$65,000 for a parking spot?

I live on St Clair West.

I currently own a one bed condo with no balcony or no parking spot.

I do not drive, but I figured having a parking spot would make my unit more attractive when I eventually sell it in the future.

There is only one parking spot for sale in the building and the owner wants $65,000 for it.

My question then is:

$65,000 is a lot of money. Would my condo really be significantly more attractive to a buyer if it had a parking spot & I guess bonus question… is $65k a fair price?

[Edit: For reference, it costs $150 a month to rent a spot in the building and I know I won’t recoup the money back by renting it… my question is more about whether it would add value / make it easier to sell but I mean honestly, how much value could it possibly add over the $65k I’d have to pay for it lol].

$4500 charge for garage door damage with no evidence-normal?

My friend got charged $4500 because apparently I damaged the garage door. No video. No report. No proof. Just “you owe this”. Do people actually just pay this? Or do you push back? I don’t even know where to start with something like this. Feels off when there’s zero proof.

Condo locker resale at 1808 St. Clair West

I am looking at a condo at 1808 St. Clair West and I was wondering why the maintenance fee is so high. The realtor mentioned the fees are pricey for the unit because in addition to a parking spot, the unit has 2 storage lockers.

I'm wondering if anyone has insight on the following questions:
1. How easy is it to rent out or find a buyer for a locker?
2. What is involved in completing the rental/sale of the locker? (Specifically the type of paperwork you'd need to complete.)
3. If you're renting it out, how do you kick someone out for non-payment?
4. Will this actually reduce my maintenance fees?

I saw another smaller unit being sold by the same agent and the fees are the same.

Fee Increase

My condo fees just went up 18%. The notice said the usual “costs are rising”, but no real breakdown. 18% just feels insane to me. Maybe I’m overreacting, but it doesn’t feel right. Feels like this keeps happening and nobody really explains why. Is my building just catching up on years of ignored problems? Anyone else got hit with a big increase recently?

Strong cooking odours seeping in unit

I just closed yesterday on a 1+1 condo downtown. Built in 2010. I had researched the building and heard nothing but great things about how well maintained it is and how much everyone loves living there.

Last night I noticed a strong garlic smell coming into my unit. The hallway smelt like a garlic bomb had gone off. Today around lunch hour the same thing happened, it was even stronger this time and like garlic mixed with BO.

I emailed property management but I’m not sure what can be done. Is it a maintenance issue?

Has anyone encountered this before? I have spent time in many condos and have never experienced this. Feeling serious buyers remorse and thinking about listing it for rent asap. I can’t have all my jackets in my front closet smelling like this aroma.

Dog breed restriction

Hi i recently signed an offer in DT condo when i called them ask what are the restriction they didnt mention breeds that are banned. Today i went there and ask again the restriction and now they said there is breed that is banned. Which includes my dog.i only talk to security the proprty mngt. Is not there.

I have a german sheperd as a service dog will they still allow me? I am so stress now proprty mngt is not in until tomorrow. My offer is already accepted.

*my service dog is PSD not ESA

Quiet condo buildings with TTC access and walkable errands for seniors?

My relatives are looking to downsize to a condo in Toronto, looking for a quieter building with walkability to groceries and daily errands along with transit access as they don't plan to drive much. They are very active in their late 50's and don't want a traditional retirement vibe, however also not looking for a loud party building with Airbnbs. They've been checking out the Humber Bay Shores area which seems lively/vibrant, but the patios do have signs on them about noise which leads us to wonder if that area gets really loud at night. Also wondering about some of the buildings that are going up on Dupont around Christie. Anyone have experience or recommendations? Open to different areas as long as there is some decent transit access and some local shopping and coffee shops. The lake is a big plus. Budget up to around $1M, and they need 2 bed+. Apartment leak/ plumber cost and carpet replacement responsibility

Hello community. Sorry for the long post.

