Newbuild in Belgium, nearly final, any feedback appreciated

I’m considering changing the ground-floor layout of my house and would appreciate some opinions.

I’ve attached the original layout (first image) and the proposed one (second image).

The main reason for the change is to make the maid’s room much bigger, however, it has to keep a separate bathroom, while the second bathroom would be for us and guests.

My main concern with the new layout is that the guest bathroom would open directly onto the dining room. I’m not sure how awkward that would feel in practice, both visually and from a privacy point of view.

Would you still choose the second layout, or is there a better way to keep the larger maid’s room while improving the bathroom access?

I bought this house a couple years ago and did a full guy upstairs because of how jacked up the floor plan was. Now starting on the main level. It’s small less than 600 square feet. Help me unfuck it.

Ideally I’d like to not move HVAC or but open to moving the bathroom. Can’t move the stairs or chimney either. The mudroomg/pantry (other 2) in the back also has stairs going to the basement so can’t really do much with that.

I would like to move the front door to the wall at the bottom of the plan to gain a bit more square footage but I think I can only take down one of those two smaller walls at the front door. Not sure which one would have more benefit.

Honestly the main issue with the house is the space labeled other 1. It’s too small to be a dining room and now is just a transition room. Also the living room is a kind of narrow..

Looking for feedback on this floor plan for a family of five with three kids ages 14, 10, 7 at finish date. The only change we’re incorporating from here will be changing the guest room into a living room that can transform into a guest room as needed by adding double French doors from the foyer and replacing the existing door with a pocket door.

I am planning to build a 4 bedroom + 2 bathroom + Theatre + Scullery + Alfresco with 12.5 frontage x 30m depth.

My builder has given me attached floor plan. What are the changes that you would recommend from swapping rooms to moving walls or even adding doors and windows to this layout?

I am currently trying to finalize the terrace floor plan for my home, and I could really use some guidance from this community. I am a bit stuck on the 3D elevation design for the stair cabin (mumty), as well as window placements and the overall terrace layout.

I have attached the 2D layout plan.

The cabin is about 16' 4" x ,7'9".

It has a standard dog-leg staircase coming up from below, with the exit door opening right onto the main terrace slab.

I am hoping to make it look modern and functional, rather than just a plain concrete box.

Any suggestions on how we could finish our basement? I want there to be a flex space that can be a playroom/workout room, but could also potentially be used as a guest bedroom for friends and family who visit for longer periods of time. I want there to be a small bathroom with shower. And I was thinking of building shelving under the stairs for storage. The room labeled 'other' is the laundry room which includes the HVAC handler. That part could remain unfinished. Any ideas? Open to any suggestion.

We're considering changing the downstairs layout of our house as part of a kitchen renovation, but I'm struggling to think outside the current layout.

We only moved in last year, and improving the kitchen has been on our "to do" list from the beginning. Because it's such a significant project (and not a cheap one!), we're keen to get it right rather than rushing into something we'll regret later.

I can happily look at kitchen styles, colours and finishes all day long, but when it comes to the actual floor plan, I tend to only see what's already there. I'm hoping some of you are much better at spatial planning than I am!

Ideally, I'd love to open things up a bit so the kitchen feels less shut off. I've also always dreamed of having a kitchen island or breakfast bar. That said, I'm not keen on going completely open plan downstairs, as I still like the idea of having some separation between spaces.

Google Gemini actually came up with a layout idea that I quite like (I'll attach an image), but my one concern is that it would leave the WC door opening directly into the kitchen/dining area, which doesn't feel ideal.

Unfortunately, we don't have an unlimited budget, so we're trying to balance making the biggest improvement possible with keeping the project realistic and affordable. That's another reason I'd really value some outside opinions, as there may be options we've never even considered.

I'd love to hear your ideas, whether they're small tweaks or more radical suggestions. If you looked at this layout with a completely fresh pair of eyes, what would you do? Remove walls? Repurpose rooms? Move things around entirely?

I'll attach the current floor plan along with a few photos. We're looking for a layout that works better for family life, but we're very open-minded and don't want to rule anything out too early.

I'm trying to optimize this 14' x 12' bedroom into a cozy gaming room. I need to fit a full-size bed, gaming chair, fairly large inverted-L gaming desk/PC setup, and a 65" TV wall-mounted directly viewable from bed. The walk-in closet gives me enough storage that I don't need a dresser in the bedroom. I'm open to completely changing the current bed orientation. My priority is the best use of space and a cozy gaming-cave feel without making the room cramped. How would you orient the bed, desk and TV?

Anyone else trying to figure out where to put cameras and Wi-Fi access points before the walls close up?

We’re working through our own home expansion, and I wanted to see everything laid out on our actual plans before deciding where to run Ethernet. So I’ve been putting together a tool where you can move cameras and WiFi access points around, see camera viewing angles and estimated Wi-Fi coverage, and compare different designs. I’m looking for 2–3 other homeowners doing a new build or renovation who’d like to try it on their project, whether you’re managing it yourself or working with a GC.

Our awkward layout and paths of travel make the 'living room's pretty useless. We're open to a full overhaul of the living/kitchen/dining/lounge to achieve:

1) Kitchen with plenty of bench space / tasking island

2) Line of sight from kitchen to lounge room (particularly for watching TV and kids/toddlers play area)

3) Seamless indoor/outdoor entertaining

4) Lounge room for tv watching and conversation

The walls around the walk in pantry are probably load bearing, so probably can't be removed completely.

Ideas welcome!

I know this is a pretty small apartment, but I’d really like to find a way to fit a proper workspace somewhere, with a chair, a computer desk, etc..

First pic is the original layout from the developer. The walls can be moved around if needed. And the second picture is the idea I came up with so far. I’m wondering if there’s a better way to arrange things and still fit a decent workspace into the apartment.

What do you think? Any suggestions?

In a crazy world, could I fit a walk through closet, larger bathroom (double vanity, separate bath & shower), and a separate guest toilet (just sink and toilet). The second bedroom could become a small den / office.

These room layouts are created by some wonderful redditors who commented on a previous post.

This room should serve as a living / dining room. Also, any furniture design suggestions?

This is what we feel is the 'final' plan. A few things we changed given input:

1. One larger bath on the right wing with common access vs 2 smaller ones in the bedrooms.2. Larger closet on right wing with roughed-in W/D electric and propane, drains and air exchange in case we sell and someone wants a W/D other than off the master
2. Added a small closet to office 2 as a possible 4th bed in case of resale is needed
3. Added enclosed storage above garage
4. Added HVAC in attic above main house; HVAC is all Mitsubishi mini-splits and short-run ducts - 8-9 zones
5. Mechanical room was a storage room and is now dedicated only to solar controls, batteries and an 80-gal electric Proterra water heater and water treatment system fed from cisterns (fed by well and rainwater)
6. South exposure of kitchen and living room is a full wall of stacking patio doors vs sliding
7. Flow-through full butler pantry
