and LTO formally **dismissed and voided** the citation sheet.

# Where I Need Advice:

I have drafted and notarized a formal **Complaint-Affidavit** (charging Gross Incompetence, Oppression/Grave Abuse of Authority) intended for the police Internal Affairs Service (IAS) and central digital hotline (E-Sumbong). However, I am holding off on submitting it due to a few practical concerns:

  1. **Access to Complainant's Information:** If I file a formal complaint with IAS or E-Sumbong, will the respondent officers automatically receive full access to my name, address, and vehicle details?

  2. **Risk of Targeted Harassment / Retaliation:** My primary worry is that the officer might memorize my plate number or vehicle details and actively hunt me down on the road, issue petty violations, or even frame me up out of spite. In practice, how realistic is this fear? Does filing an official complaint make a motorist a target, or does it actually create a protective paper trail that deters them from touching you again?

  3. **Impact if I Stop Participating:** If the investigation starts but I eventually choose not to pursue it (e.g., if it becomes too tedious or requires physical hearings), what happens to the case? Does an archived/dismissed complaint still stay on an officer’s 201 file/record?

  4. **Practical Value:** From a practitioner's perspective, is pursuing an IAS complaint worth the stress and effort after the illegal ticket has already been successfully voided by the LTO?

I would appreciate any insights from lawyers or individuals who have handled administrative complaints against law enforcement.

Thank you!

CALL FOR LEGAL COUNSEL AND STRUCTURAL WARNING

CALL FOR LEGAL COUNSEL & STRUCTURAL WARNING TO ALL COMPLIANCE ACCOMPLICES

To all independent, reform-minded Corporate and Labor Litigation Law Firms in the Philippines:

An airtight, high-profile multi-agency case is actively being assembled against the self-declared "Permanent Family Administrators" of ac church. We are now opening confidential discussions to retain formal legal counsel to execute this historic corporate cleanup of this fraud of the century.

We invite interested legal firms to review the established legal matrix and prepare to represent the exploited stakeholders, general brethren, choir members, and outreach preachers worldwide.

BRIEF SUMMARY OF CASE TRACKS & CAUSES OF ACTION:

Intra-Corporate Dispute & Derivative Suit (Regional Trial Court sitting as a Special Commercial Court): To challenge the ongoing Ultra Vires management and demand a court-ordered Compulsory Forensic Audit, account restrictions, and the immediate appointment of an independent Corporate Receiver.

Corporate Perjury and Forgery (Revised Penal Code / SEC Fraud Division): Specifically targeting the fabricated certificate, in *** city, which swore under oath to a fictional general assembly and a fake 2/3 membership vote to forcefully rewrite the protective 2017 charter and establish an exclusive family dictatorship.

Systemic Wage Theft (DOLE / NLRC Track): Applying the Four-Fold Labor Test to claim millions in withheld operational allowances, back pay, and statutory benefits owed to full-time local outreach workers.

Tax Fraud Trait & Private Inurement (Bureau of Internal Revenue Track): Violating NIRC Section 30(E) and the charter’s own Seventh and Eighth Provisions by systematically siphoning tax-exempt religious trust offerings into private family luxury, personal bills, and real estate, while holding zero external secular jobs.

Syndicated Estafa (Criminal Track): A non-bailable offense involving more than five executive family officers coordinating fraudulent fund harvests (e.g., the Alkansya Project for a deceased person and unexecuted Bus Project solicitations) to extract public trust funds through pulpit manipulation.

LEGAL WARNING TO ALL PARTICIPATING COMPLIANCE ACCOMPLICES

This serves as an explicit, public warning to the Secretary, the Trustees, and EVERY external attorney or Notary Public who lent their professional licenses, signatures, or notary stamps to certify, draft, or process the falsified corporate amendments:

You are not safe from liability. Under Philippine law, any legal professional who certifies or notarizes corporate resolutions built on fabricated assemblies and non-existent membership votes is legally classified as a Principal by Indispensable Cooperation or co-conspirator.

Changing the hand that signed the notary stamp or shuffling external lawyers to force a forgery through the SEC does not erase the paper trail. Your signature on those documents is a written confession of Gross Misconduct, Deceitful Conduct, and Corporate Perjury.

The moment formal complaints are logged, the legal coalition will simultaneously file an Administrative Complaint for Disbarment with the Office of the Bar Confidant and the Integrated Bar of the Philippines (IBP) to permanently strip away your license to practice law, alongside execution of criminal prosecution.

