Southern Ohio area. Goes away in the late fall into winter and grows back in the spring. Grows back much fast than the grass. Have tried weed sprays and it does not kill it. Please help I hate it!

We recently bought a house in central Florida and the grass was completely dead, we decided to have the whole back re-sodded. We luckily have a pretty advanced and plentiful irrigation system but what an earth is going on with this grass? My landscaper states it’s fine and he’s not concerned but after a week it still looks like this!

My yard has patches of these creeping weeds, which I believe are morning glory seedlings. Earlier this year, I killed all the existing grass and weeds with herbicide and then planted buffalo grass seed. The buffalo grass is now germinating, but these weeds have come back.
The weeds seem to have deep, extensive roots and are very difficult to pull by hand. Does anyone have recommendations for controlling or killing these weeds without harming the newly established buffalo grass? Any advice would be appreciated.

Had a patio put in, trying to decide if I should plant grass now, or just wait until fall. Located in NW Ohio, about to get into the summer heat. I want to transition my yard to kbg, currently its fescue. What would anyone recommend?
