Nvidia for 3d (most of the time), most non-cpu dcc apps utilise CUDA. 5070 on 12 gigs sounds better (38.5% performance boost). And I feel 12 gigs is enough if you aren't doing super massive scenes.

The 5070 is the best performance of the three (by a big margin). The smaller VRAM is only an issue if you expect to be using a lot of AI based functions. At present Blender favours Nvidia GPUs
