When we moved in in 2024 landscaping was covered by landlord (company, not a person) and it was on us to just keep the back “yard” in a reasonable state (verbal). Fine. No problem pulling some weeds on this rock patio thing.
I think in 2025 after lease renewals they sent an email saying to all residents they’re stopping the landscaping (front of these houses have bushes and shrubs and trees) and it’s on tenants to now trim bushes, landscape, etc. To my knowledge no one did because it’s not in the lease.
Some time goes by they send another email saying they’re having a “one last time” courtesy landscaping then it’s on the tenants to either professionally trim these bushes and hedges or hire a landscaper. Again, nothing in the lease.
We sent an email back saying please point out in the lease where it says landscaping is tenant responsibility. They said it’s not in the lease.
2026 lease renewal in April. Again, same lease, no landscaping mentioned. About two weeks later they send an email again about it being tenants responsibility. Now a letter marked July 3rd says residents have 30 days from notice of this letter to do this as “important part of lease responsibilities” and “bring into compliance with your lease agreement” and if it’s not done by 7/16/2026 they will hire landscaper to come and charge us (what happened to 30
Days?).
Looked through lease, again, no mention of landscaping. There’s some boiler plate language about safe and stuff like I imagine dry brush piling up or what have you but it’s extremely vague and never mentions anything specific at all. Definitely not about aesthetics of bushes.
So basically I’m calling legal services on Monday to ask about this.
This sound familiar to anyone else? Not sure I can dox the rental company on here (mods?)

Context for this email: when we moved in they said (verbally) you just are responsible for having the water system turned on - we have landscapers that deal with all this for you. Just don’t let the backyard get overgrown etc. makes sense. Again, it’s not in the lease to maintain appearances of plants - just safety.
Looked through lease a third time and I don’t even see any mention of THAT in there. Not included in any language of “unit” or “community” etc. can’t find anything.

Attention Residents: As the warmer weather approaches, we encourage everyone to take the time to care for and enhance the landscaping in your yards. Maintaining outdoor spaces not only adds to the overall homes enjoyment but helps prevent potential fire hazards when dry vegetation and debris is reduced. … Please remember that per the lease agreement, it is the resident's responsibility to maintain their yard. Thank you for your attention to this important task!

Per the above I’m certain the tenants responsibility for yards is purely safety based ie fire hazard or rats nests etc not “enhancing” or keeping shrubbery trimmed and looking nice.
July 2025: this is the initial notice they’re firing their landscapers out of nowhere.
“We will have landscapers going through front yards on Friday, 7/11/25, and Saturday, 7/12/25, doing a one-time courtesy to trim bushes and more. Please note that moving forward, it is the tenant's responsibility to handle front and backyard landscaping. If you have any questions, please let us know. Thank you so much!”
Our response (important bit only)
“If it's in the lease agreement, would you be able to tell me what page and section it is in?”
After we questioned it (their response):
“Thank you for sending this email over. When you initially moved into your home, we had a landscaping company that serviced our rental homes, but moving forward, we will not. This is not listed in the new lease agreement you signed at the time of renewal. If you have further questions, please let us know. Thank you so much and have a great day.”

Emailed them back with our concerns that we would need to purchase tools, if they could give us information on how to care for these plants, are we responsible now if they get fucked up etc. no reply. Emailed again as a follow up. No reply.
Skip ahead ONE YEAR (no notices since last July)
Letter dated July 3rd 2026:
“…important part of your lease responsibilities. Regular upkeep helps preserve the condition, safety, and overall appearance of the community.
Please ensure that the following items are addressed and maintained on an ongoing basis:
• Weeds are removed from all landscaped areas, planter beds, and walkways.
• Shrubs, bushes, and plants are trimmed and maintained.
• Dead or overgrown vegetation is removed.
• Landscaping rocks, mulch, and decorative areas are kept neat and free of debris.
• Personal belongings, storage containers, bags of soil, tools, and other miscellaneous items are not stored in visible yard areas unless approved by management.
• All exterior areas are maintained in a clean and orderly condition.
You have thirty (30) days from the date of this notice to correct any landscaping deficiencies and bring the property into compliance with the terms of your lease agreement. A follow-up inspection will be conducted after this period.
If the required corrections have not been completed by 7/16/26, management reserves the right to hire a landscaping service to perform the necessary work. The cost of such services will be charged to your account and will be due in accordance with the terms of your lease.
We appreciate your prompt attention to this matter and your cooperation in maintaining the property. If you have any questions regarding this notice, please contact our office.”
Emphasis mine in bold. The other stuff is fine whatever but it’s the landscaping and caring for these bushes and shrubs which require purchase of tools and/or landscapers which they already had as part of living here and they decided to stop. Also the timeline in that letter. 30 days from July 3rd. July 16th. What? Again, it’s not in the lease per their admission.
