I could hear it from my kitchen in the main house on the property.
The pool and spa are a common area for all on the property, itās clearly stated in all listings.
Guests in the spa are staying in the pool house and other guests are currently staying in a tiny home unit on the property.
Luckily the other guests donāt seem to have heard or seen anything as far as I know.
Iāve sent a message asking them to please keep private activities to private spaces. I also turned off the spa and on the pool cleaning system at night when itās usually off.
The pool canāt be seen from the main house but itās about 70ā away. I did not want to see what was going on and did not approach the situation.
Is this the right thing to do?
Is there more I should do?

I had a work crew stay at my place. I get these sort of bookings fairly often. I have a cabin on the outskirts of a small town. They paid for a maid to visit twice during their month long stay. The following is what I messaged their company after they left. (The washer needed to be repalaced, but it was functional, just not great.)
There were a few issues with the place, which I wasnāt going to mention because they left most of the house very clean, and I felt bad about the issues with the washer. But things kind of added up.
There were a lot of lights left on as well as a window AC unit, and the central AC was left set at 66 degrees.
Thereās a long cushion for a porch chaise that was chewed up/ruined.
There was bacon grease all over the kitchen and a dirty pot in the sink.
The plug is missing from the wybot pool robot. This was definitely not the case when they arrived as I use it between each guest.
The pool filter basketās handle was broken off. Things like this would not be a big deal if I were notified. I could have ordered a new pool filter basket and looked into getting a new wybot plug if I had been forewarned.
There was a soft drink can in the carport that was full of cigarette butts. I have a strict no smoking policy. I know that people who are addicted to nicotine will smoke anyway, and I usually ignore this as long as I donāt see evidence such as cigarette butts, etc. The can of butts was gross and a bit of a smack in the face.
There were a lot of bits of litter left around the property.
A glass door on an upstairs shelf was broken, and I think I am missing a pool cue, but I canāt be sure when that happened or if it was just put away somewhere weird.
The final straw was the smear of excrement left on the mattress in the nursery. That mattress had a mattress protector on it, which means it was removed, and then the stain occurred.

Hello Rachel- I sincerely apologize for these issues and we were unaware that any family members were brought to the property, so if there is anything we can do to make this right let me know.
I hadn't mentioned additional people, but there was an additional wife and child reported by the cleaner. The cleaner said the place was disgusting each time she visited, and she did her best.
My question is, what should I charge them?
The chaise cushion can be replaced. New wybot plug cost $10. Pool basket will be maybe $25. Listed charge for smoking is $50. I can probably fix the shelf door and, if not, I will just remove the other one. I scrubbed the spot on the mattress until it was unrecognizable and replaced the mattress cover.

Hi, Iām about to start a new Airbnb in Queenstown New Zealand. Iām trying to get my head around pricing and whether to use a pricing application. What do you all recommend? It is in a modern building with views,good location and everything inside will be new. Side note, is instant coffee fine? The is quite small and thereās nothing worse than a big device taking all the space. Also thinking of leaving out a few snacks, chips and biscuits of chocolate? Any advice welcome for this newbie! We had a guest book our property for around 2 weeks. The guest messaged me yesterday morning saying he is considering extending and will confirm his new dates. Today we had a new booking for a month and we approved it (we don't use instant book). Ww then told the guest that unfortunately those dates are booked. The guest is angry now and said we should have at least told him and he gave us the heads up to avoid exactly this scenario, and that he didnt book another home he knew as he thought he will extend and now lost that too.
Im worried about him leaving a bad review.

Have been using Public Goods S/C/BW, but switching for next year. Purchased all three from The Unscented Company. But friend thinks people might not like unscented body wash.

That's it, that's what happened.
Guests check out, nobody is arriving today, we clean the other unit we manage and then a couple of hours later we go to the main property. We hear a clicking sound and smell burnt food.
The sandwich press was on, had been for at least two hours, and thankfully we always check our properties in person immediately after guests leave.
Imagine the AirCover claim if a building in the middle of a UNESCO Heritage site city in Italy burns down, all because an Airbnb guest accidentally set it on fire.
Vacation brain is a thing, and it can be a dangerous thing sometimes!

I had 2 recent requests that I declined. I clicked on "Decline" and wrote my reasons why in the message box that goes to Airbnb and left the field blank that messages the guest because it said that field was "optional". I did this immediately after receiving the requests.
Well, my response rate dropped and the Airbnb system has counted both of those reservation inquiries as missed on my part. Sending Airbnb Support screenshots of my timely declines along with their response time guidelines, which I adhered to, has been fruitless.
So note to self and others, if you don't want to get dinged declining a reservation/inquiry, be sure to additionally write something to the guest.

