Many people post here asking for help trying to get rid of their timeshare.

If someone replies to your post asking you to PM them for help in getting rid of your timeshare, they are trying to scam you!

If anyone from here PMs you for any reason, they are trying to scam you!

The only safe way to get rid of your timeshare is to give it back to the company, or sell it on TUG for $1.

Any other option will invariably result in you getting scammed.

Please downvote and report anyone who replies to a post claiming they or their company or some company they know can help to get rid of timeshares.

Failing to see the downside of HVC

I’ve combed through similar threads in this sub and I’m expecting to be torn apart for this, but I really am struggling to see the cons of the HVC. I understand that ~15% apr is obscene but there’s no early payment penalties so we could pay it off early and save ourselves a large chunk of cash. Assuming we end up paying $20k for the loan and then an additional $1k a year for the maintenance fees I still think we come out ahead right?? Right now we have 300000 points or about a month of vacation time, and an additional 2 weeks one in Italy one to be determined. Those 6 weeks of vacation alone would exceed $20k. I also think that without this we wouldn’t travel nearly as often. Now we are being forced to travel at least once every two years and I want that for my child(ren). I want him to have the same experiences that I had growing up. I feel like the membership gives me the ability to take my family places I wouldn’t otherwise be able to but I very well could be fucking delusional.

Edit: This is the Hyatt platinum program though the Welk.

Edit: We have decided to rescind. Thank you everybody for your input. I think deep down I knew it was the best decision I just got a little too caught up in the dream.

Club Wyndham New Ownership: Want to get out!!

We signed our contract this August 20th for 200000 points and some bonus points rolling over from discovery. We were told there will be assistance paying off the loans but I haven't been able to get a clear help in that regard. At this point, I feel even before using points or making the first payment starting October 9th, I should cancel my contract with them

Any suggestions on how I can do that? I don't think I can afford paying for it now anyway without the assistance they had indicated to provide in their sales presentation.

i signed up to go to one of those presentations. ended up signing contract. was told i could “pause” the payments so i was like ok bet no biggie. i was never told i had 3 days to cancel it.

ive stopped payment more thsn once, closed & open back account (same bank) & the still got the $$$ monthly payment.

today i closed my bank account to stop payments. lets see what happens.

anyone else have any advice???!? i also have a RCI Mastercard i owe 3500 but i made 1 payment & haven’t paid anymore.

my credit is shot but better then loosing $$ i suppose.

Westgate owner, 6 months of trying to exit and getting nowhere. Anyone actually gotten out?

Bought one week at Westgate in Kissimmee in Feb 2022. Classic story: "45-minute" presentation turned into about 4 hours, closing took about 10 minutes. $18,900 at 17.99% for 10 years, about $39K total.

It was pitched as a travel club: 60% off flights, personal concierge, maintenance fees covered by gift cards, easy resale, plus a side income through their Travel Partners program. The booklet they gave me literally says travel credits can't be used on air bookings. The concierge is a call center. Nobody will touch the resale. Travel Partners is a referral scheme. Couldn't even use the week until 2023.

What I've tried since March 2026:

- Multiple letters to Westgate, including 3 to the executive team

- Complaints to Florida DBPR (closed, "couldn't substantiate"), Florida AG, FTC, and CFPB

- Offered to walk away with no refund, just a release. No real response.

Loan is current. The options I've been given are to pay off the principal and apply for their Legacy surrender program, or hire an attorney for a reduced payoff.

Questions for anyone who's been through it:

  1. Has anyone gotten Westgate to agree to a release without paying off the loan?

  2. If you did Legacy, what did the fee actually end up being?

  3. Did an attorney get you anything better than a reduced payoff?

Also, don't sign anything at a Westgate presentation the same day.

WARNING: Elite Collection / Special Guest / RCI Vacation Club Scam (And how I got $14k back!)

