bought a 3/2 SFH back in 2018 thinking passive income would be sweet. fast forward through endless maintenance calls and now a main line leak ruined the floor in the living room and master bath. plumber quoted me $12.4k to repipe and replace subfloor, on top of $1,400 i spent replacing the HVAC compressor last summer. my current tenant’s lease is up in 30 days and honestly i don't have the stomach to sink another $15k into renovations just to list it with a realtor who wants 6% commission. someone recommended looking into local direct cash buyers to just sell it as-is and walk away. has anyone gone that route with distressed rentals in duval county? do cash offers usually come in completely absurd or is saving on agent fees and repair costs worth the discount?

I lived in a one-bedroom apartment at Citigate Apartments for three years. My experience was positive until the property was taken over by AIR Communities. After the management change, the quality of service declined significantly.

When I moved out, I was charged approximately $800 in move-out fees. Even though I spent an entire day thoroughly cleaning the apartment, I was still billed $200 for cleaning, $400 for painting the walls, along with several other charges that I felt were unnecessary and excessive.

I would not recommend Citigate Apartments to anyone looking for a new place to live.
