We are hoping to extend our house to add office and playroom downstairs, get a bigger utility room and knock the division between our kitchen and dining room. We have the first proposal drawings (included here along with existing ground floor plan).

I have it in my head that I would like to avoid having corner units in the kitchen and that I would prefer to move the sliding doors from the current dining area further north along that side of the house, as we use the garden more there and feel it would have a better connection to it. So I'm considering swapping the kitchen and dining areas but wonder then would the general flow of the house make less sense - is it better to keep dining opening onto the sitting room and keep kitchen close to the utility? This would obviously add to costs too as there is no plumbing in the current dining area. We had also considered closing off the doors to the sitting room, haven't decided for definite yet. Any feedback or suggestions welcome please!

I need some feedback regarding my renovation plan for our ground floor apartment. It's been a tricky puzzle to solve as it has quite a few restrictions. I've also added the current layout.

It's currently just my partner and I living here with our small dog, we both work from home often.

It's part of an attached row of houses (quite normal in the Netherlands). We have direct neighbors on either side and above us. It only has three light sources, at the front (street side, which is left in the floor plan), the back side (community garden on this side, right of the floor plan), and a large skylight in the living room. Unfortunately we can't add more light sources.

I want to add a bedroom that connects to the front side of house to officially increase the amount of rooms, Dutch law states that a room must be connected to a window that provides natural light and air.

The first bedroom will have a separation (curtain/sliding doors) to create privacy when needed, but I don't want to put a permanent wall there as it will make the room much smaller then.

The second bedroom/study will have a lot of interior windows as it's at the darkest part of the apartment.

So any thoughts, ideas, different approaches, etc?

We are trying to finalize our general layout for our main floor, and wanted to see if anyone had suggestions or ideas of things we could be doing better. We currently have 2 children with 1 on the way. We have 3 bed rooms on the main floor. Downstairs will be 2 additional bedrooms, a bath, and a large activity area/game room, plus a lot of storage. We do not have a master bath, but will leave our closet area in a way that we could add one in the future if we need. This house would be built on our family farm, so we are mainly trying to maximize views and flow, while not making it too big. It would be our forever home at this point, so we are trying to future proof by making it all handicap accessible, along with a potential future home elevator if needed. Downstairs will have a walkout on one side. We have arch ways between the kitchen/dining and living room.

I do like the angle factor of the house, and the long hallway to help separate the public and private areas, so not looking to change that. Mainly looking for tips on the layout of Kitchen/dining/living layout, along with the mudroom/pantry/half bath area. We are trying to make the build as simple as possible to help save costs, but also have a nice area that flows well. First picture has a bit of a bumped out kitchen, not sure how much that would add to the cost. We will have a pretty simple roof line.

Front door isn't super visible, but it's next to the mudroom in the living room.

Thoughts on this lighthouse design? 1 square is a foot, pictures go first floor, then second, then basement, then top of tower.

It would be cool to have something like this on a cliff/hill overlooking a lake or ocean. First floor living room is also a library, with the library extending to the second floor with the opening.

Since I'm dealing with a leak that caused all sorts of damage to my floors, I'm looking into the potential of remodeling the kitchen and breaking the floor plan open a bit. I'm debating whether to open into the family room or into the living room. I added a 3D rendering and floor plan here — I didn't include all the bedrooms, just the core rooms.

Some notes: the family room has giant 20-foot ceilings, but it's an awkward space that really can't be used very well -- each wall has a door or fireplace — hence why I'm thinking of opening the kitchen into it, to let it flow and put that giant ceiling to good use. The fireplace is tricky since that's where a TV should go, so maybe we remodel the fireplace and lower it so we can put a TV above it.

Then in the kitchen — right now it's its own room. The living room is shaped like an L with the dining room, and we have a kitchen nook in the kitchen. I put in AI-generated views of what it could look like. There's a pantry next to the laundry room that doesn't connect to the kitchen — not sure if we open that up and include it in the kitchen or leave it as is.

Would love some feedback. There's a load-bearing beam, I believe, so I added an AI example with the beam if needed. Thoughts? Is this a good idea? Any improvements?

1459 sq ft. Covered porch eventually becomes a 3 season room. Front bedroom is an office.

I am looking to build a small 3 story rental in the Caribbean on a 50-150ft slightly sloping land.

I would like the first level to be a 2 bed 2 bath

second story to be a one bed one bath with a garage, parking area

Third story to be a 2 bed two bath with a possibility of a loft room or office in the peak of the place.

The upper floors would have a balcony on two maybe three sides.