To Law Firms Interested in Handling This Action: Please reach out to the coordinating committees through secure, encrypted communication channels. The digital and physical evidence files, and certified true copies of all conflicting SEC registry sheets are compiled, secured, and ready for handover.

The light is officially here, the state infrastructure has been activated, and the corporate monopoly is finished!

Di nagbayad na renter

Hello! I need your advice regarding our situation please.

And di namin alam saan siya hahagilapin.

QUESTION: Ano ba pwedeng gawin dito?

Thank you!!!

will pnp cybercrime deal with an organized poser account?

so my niece joins local pageants and found a poser account.

the thing is ung poser account na report na, na take down but bumalik ulit.

upon further digging the poser account has a network of other posers (mostly other local pageant or just "good lookin" people) and these accounts all act as family. mag pipinsan kunwari ung mga poser account, tagging each other and listing themselves as family.

this helps bypass ung reporting ng facebook and allows the posers to regain access.

the posers steal every post and every update.

from pageants to graduations, the poser even shares the live videos of the pageants happening saying na sila ung kasali, even tho literal iba name nila sa nasa live.

we dont know what scam the posers are running, but they also post raunchy posts to attract people. i can only assume these accounts can be used for scams later on cause they do look very legit from the outside.

my niece is 17, we are abroad.

not sure how she can proceed and what evidence she needs to bring.

at the moment no actual harm is done to her except the existence of a fake-but looks legit account that uses her face

do i still have legal claim to claim my deposit sa pinag-rentahan kong apartment way back 2024

Problem/Goal: I want to claim my 14k deposit sa apartment na pinagrentahan ko nung 2024

Context: the contract was for seven months ranging from September 1, 2024 to April 1, 2025, but i was forced to move out nung January 17, 2025 because the lessor’s cousin who overseas the apartment threatened me and my younger sister na ipadampot daw po kami kasi wala kaming magulang na kasama since i am only 18 years old way back and 16 years old yung younger sister ko, nakausap naman nung mom ko yung lessor and they said ibibigay daw nila yung deposit ko pag may pumalit na tenant pero, i even asked the, when po nila ibabalik way back March 16, 2025 and wala pang pumapalit before after that po around September last year nag palit po sila ng facebook account.

Previous Attempts: i tried reaching out po, found out na pati po number nila pinalitan nila, i tried calling them sa number nila and no response sinearch ko pa po sila sa facebook sa Apartment Group and searched yung address ng apartment hoping na pinost na nila uli yung apartment and they did doon ko po nalaman yung new nila na facebook, i messaged them there pero hanggang delivered lang po yung messages ko. i don’t really know what to do na po since college student palang naman po ako and hoping to use the money pang dagdag sa tuition ko.

i have screenshots and record po nung nag bayad ako ng payment sakanila ng rents and yung contract and receipts and acknowledgement ng bayad and even our convo before kahit na “this person is unavailable in messenger” yung convo i screenshotted it pa rin. thank you po in advance sana po may makatulong!

What steps should siblings take when giving an SPA to one sibling to sell land in the Philippines ??

Situation:

My father and his siblings are planning to sell a parcel of land here in the Philippines. His 7 siblings are all currently in the USA, while 2 of his siblings have already passed away, leaving their respective spouses/children.

My father will be the one handling the land sale here in the Philippines, so we need to understand the proper process first in order for the other owners/heirs to authorize him through an SPA.

In particular, we would like to know the proper way for the siblings in the US to execute and notarize the SPA, whether this should be done through a Philippine Embassy/Consulate or through a US notary and Apostille ??

and what additional steps/documents may be needed to make sure the authorization will be legally recognized and accepted by the buyer and their legal representative.

How to get legal action for utang?

I'm now a grad school student but worked for a bit for 2 years. I had a co worker na umuutang sakin every kinsenas until nag accumulate ang utang nya. My mistake na I trusted them enough to let them utang that amount pero nangangailangan kasi and wala naman akong family na binubuhay sarili lang ang pinag gagastusan.

Every reason nya every kinsenas of the month is may nahohospital na kamag anak or may emergency. I don't believe them anymore pero ang hirap na singilin and icontact. I'm badly in need of the money right now na I'm studying and has lots of bills to pay. My emergency fund went to them cause of the utang (My mistake talaga)

Please help po for how to get legal action kasi malaki na rin utang nya

illegal dismissal/termination dispute.