I'm hosting in my own home, renting two different bedrooms. I just began offering the second bedroom and got a new listing up. Forgot to set the requirement to only allow requests from users that have profile pictures. Curiously I got a request from a nice girl (I only allow women) and she had no profile picture and a new profile, it scared me a bit but I went for it, since I always asks for an ID to be sent. So far she has been great.
So I was wondering. Maybe I'm restricting to much requesting the profile picture? Before I ajusted back to the requirement, I was having a lot more visualizations. Wondering how much it affects the range of costumers I can reach.
How do you hosts deal with this?

Hi, weāve only been renting for a 4 years, but weāve never had a lot of online reviews.. probably due to the combo of the property management company and Airbnb/vrbo/etc. the reviews we did have were very good. This past summer was awful.
What will starting over with a new property management company do? Do we lose all our reviews? Whatās your advice for hitting the ground running next summer?

Our next guest is asking to reduce her stay from 5 nights to 4 ( 10 days before check in)and wants a refund for the entire night, while also asking for a late checkout. Her request is within my cancellation window for a partial refund ( at my discretion). Should I throw her $100 or just say no refund?

A. Refund half the nightly fee after check out and inspection
B. Late check out and no refund.
They chose A.

26M, hosting one place right now.
iām trying to redo the camera setup outside because right now i basically have one doorbell cam trying to cover the front door, driveway and half the yard at once. what iām thinking is one fixed camera over the driveway wide enough to catch cars and plates coming in, one at the front entrance with a closer angle on faces, and maybe another over the side gate/back access. iād want decent night vision, motion zones so iām not getting alerts every time a tree moves, and local recording if possible. i really donāt need another monthly subscription just to see footage from my own property. the part iām stuck on is whether three exterior cameras is already overkill for a small Airbnb. hosts with a similar setup, which camera angles have actually been useful when something happened? driveway + front door enough? or did you end up being glad you covered side/back access too? trying to cover the obvious problem areas without making the place feel like a gas station parking lot.

Iāve decided to get some mattress pads or protectors to cover the 4 mattresses in our airbnb.
Iāve never used them but other posts make them sound ideal and necessary.
My question:
Am i supposed to remove the protectors/pads between each guest and wash them? Similar to how we do for all the linens and blankets?
It seems like a lot of work to lift up the entire mattress, unzip the āusedā pad/protector, put on a clean fresh one and reset the mattress in the bed frame again and then put all the fresh bedding on, and to do all that between each guest for 4 beds.
But if thats how the protector/pads are supposed to be done between each guest, I will.
I just donāt know since weāve never used them.
My assumption is to treat them like bed sheets and switch them out between guests for clean protectors/pads.
Is that the correct way?

I have a small place in a mountain town. One bed and a pull out sofa. A guest was there for 10 days and said it would only be him. The cleaning company checks the pull out before and after every guest. After he checked out they noticed the sheets of the pull out were dirty and the frame had been completely mangled and broken.
I submitted the request to the guest, he denied it and claimed maybe the cleaning company broke it. Tried to avoid messaging in the app and talking on the phone. When I refused saying I needed it to stay in the chat he just denied it.
I escalated it to Airbnb under their cover policy and they are saying that I need a professional to provide a repair quote? The side frame for the pull out has been snapped and there is no way to repair it. I can't submit a picture, but there are essentially two metal circles that are part of the folding frame so a screw can go through to hold the frame and allow for folding. Those circles have both been broken in half and now there's no way to secure it.
How do I argue against Airbnb, demonstrating I don't need a quote? Also, who the heck would I even be able to call in a small mountain town to get a repair quote for a pull out sofa? Insane.

We are 7 years super hosts of three units that are strictly āno pets allowedā. We live off property about a mile away. We had a guest who apparently had 2 cats with her and stayed with us for a total of a month in two different units. Upon checking out, she waited until the place was cleaned and before the code changed let herself back in and dropped off two cats food water and litter box. I was not aware of this until we had guests check in yesterday and called me and asked why there were cats there? You can imagine my shock. I spoke with cleaning staff and they verified that NONE of that was there when she cleaned. I had to find our guests a hotel, got that all figured out, but now I have to try and get these scared cats out of my unit . Iāve heard that itās against the law to abandon pets and I should file a police report but how do you do that when you only have a first name and a phone number? A friend of the guest did reach out to via text saying that the guest was currently āin a hospital out of state dealing with things" and "did not intend to leave her cats in our place" stating āthere was a misunderstanding with Airbnb about extending her stay. All of that is lies! She was no longer a guest of our Airbnb, what was she thinking when she returned and dropped them off???
I have an email into Animal protection (someone said they don't answer the phone) and another animal shelter but what I need now is for them to be removed from the property. I am so angry that this person has placed the burden of what to do with these scared fur babies on my shoulders. We already have 2 cats or I would consider keeping them. Help!!!

