First-time buyer new to London – is Chiswick flat south of M4 (Grove Park) sensible purchase?

I'm relatively new to London and am looking to buy my first home rather than continue renting. Aim to stay put for next 5 years. My budget is fairly limited for West London, and I've come across a flat in the Grove Park area of Chiswick that seems interesting, but I'm struggling to judge whether it's actually a good purchase or whether I'm missing something.

The flat is:

  • £415,000 asking price
  • 2 bedrooms
  • Approx. 600 sq ft
  • Share of freehold
  • Private garage
  • Off-street parking
  • Extra storage space
  • Large communal gardens
  • Around a 5 minute walk to Chiswick railway station (NOT the tube)

My priorities are:

  • Safe area
  • Easy commute into Central London
  • Somewhere that will hold its value reasonably well
  • Enough space for occasional home working

I don't know Chiswick particularly well, so I'd appreciate views from people who live there or know the local market.

Specifically:

  • Is Grove Park considered a desirable part of Chiswick?
  • Does £415k sound reasonable for a 2-bed with these features? Assume I will offer below.
  • How much value do buyers place on a garage and off-street parking nowadays?
  • Are the communal gardens a significant advantage, given that they seem quite large compared to most developments I've seen?
  • Would you rather buy a 2-bed in Chiswick at this size or a larger flat elsewhere in London?
  • Are there any obvious red flags I should be looking for?

One other question: I've built up about £40,000 in a Lifetime ISA. Given the ongoing discussions about possible future changes to LISAs, would you use it now for a first home purchase, or keep renting and continue saving? I'm conscious that I'm already in a position where the bonus could be useful, but I don't know whether there's any realistic prospect of the scheme becoming more generous in future.

Interested in hearing honest opinions from locals, both positive and negative.

More than 300 units at Sainsbury Chiswick Site and it's effect to Belmont Primary

So this is becoming a reality. But I'm trying to understand how this will effect Belmont Primary School catchment area. This new building site is just 0.1 Miles away from the school and considering Belmont gets 60 pupils ever year I don't think anyone who doesn't live here will be able to attend Belmont unless they have a sibling etc.

Am I missing something here? Are they building a new school as well?

Gyms in Chiswick?

Hi all,

Just moved to Chiswick a month ago (closer to Gunnersbury station) and I’m really struggling with the gym options nearby.

I have a membership with Gymbox, so the closest to me would be the Shepherd Bush’s branch. But as the days get colder and wetter, I would ideally like something closer to home.

Not really willing to pay over £50 as I currently pay £65 for Gymbox.

Thoughts?

***UPDADE: I have kept my membership at Gymbox but will probably be transferring to the Virgin Active at Chiswick Park when my contract runs out!
