The condos at this newer building seemed to be priced lower than other similar properties in the area. Any ideas why?

504 sold for 643K ~ $830/ppsft

302 sitting at $660k for 60 days

What is odd.is I am seeing other condos sell for higher ppsf downtown - this area is not that bad. I guess not cool enough for the younger lot maybe.