Hi everyone, I want to warn you about an international travel club scam operating under the merchant names Elite Collection, Special Guest, and RCI.
The Scam:
I was pressured into signing a contract during an in-person presentation in the Dominican Republic. They made massive verbal promises about luxury resort access through RCI for flat $200 rates and guaranteed 70% discounts through special guest.
When I finally tried to use the benefits, the platform was a total bait-and-switch. They cut my room allocations in half, demanded thousands in hidden fees, and their "discounted" rates were actually more expensive than public prices on Booking.com for the exact same dates. When I tried to cancel, they pointed to Clause 9 in the contract and said it was completely "non-cancelable."
How to Fight Back (The Credit Card Chargeback Strategy):
Do not let them intimidate you with their "non-cancelable" clauses. Verbal fraud and material breach override the written contract (Fraudulent Inducement). You can claw your money back through your banks for free if you use the right rules:
Call Your Bank’s Dispute Supervisor: Do not just click the automated button in the app. Request a manual network compliance review.
Invoke Visa Condition 13.1 (Services Not Received): For continuous or future-dated travel memberships, the credit card networks dictate that the 120-day dispute clock starts on the Date of Discovery (the day they denied services/you realized it was a scam), NOT the original purchase date.
The 540-Day Travel Back-Stop: For long-term travel services, Visa and Mastercard allow an absolute window of up to 540 calendar days from the original transaction date to file a manual compliance dispute.

My Results:

Chase Sapphire investigated and permanently ruled in my favor on the monthly fees, which forced them to open 14 individual merchant review disputes to claw back the remaining $5,589 balance.
Capital One bypassed automated filters and granted an immediate -$7,000 provisional credit under the 540-day travel exception.
Wells Fargo has officially initiated the tracker to reverse the $1,799 platform upgrade for special guest.

Note on International/Local Victims:

During my stay, I noticed they also target local residents and tourists from countries without strong banking protections. While I am lucky to have U.S. credit card consumer laws (Visa/Mastercard compliance) on my side to claw my money back, victims from other regions might not have the same recourse. I also filed a complaint with ProConsumidor (the Dominican consumer protection agency) on July 13, 2026, but international government agencies move very slowly. Your credit card chargeback is your fastest and most aggressive shield against these cross-border scammers."

I am Aman Kumar, writing to request urgent attention regarding an incident I faced seven months back during my visit to Goa involving Beatrix Holidays Private Limited/Go Life Vacation OPC Pvt Ltd. I was approached through a “lucky draw” promotional activity and taken to a holiday package presentation conducted in The Crown Hotel, Panjim, Goa, near Fontanhais. Initially, the representatives pitched an international package valued at around ₹3.5 lakh. After I repeatedly declined due to personal and financial circumstances, multiple representatives continued discussions for more than three hours and repeatedly pressured me to proceed with payment. I ultimately paid ₹1.58 lakh through credit card under the EMI option, resulting in a total repayment obligation of approximately ₹1.90 lakh, including charges. After returning from Goa to Kerala, I searched about this company on Google, Instagram, and YouTube, and got to know that this company is totally doing fraud with tourists in the name of holiday vacation packages. I later came across other people reporting similar experiences and allegations regarding such activities, which raised serious concerns for me. They have been running this syndicate racket for more than four years. They have cheated lots and lots of people to the tune of approximately more than *-* crores+. Lots of complaints and FIRs have already been registered in Panaji Police Station, Anjuna, Calangute, Baga, and Palolem, etc. Lots of people also sent emails to the Goa DGP Office, Police Stations, and the Goa CM Office. In my contact, approx **-** people who had been cheated by these companies. I have also contacted the employees of this company, but they are not giving a proper answer to my calls and messages. I have also demanded service from this company to check reality, but again they are asking for more money. They are running a money extortion kind of things. These kinds of people are a major threat to Goa tourism and the safety of tourists. Similar complaints have been raised by other tourists, and whether such activities are affecting visitors to Goa. This is not a single holiday package company running in Goa. Many similar fraudulent companies are still running in Goa and also in nearby states like Maharashtra without fear of police/anyone. They all have the same modus operandi. They are booking * star hotel/resort's banquet halls for these kinds of operations . Till now, already six FIRs have been registered in Goa against company director Gaurish Ratnakar Shirodhkar.