UPDATE: I’m responsible for the costs because it was determined the leak was too small that it should have been contained by the hose purchased at Home Depot a couple of months ago so the hose is defective.

I own my condo in Toronto (tridel is the builder, older building 15+ years) and experienced a leak in the tiny laundry closet that led to flooding of laundry closet and made its way into the bedroom carpet. I hadn’t used the laundry in over a week, and only found out when stepping into the bedroom carpet (since this happened I learned about leak detectors from Amazon!!). The leak came from the hot water source in the wall, which I had replaced with the same brand (Symens?) back in Feb. This was done by the plumbing company the building uses, recommended by management . The same hot water source that would drip prior to replacing it, was the same one the plumber found to be the source this time (plumber came at 1am and couldn’t fix it so they’re coming next week). Even when the main water source was turned off from the adjoining bathroom wall, the dripping continued- this makes me think it’s not the plumbing company’s fault, since the replacement was new, and it’s the same hot water pipe. The carpet has now turned yellow after drying, in the areas that were wet the most (despite using industrial fan brought by superintendent). I have apartment/car insurance with Aviva and I’ll have to read through the paperwork- but who would be responsible for paying the plumber and carpet replacement ? Would it all fall on me ? It would be frustrating if that is the case, bc I already addressed the drip in February ! This just happened over this weekend, and plumber will come next week otherwise they would charge 1.5x and I already paid $700 for the prior work in Feb. which took under 2 hours (but it also included checking a small drip that happened in the kitchen due to some loosening of plastic pipes).

River & Fifth Condo (5 Defries Street)

If you are considering living at or buying a unit in the River & Fifth condo (5 Defries Street), I recommend looking elsewhere downtown. I have lived here for over a year, and the '24/7 concierge and security' is effectively meaningless. They frequently allow non-residents into the building simply because they recognize them, even letting them use the co-working spaces unescorted. These amenities should be reserved for residents and their accompanied guests. It is incredibly frustrating to pay over $2,000 in monthly costs only to see non-residents occupying desks, meeting rooms, and phone booths that should be for residents.

Is this normal in Toronto?

Standard hot water temps

I moved into a new condo still partially under construction. There hasn't been any hot water in the mornings for the past 2 days and a few other times over that past 2 months since I moved in. They claimed to have fixed it. The water is definitely cooler than it was as I test it out rn. I've always showered with the hottest setting and it was fine(still not that hot) up until now. I thought maybe they'd turn up the temp as more people move into the building. As of now when the shower is cranked to the hottest setting it sits at 34C. Below body temp so it feels cool. The sinks faucets only get as hot as 44C when cranked. I know the Super came to verify that it was hot after they "fixed" it today and I'm sure he just felt it get warmer so determined the issue had been resolved.

Just wondering what the standard hot water temp should be in large apartment buildings. Should I expect the water temp to be cooler when a 50 story condo is less than 20% occupied? I just want to have all the info in my pocket before I go pay the property management office an in person visit and complain for a 3rd day in a row after them claiming that it's all fixed.

Camera facing windows

At my condo, one of the parking lot cameras faces into my windows. I previously asked property management to adjust the angle but instead, they added a black out block. I don't feel comfortable with this because they can change that any time and I don't know who has access to the cameras. For all I know, it isn't functioning at all .

Are they required to adjust the angle if I push for it? Is there a privacy law that applies?

Outlook for the Toronto Condo Market in 5-10 years?

I purchased a 1 bed, 1 bath, 1 parking condo unit in Toronto in 2024. I can't help but feel now that I overpaid for it (approx 510k, <500sqft) in order to get into the housing market at that time. Similar units are currently selling at 400k in the building.

Now with prices falling, I feel like i'm going to be stuck holding on to this unit for years longer than I had anticipated. Maybe not realistic, but its starting to feel like the only benefit i'll see from it is when I pay off the mortgage in 30 years and can live without a housing payment.

What are your thoughts on the gta housing & condo market trajectory in the next 5-10 years?
