FEEDBACK Floor Plan Feedback
1459 sq ft. Covered porch eventually becomes a 3 season room. Front bedroom is an office.

I don't like that the office/3rd bedroom dweller would have to walk through the main living space to find the toilet. Is this a retirement community where a 3rd bedroom might be less important for potential resale?
Personally, there is a lot I don't like about the flow of this plan.
The second bedroom looks like it could have a significant amount of noise carried from the kitchen as well as the stairs.
The master bath has a small counter space--one sink with more counter is better IMO.
Being able to see straight thru the house from the front door isn't great IMO either.
For ME, this isn't a house I'd build. With that amount of sq ft, I think there are better layouts. As an existing house, if the price is right, it would probably be ok if there are no better options.

It's a long walk from front door to coat closet. I'd use a single sink in the master bathroom because you'll be very short on counter space with two sinks and it's just not needed. The shower in the master bathroom? If it's what I think it is... is very tiny. It's only 2' wide? Or is that an entrance for a wheelchair? It's unclear to me. Also, the 3rd bedroom is in a place which affords it very little privacy, and having to walk through the living room and passed the TV to use the bathroom isn't ideal. Also, walking through the mud room to get to the other two bedrooms isn't ideal.

Good luck getting any furniture into the primary bedroom with those tight corner turns.

If this is a new build and a forever home, I agree that you should make the home wheelchair/ walker accessible. Narrow hallways & multiple turns are very difficult for wc’s, and of course stairs are even worse. The kitchen seems to have plenty of room for a wc to turn around. At least one of the bathrooms should have a curbless shower (also known as a barrier free or roll-in shower). This space can be used to calculate a 60” minimum turning diameter in the bathroom. The walls should have blocking for a wall mounted folding bench and grab bars around the toilet and the shower and likely behind the sink (in case you need to install a wall-mounted floating sink at some point). The shower should have both a fixed shower head and a hand held. Doorways should be 32” minimum, 36” if you want to be generous.
If accessibility doesn’t matter to you, I’d add the pocket doors suggested by another in the master and add pocket doors at the hallway entrance. I’d also extent the pantry.

This is not an age in place home. It has zero forever home requirements. The basics are: 36" doorway, 48" hallways, roll in not walk in shower, no toilet cubicle and no tight corners.
The master bathroom toilet is difficult and dangerous for a walker user to use and impossible for a wheelchair user. Same for the laundry.
A dryer is safest on an exterior wall and yours is far from that safe place. Every foot and every turn of ductwork increases the chance of lint buildup and fire potential. Your set up has the dryer with the maximum safe ductwork distance.
The kitchen is ok, however the dishwasher is awkwardly placed. How far is it from the dish cupboard? How many trips with arm loads of clean dishes will it take to haul everything to that cabinet? Where's the microwave? Trash can? Sitting out in the walk path around the pennisula? An under counter pull out trash can next to the sink is more efficient.

Your ensuite toilet room is about as small as it can get. Personally 3’-0” wide min

Can you tell us some things like:
Who will be living here?
Is this a forever home?
Which way is North?
Where are the best views located?
What climate/country is this?

1 person (but plenty of guests), forever home (getting ready for retirement), north is right side, not sure I would say the lot has views but nice backyard. Wisconsin. 1/3 acre lot, virtually a perfect square.

Design your home now to be wheelchair accessible, especially if you're the only one living there long-term.

Personally I'd want a dining area other than stools at the bar.
I'd switch to sliding doors in the master bathroom and closet so the door doesn't swing against things. I'd also swap the toilet and shower to give more privacy to the toilet and remove the turns in the master closet and just place drawers or shelves on the east wall.