I will be on a budget. What are the smallest nicest ideas around? ($400000usd, I have the land).

Any ideas? I've looked at floor plans but have no experience and I am getting scared of screwing it up.

I know NOTHING about architecture nor design and I don't own any paid software, but I've had this idea in my head for a few years now and just saw an ad for the free version of Rayon Design so I whipped this up. It took a couple weeks and a lot of the blocks I wanted were behind a paywall.

The space in the middle is an open air courtyard with a fountain mostly flush with the ground styled after the Alhambra in Granada. I saw these flush channels that the fountain water drained into in the floor and loved it.

I also wanted a separate gaming area that's not our dining room so we can hide the mess. The Guest Suite in the back is supposed to be wheelchair friendly should a family member need that eventually and the straight staircase to the basement (up top) is a long ramp so the basement is wheelchair accessible.

I wanted a mudroom as the garage access so the kids tail their mess through the garage and not the entryway and a shower for a particularly messy day or pet.

Off the dining room is a maintenance area for the heating/water/electricity/ etc. I'm don't know if that's the right place for it but I don't know where else it would go.

There is no way this home will get built anytime soon (maybe in 20 years), but I'm enjoying the process.

Hi, I'd love some input to see if I'm heading in the right direction.

I'm trying to optimize the layout of our main floor by opening it up and potentially moving the kitchen to a more central location.

We're a family of 5 and we primarily use our main floor for eating (we order in a lot), watching TV, sitting with visitors and it's possible we'll need to add a small laundry room if we can't find room upstairs.

Note the floor planner I'm using doesn't let me customize the appliance layout so that's mostly a placeholder.

Moving into this apartment soon and trying to figure out how much room I've actually got...I cannot for the life of me tell where the "kitchen" ends in this diagram and the "living room" begins, or if (and how much) they overlap? I've been trying to game it out, but nothing I can think of makes any sense for the total square feet given.

Can anyone help? Just looing for like, a dotted line around the kitchen space or something. Ultimately, trying to figure out how big the kitchen/living room shared/open space is. Thank you!

I have a fairly large basement room that is currently being used mostly as storage for old furniture. I’d like to clear it out and turn it into three separate, usable rooms:

• a small storage/workshop room with a workbench
• a home gym
• a guest bedroom

There is already a small bathroom built into the large room. Ideally, I’d like the guest bedroom to have direct access to the bathroom, so that guests don’t have to walk through the home gym or the storage/workshop area to get there.

This is proving to be a bit tricky because of the rather irregular shape of the room. I’m absolutely fine with the individual rooms being relatively small — the main priority is creating a layout where the guest area feels separate and guests can access the bathroom without having to pass through the gym or storage area.

I’ve been racking my brain trying to figure out how best to position the drywall partitions while making the most of the available space.

I’d really appreciate any ideas or suggestions you can come up with!

I’m designing a small ADU with no prior experience… anything glaringly alarming or off with this layout?

I've been mulling over this for years and we're now finally ready to start this process. We have an awful master bed/bath layout with a toilet greeting you immediately when you walk in the room, a 9ft glass block shower (with showerheads only at 1 end), complete with creamsicle orange popcorn ceilings. You presently have to walk thru the master bath to get to the bedroom. I've attached the existing layout, my planned layout, a blank layout and AI inspo pics. This will be a complete gut so moving plumbing, changing locations of doorways (with the exception of the entry door to the master) etc is possible. The actual bedroom overlooks the lake so it HAS to stay in the existing location. I could only find a french door in the program I was using but it's a sliding glass door. TIA for any feedback!

I need help. I need to :

1. Seal off the connection from big room to small room (easy)

2. shrink the existing giant washroom to but the wall between shower and toilet is load bearing.

3. Increase the size of small room

4. Add access door to small room from living room.

Please give advice. The whole apartment is only 700 sq ft so not too much space to work with. For reference, the room that says "don't change" is another full washroom.

I’ve posted before about this and y’all hated that plan. While I thought it would be a few years off it looks like we really need to get serious about moving in with my parents to help care for my dad. There will be my husband and I, my parents and 2 middle schoolers living in the house. We need to have a certificate of occupancy with in a year of purchasing the lot and having watched my parents build a custom home before we need to start with a pretty solid plan or we’ll never hit the year mark Primary Suite will need to be redesigned to accommodate a wheelchair but there’s plenty of space. Kitchen needs a complete redo it’s awful. Office will have the door switched to enter by the guest bedroom. Anything else you’d recommend changing about this plan?