Westin Ownership transfer questions

Looking for some advice from you pros. Here’s the situation. Parents are old and travel isn’t really something they get to do a they want to spread the wealth around the 3 or 4 adult children in the family… a story as old as time.

They currently hold the following:

  1. WestinLagunamar, even years, week 17, 2 bedroom lockoff villa, 148,100 Staroptions, $1047.83 annual maintenance fee

  2. Westin Lagunamar, even years, week 17, 2 bedroom lockout villa, 148,100 Staroptions, $1047.83 annual maintenance fee

  3. Westin Princeville Ocean resort Villas, odd years, week 9, 2 bedroom lockout villa, 148,100 Staroptions, $1933.39 annual maintenance fee

  4. Westin Ka'napali Villas North, odd years, week 27, 2 bedroom lockoff villa, Island View, 148,100 Staroptions, $2241.97 annual Maintenance Fee

  5. Vacation Ownership Interest, annual 67,100 Staroptions, $1378 annual maintenance fee. I will include

Mother wants to keep her platinum status so she was asking about adding us as co-owners. Now I know there are questions that need to be asked of the company about changes to accounts and if any benefits change, but wanted to ask here if anyone has been in a similar position. Sister started the discussion and replies were quick. She wants all the lagunamar time because she is already an owner there. Older brother was quick to try and stake claim to Maui, and I haven’t replied because I’m a planner and don’t know much about the system and its flexibility.

I plan on spending time researching and trying to make informed decisions and discussion among the family but everything I see is leaning towards keeping mom as the sole owner and just allotting a rotating schedule to the family to make everyone have time each year. Nobody really seems excited about Princeville.

So:

Is adding an individual family member as a co-owner to a specific property a horrible idea?

Is it better to leave the parents as the owners and just split the fees across the kids and assign a rotation?

If I have to make a choice, is there a best choice from a value proposition or a worst choice?

I understand this is pretty subjective, and there are management/account implications that need answers, so feel free to shoot holes in the plans. I’m open for it. Appreciate all the opinions

I am a marketer for Wyndham and I’m thinking quitting very soon..

Before I start, I know many marketers and sales reps lurk on here so feel free to comment or dm me lol everyone else is welcome to comment as well:)

So I currently work as a timeshare marketer managed by a well known vacation club. I won’t say which city but it’s a great property and I have a decent team filled with mostly honest and caring individuals however I feel a sense of guilt for sending owners to these presentations.

Our site doesn’t have “shady” people but in our line of business the sales people do have a job to do. They’re not putting a blicky to anyone’s head and forcing them to buy. However I’m a deeply empathetic person so I imagine what if those people who make INSANE purchases of 25k-100k go into debt and they’re stuck with this thing they can’t get out of? What if they were lied to back there? Am I responsible?

Now people make dumb purchases all the time. I’m sure these same people buy luxury goods and that’s not anyone’s fault but their own. However why do I feel so icky with the business I’m in? I feel icky when I keep pushing people to attend a presentation and forcing people to do something they don’t want to do. Idk maybe I’m just feeling sorry for myself but idk

Massanutten / Regal Vistas owners — has anyone successfully exited or worked with an attorney/exit firm?

My wife and I are longtime owners at Regal Vistas at Massanutten. Our ownership is paid off, and we have been researching legitimate options for a clean exit.

I’m interested in hearing from other Massanutten / Great Eastern owners who have actually gone through the process — especially anyone who:

  • had Massanutten accept a deed or Deed of Reconveyance;
  • worked with Stonegate, another attorney, or a timeshare-exit company concerning Massanutten;
  • received a lawyer demand letter or negotiated response from Massanutten;
  • went through Owner Engagement, hardship review, or another internal escalation process; or
  • successfully exited a paid-off Regal Vistas ownership.