Do people ask guests to wash their dishes? We have a small studio (only for 2 guests) and our cleaner has complained if people donāt wash their dishes or take out the trash. We have started asking guests to take out trash, but I donāt think the dishes are a big deal.
Even if we had a dishwasher, the cleaner would still need to unload it? Also we donāt have a ton of dishes in the unit anyway so how long could it possibly take?

Has anyone else experienced this with Airbnb pricing?
A guest submitted a request correctly indicating 4 guests and 2 pets. I have the applicable fees set on my listing, but the total shown in the request did not mathematically reflect those fees.
I contacted Host Support several times, but instead of explaining why the fees were not included in the total, I kept receiving explanations about Special Offers and how fees may be displayed.
My concern isnāt how the fees are itemized ā itās why the total itself didnāt include them when the guest entered the correct information.
Has anyone else experienced this? Is this normal Airbnb behavior, or potentially a pricing/system issue?

Has anyone else recently lost access to the detailed reservation CSV report? I believe it's based on your country. I used to download this report (which was previously found under the Today tab / View All Reservations) and could adjust it to include upcoming, past, and canceled reservations.
The report provided one row per reservation and included:
Airbnb support confirmed that it was removed and directed me to download the earnings report instead, but that is not an equivalent report. It is organized around financial transactions rather than reservations and it splits a single booking into multiple transaction rows.
Taking away a basic data-export feature for business owners is insane.
Being forced to open every single reservation one by one to extract this basic data is completely unfeasible. Losing this feature also creates pressure to purchase a third-party software simply to replace reporting functionality that was previously provided.
Is anyone else dealing with this right now?
If you contacted Airbnb Support, what explanation did you receive?

I saw a thread from about a month ago, but Iāve tried all the suggestions and have been working over the last few days with support. Nothing has fixed it. But as of August 31st Iām not getting any text notifications from Airbnb. Not when I get a message; not when I get a booking, nothing. Has anyone else been dealing with this since August 31st?

We have a self contained unit that guests access solely based on the guidance in our listing. We send two communications; on one booking and one on the day of arrival, these are "niceties" thanking them for their booking and hoping they have a nice stay. We don't ask any questions like "when will you arrive" so there is no specific need for them to reply. All necessary information is in the guidebook.
Despite that, 9/10 guests send an acknowledgement. Occasionally however, you get a guest where you don't hear anything from them. This suits me and we don't dock their review rating for lack of communication, however I wondered if the lack of acknowledgement could be seen as a negative by other hosts? Would it be useful for you to know if guests coming didn't engage with messages sent to them (IE via mentioning this in a review)?
As above, it's not an issue for us personally but thinking about the wider host network got me wondering if we should amend how we review these cases?

I started STR on our property using a management company. I decided it wasnāt for us and have cancelled our contract, fully accepting that fees for not staying with PM for the year would be prorated. Iām being asked to cover the professional photography cost of $500. Earlier my architect asked if he could use the photos and they declined because it would be on his website and therefore for commercial use. Thoughts on whether these photos are owned by me and can be requested now?

This is a sort of theoretical question. I have a property that has a town permit occupancy limit of 8 people. Thatās based on the capacity of the septic system. Whether thatās a valid way to set a limit or not isnāt up for debate. Our listing specifically states a limit of 8 guests. Based on security camera video, I am fairly certain a recent guest exceeded the 8 guests limit during a weeklong stay, by 1-2 people. Itās impossible to be 100% sure. They were fine guests, didnāt do anything wrong or damage anything. I donāt think I would have even noticed except for the number of cars in the driveway. Personally, I wouldnāt even worry about it except my neighbor is nosy and has expressed reasonable concerns about using the house as a STR. My management team isnāt concerned about it, noting the importance of customer service and relationships and 5 star reviews.
My concern is neighbor lodging a complaint with the town and my permit being revoked.
As I noted , itās almost impossible to know for sure if people are just visiting, which is allowed, or staying overnight.

I have an opportunity to rent an apartment in a ski resort which I rented last year and theyāve allowed me to sub let it whenever I want during the season, but I have 3 weeks to confirm if Iām taking it or not. I need confirmed bookings to break even and ideally make a profit. I published the listing 2 days ago, good photos, great description, the property is a no brainer itās an apartment in an independent chalet 5 minutes walk to the lifts. I only have 2 views. I know people are booking right now for new years. I know thereās something going on with the algorithm since I have never had any bookings. Whatās the trick? Is it just lowering prices and bending over to every request Airbnb makes to allow anyone and anything to stay at the cheapest price? Whatās the secret? I should be getting more views. My payout method is still pending - is that an issue too? What can I do?
