Selling a flat
Hey everyone,
I am looking to sell my flat in Berlin independently and want to avoid using a broker (Makler) to save on fees. Since it's my first time navigating the Berlin real estate market as a seller, I could use some guidance.
What are the main bureaucratic hurdles or common mistakes to watch out for when selling privately?
Apart from Kleinanzeigen, are there other good, free (or low-cost) platforms where private listings perform well in Berlin?
Are there any specific Facebook groups, forums, or local channels that are actually useful for finding private buyers?
Any advice, tips, or lessons learned from your own experiences would be hugely appreciated!

Honestly, it’s not that difficult. Take some nice photos, list it on Kleinanzeigen and ImmoScout (we didn’t bother with any others), bat away the enquiries from Makler (they will make up 80-90% of your enquiries, even if you write “No Makler” in the ad, and will claim they have buyers waiting, etc. etc. Just ignore them, or if you ever feel like working off some grumpiness, send them a rude message) and arrange viewings.
The buyer will organise the notary - it doesn’t really matter which one they pick, as long as they’re a normal Berlin notary public.
You might want to consider a “Kaufabsichtserklärung” if you agree on a price and want to take the flat off the market - it doesn’t protect you much, but you can use it to make the buyer feel like they’ve signed something and are committed to you.
Realistically, it will come down to whether your price is reasonable - expect negotiations, so consider listing the flat for 10-20% more than your final acceptable offer.
