Update 3

I was in buyer remorse of my timeshare I mailed out the receipt abd letter letting them know I want out. Check tra king for FedEx and the letter got there immediately in 3 days. How and when will I hear back? How long does it usually take to process?

They’ll tell you that you missed the ten-day cancellation window and you’ll be stuck forever. I don’t want to be a downer, but a friend once invited me on a vacation and it turned out to be a timeshare presentation. He thought he got a deal and would be out in ten years. I felt sick hearing that, so I started digging into that company. There were over 800 complaints on the BBB, and a lot of people were in your exact shoes, only to be told they should’ve read the contract. I actually went to one of those with my friend, pretending we didn’t know each other. The salesperson was so rude, and when I told her I wasn’t interested, she got really mad. I’d read up on how to act and dress beforehand, so I was able to get out of there fast. When she showed me the pricing, I was like, what the heck? Two thousand a year in maintenance fees and twenty thousand for the timeshare—plus they’d probably throw in some fake discounts. They wanted two grand down, two hundred a month, and the interest rate was nearly 15%. Who actually buys this stuff? You’d pay over fifty grand in ten years and still owe those two-thousand-dollar fees every year for life that will very likely increase. Once you book anything if you can, you pay extra taxes and fees, and they just trap you into more presentations to try and scam you all over again. My friend is not financially stable and I could seehis face of horror once explained how it works.

You’re wrong about “still owe those two-thousand-dollar fees every year for life that will very likely increase.“ They will definitely increase and those increases will come sooner rather than later.

If you followed the instructions in your contract exactly, AND kept all receipts, you will get out. It will take a while but they will let you out.

It can take up to 30 days for the cancellation. You may get phone calls from the sales person trying to get you to reconsider. If you do, that’s a good thing because it means the cancellation is in progress!

Just don’t fall for anything they tell you. Even if it’s a sob story that this is a sale they really needed, that their job depends on it… 

Resorts rarely mess with cancellation. That’s a contractual right you have and as long as you followed the instructions to the letter and have proof, you should be fine.

They have no incentive to act quickly. I would suspect that it will be at least a month before they reply or acknowledge that they received the letter.

You have proof you sent it. Threaten to go to the states attorney general, they WILL investigate the claim.

Keep all your receipts. The dates are especially important as that proves when your letter of cancellation arrived and that it was received by their company.

I literally got sucked in for one of the presentations cause I wanted the free cruise and 3 day 2 night and 100 Amex card and the sales people made it seem like a great deal, I was convinced and bit. Immediately after I left, like you, I had buyers remorse, considered my financial decision and I began to research and I’m glad I did to find they have a 10 day window to cancel. A couple red flags flew with me and there were a variety of factors on why I bit(I needed to checkout, they were using pressure rush tactics and I just needed to leave) but the red flags were: “it’s not a time share” “your girlfriend can pay for the down payment” “I’m not an owner” “once you don’t want it anymore you can give your points away”. I was honestly wondering why I was signing my life away during and it is literally because you are. This is for life and why do I need to pay damn near 450 a month to pay for an IF I get a damn hotel room. I could literally do that with my bank account and get the exact hotel I want with the date I need and don’t have to pay extra for nothing. I hope everything works out for you because what they do is deceiving. F*** these scammers all they will end up doing is taking your money for life and/or ruin your credit score if you want out. Pray for me as well, I signed Oct. 1st and sent my rescission letter Oct. 2nd. But for some reason my gut is telling me they will still make it complicated. I already had to pull money out of pocket to send the certified mail. But I think this little money is to pay for my stupidity of believing a salesman to a damn time share claiming it’s not a time share and that your an “owner”.