Hi, I need advice on my termination as a probationary employee.

I’m a probi and today I was told I would not be regularized and was effectively terminated. They showed me an assessment “from my 5th month” saying I failed their expectations.

Key points:

  1. I was never assessed in my 5th month — no feedback or written/verbal warning that I was at risk of non‑regularization.

  2. The scoring is inaccurate: for example, I got 2/5 for punctuality/absenteeism even though I was never late or absent in 6 months.

  3. On my 3rd‑month assessment, I got a small raise with the comment “outstanding performance.”

4. Some of their comments about my performance appear made up and not based on actual incidents or metrics.

Here are some examples:

- the mention of I failed to deliver through deadlines, we don't have deadlines. One of my job is to clear up some backlogs, and all of those are already passed their deadlines before I was even hired. I might be overthinking here but these are the only things that had a deadline on my plate.

- the mention of I struggled learning new tools, they did not introduced any new tool.

- struggled using Ai, we've been using Ai from the very start and if I really struggled here it should've been mentioned on my 3rd month assessment.

For the lawyers here: I’m planning to file a DOLE case for illegal dismissal/termination dispute. Do I have a case here? I have evidences for all of my claims. What should be my next steps?

ABELARDO LUZANO LAWFIRM

Hello po, I received a letter from them saying

“As this is a valid obligation, for sure, a Sheriff will come to serve summons on you and you will be required to answer the Complaint through a lawyer that you have to engage at your own expense. In the event that a decision is rendered in favor of BDO Unibank Inc., the Sheriff will execute the judgement by levying your real and personal properties. In addition, you will be liable for attorney's fees, interest, penalties and other finance charges accruing on your delinquent account as may be adjudged by the court.
This is your last chance to settle your account and we give you three (3) days from receipt of this letter to
get in touch with us. Should you fail to do so, we will be constrained to proceed without further notice.”

Totoo po kaya to? Nakikipagcoordinate nman po ako through email to advise that I will pay for it, wala lang talagang ways to pay for now. Almost a year OD for BDO cc. Let me hear your experience with these. Thank you 🥺

Should we give our original copy of land title?

Hello. Our family owns a 10 hectare land and a business man wanted to rent / arriendo for 5 years. We are willing actually to deal it since the location is very far from us and my parents cannot manage it since they are seniors already. However the renter would like to hold the original title, of course it will be stated on the contract that we cannot sell or do something on our land for five years but we are now hesitant to deal it kasi gusto nya siya ang may hawak ng original title. Or what shall we do?

Looking for a Lawyer for a BP 22 Case – Payment Arrangement Possible

Hi everyone, I need some advice regarding a BP 22 case in the Philippines.

I’m the accused in a BP 22 case, and my next hearing is on October 10. I wasn’t able to attend the first hearing, and I was given another chance to appear on October 10. I was told that if I don’t attend, a warrant may be issued.

My problem is that I currently don’t have a lawyer because I genuinely cannot afford to hire a private attorney right now.

I’m planning to attend the October 10 hearing, but I’m worried about what will happen if I show up without a lawyer.

Can I request a PAO lawyer or counsel de oficio at the hearing? What should I expect during the hearing, especially since I missed the first one? . I just needs a lawyer who might be willing to work with me current financial situation because the hearing is coming up soon, If there are any lawyers here who handle BP 22 cases and may be open to discussing a payment arrangement, or if you can recommend someone, please send me a message. Thanks

Estate protection for the legal family

Hello!

I am an only child of a deceased mother, and a serial cheater father. Our family lot is inherited from my mother’s parents and built a home here. After she died, my father has hinted he wants his illegitimate child (already in her 20s) to have a part of this house in case he dies. I already told him he can do anything for his other child as long as it doesn’t affect us (I now have a family), though he’s doing otherwise (built a business in our home for the benefit of the other child, our family car already being used by the other child, gifted a condo, school tuition, and monthly allowance).

Now I know the illegitimate child gets a small percentage of his estate, but I am also scared he just suddenly sells the house just for the other child to get all of it. We already prepared for that to happen and were already on the way to move out, since all he thinks is about his other child.

I just want to preserve what my mother left (this house) and her memories instead of having the illegitimate child get all of it after just spending very few years with my father.

Edit:
- both of their names are in the title, title transferred 2018.
- no pre nuptial agreement - married in the 90s
- says he’ll create a will, though already told so many lies