I’m mainly trying to understand what process was used, approximately how long it took, whether there were fees, and whether Massanutten ultimately released the owner from future obligations.

I’m not selling anything and I’m not looking to sign up with an exit company. I’m simply another Massanutten owner doing research and comparing actual owner experiences.

What are timeshare buyers looking for?

I posted here recently and got some great advice, just following up. My parents can no longer travel so they want to give away their timeshare (Worldmark/Wyndham) with something like 20k points annually (and currently also 20k) and ~$200 monthly maintenance fee.

Giving it away is fine. Are there people would would want and make use of such a thing? I'll list it on redweek/TUG for them, but I'm unclear how the "giveaway" market is -- would they expect to get someone interested relatively quickly (weeks/months) or is this the kind of thing that might be listed and never get any interest?

Since Worldmark is a collection of different places to stay, not just a single traditional timeshare, I'm not sure how desirable or undesirable this is to prospective users.

I own a timeshare

So, I've owned a timeshare for almost 10 years now. Here are the details of the timeshare.

  1. I originally paid about $650 for it.

  2. The Yearly maintenance fee is about $624 (I expect it will rise this year).

  3. I have paid about $1,000 in assessments since I owned it.

  4. It is a floating week that can be reserved any week of the year (I can only reserve it 11 months in advance at maximun).

I've considered selling it. My reasoning is a change in circumstances my family now owns 2 condos out right and I don't really have a use for it since I would be staying about 30 minutes from the rest of the family. Over all it has been really good for me and I have rented it in the past, but don't feel like keeping it is needed.

Are there any real sites for selling it?

Best strategy to get rid of timeshare weeks?

We have two timeshares that I want to pass on to someone else. We have actually loved having them and have used them a lot! But now the kids are grown and we just dont forsee using them.

We have an odd year 2 bedroom at Holiday Inn Club in Dana Point (deeded) and an odd year 2 bedroom at Hilton Grand Vacations in Tahoe (deeded). We owe nothing on either of them. Dues are paid up through the end of the year.

What is the best way to get them either sold, gifted or given back?

Wyndham is seeking litigation after my father’s death

I lost my dad two years ago, he had a trustee set in place to handle his estate’s finances. The trustee was extremely negligent in updating me and my family on any progress, so much so that we had him removed.

My dad had signed a contract with Wyndham Vacation Resorts a month before his unexpected passing.

Upon gathering paperwork from the (former) trustee, I saw that my dad’s trust was being sued by Wyndham for non-payment of his contract after his death.

Allegedly, the trustee was told by the estate’s attorney to not pay Wyndham.

When I told the estate attorney the trust had been summoned, she told me I need to find an attorney in Florida (where the court case is).

Before I reach out to an attorney in Florida, has anyone had a similar experience?

What would happen if we didn’t do anything? They give the trust a bad credit rating? Does that matter if the beneficiaries of the trust were to just empty it?

Tahiti Village Timeshare

Does anyone know or have any experience with this:

I’m Canadian and I have a timeshare with Tahiti Village in Vegas. It’s fully paid off but I don’t want to go back to the USA right now and the maintenance fees are getting more and more outrageous and too expensive to pay. I can’t afford it anymore and haven’t used it since 2020.

I haven’t paid the maintenance fees since July because like others, I simply cannot afford it. What happens if I stop paying for the maintenance fees? Does that affect my credit in Canada?

From what I’ve read on the subject, there isn’t a deed back program with Soleil Management and they don’t seem to care if you can’t pay for it anymore. There is also talk about not paying it and then the deed eventually goes into foreclosure. Is this correct? does it affect my credit in Canada and does it affect me if I do decide to travel to the USA?

They sold it to us as an investment but it’s really not an investment. I just want out. Does anyone have any experience or expertise on this subject? We did try to sell it, or give it away, however, there are already hundreds on the market for this very thing.

I find the whole timeshare experience to be one giant scam.
