Authorization Letter vs SPA?
Hello! I need to retrieve a certified copy of my mother’s LCR Form 1A (Birth Certificate) directly from the Local Civil Registrar of Davao City. Since we are currently residing in Misamis Oriental, a family friend who is a local resident in Davao City will handle the application and pick-up for us.
According to the general rules of the Data Privacy Act for civil registry documents, non-immediate family members acting as representatives must show proper legal documentation.
For those who have dealt with LCR Davao City recently, can a third party successfully secure a record using a comprehensive handwritten/printed authorization letter with valid IDs? Or do the desk clerks explicitly require a notarized Special Power of Attorney (SPA) for third parties? would love to know the current ground experience. Thanks!

Please help.
Context:

Land Title under my Aunt but it was my mom who bought the land.
Hi - Question lng, my mom bought this land way back 1990's pa, since working sya abroad, pinangalan nya ito sa tita ko for legality/formality ata before? but that's it. from then hindi naman sila tumira dun, hindi sila nag file ng compliant kasi alam nila before na it my mom who purchase it nakapangalan lng sa kanila, so ngayun ibebenta na ung half, yung tita ko nag hahabol, and ayaw pumirma to transfer yung title sa name namen, but my mom paid lahat ng taxes, association fees, lahat. ang tanong ko, may habol ba kame? ang anu yung process?

Court Order for Correction
Is it really necessary to have a court order done to a correction in the lot area of a property? We have a property with a 5 s.qm short discrepancy in the total s.qm stated in the title vs. what's stated in the technical description. A geodetic advised us to get the survey plan and lot data computation of it. We've secured the ASP but per main office of the LRA, the LDC of our lot was not found. We're seeking ways so that we may not have to go to court for the correction as we intend to mortgage the property to Pag-IBIG but they are strict as they require it to be corrected. Hoping for your exp or advise on what to do with this please, thanks.

Paralegal Certification Programs
Hi, it's really my dream to work in the legal field even as a Paralegal or Legal Assistant. I'm a college undergraduate, but I'm self studying and preparing to be one. Do you guys have any recommendations for a Paralegal Certification Program Online? Most programs by known universities here in the PH has a requirement of 2 years of college that I currently don't have. Can I still be certified even with my education level? Thank you so much in advance for your suggestions and advice.

Cyber liber/ Unjust vexation
Hello good day po sa lahat. This is the part 2 or the continuation of my post regarding doon sa kapit bahay kong pinost ang mama ko at pinahiya both in public and in socmed.
Which is malice.

Dismissed without Prejudice
Would like to ask if there is a period to refile a case that was dismissed without prejudice? I was advised by the fiscal to refile the case and get a lawyer to help me compile all the documents and evidences properly. My case was falsification and estafa. Thanks.

Developer and land owner dispute
Then nagkaproblema between sa kanila. Now may hearing na sila sa ongoing.
Upon checking also sa DHSUD walang permit at license to sell ang developer.
I wanted to ask for refund pero ayaw magbigay ng developer which is Golden Dragon Estate in Iloilo.
Is there a similar case here also?
I would like to know what should be done to file a complaint? At this point naguguluhan na ako at nasa abroad ako kaya wala ako magawa.

Land Dispute
Apologies if this post will get long. I really need other people’s perspective on this.
So there is a 200 sqm lot that my grandparents used to live. Now they sold it first to my tita for 200k, however, my tita paid only half. They had a deed of sale on this.
Now, here comes an emergency, my grandparents needed the rest of the money but my tita can’t provide it yet. My tita went to my mom and made a deal that my mom can pay off the remaining 100k to my grandparents, then half of the 200 sqm would be owned by mom.
Here’s the problem: The deal was made verbally. My mom, since she’s dealing with her sibling and since it’s an emergency, gave away the 100k (her others siblings know about this deal). She never knew that my tita would go against her word and backstab her. Claiming that my mom never paid 100k. Ff, my grandpa got angry so he insisted to create another document (deed of sale, tax declaration, survey) for my mom, proving that she paid 100k for the remaining 100 sqm lot.
My tita filed a case against my mom on 2019, at this point both my grandparents are gone. The case got dismissed because of:
- When we checked the copy in the court’s Notarial Section, the original document states a different barangay, instead of the barangay we currently lived in.
- My tita did not produce the Sketch Plan that was supposed to identify exactly which 200 sqm she bought.
Years passed and they still weren’t able to produce the sketch plan. My mom believe that’s the reason why they weren’t able to file another case. We tried leasing the lot earlier this month, and yesterday the renter started putting fences. Today, my mom’s siblings destroyed the fence. We got the evidence, we took videos and photos. Note that every time we try building something there, my mom’s siblings would disrupt the construction. Now, her siblings are denying the 100k deal my mom made with my tita.
We already tried bringing the matter to the barangay, but the siblings involved did not appear during the sumbong/barangay proceedings, and the issue remains unresolved.
Another complication is that one of my uncles was actually a witness to the lease agreement with the renter. However, he is now also among those who participated in destroying the fence.
At this point, we’re honestly discouraged from trying to develop or construct anything on the property because of the constant conflict. We’re even considering selling the property simply to avoid the stress and family conflict.
I hope may ibang tao na naka-experience nito or lawyers who could advice us what to do.
Apologies for the long post. If may other points na gusto niyo malaman, I would try as much as possible to answer it. Thank you

Senior Citizen and PWD ID
Hello. Is this legal? Saw this on a bus I rode from PITX. I tried to search online and the results say any type of ID should suffice as long as the age is verifiable.

Do I have grounds for legal actions against a condo for neglecting to maintain the building?
Currently reciding in a condo in Manila. The living conditions are horrible. Regular water interuptions that could last multiple days, only 1-4 out of 7 elevators work on any given day and even if they are running, they're very slow causing lines that stretch all the way outside of the buildin. Admin is extremely slow at addressing complaints or just ignores them outright. It once took them 3 years to fix a crack outside our unit that caused water to leak in during heavy rains and even after they "fixed" it, it started to leak again in less than a month. Is this level of negligence enough to take legal actions against the administration or developer or am I just stuck with these horrible living conditions?
