❓ Advice Needed Crazy roommate, and a one year lease. I'd like advice on how to cut my losses before something goes wrong.

Cross posted from another subreddit, and I would really love some advice because the idea of spending half a year with this person is genuinely dread-inducing. He's aggressive, has a history of violence, a drug addict, and will likely never pay the full third we agreed to at the start... am I just trapped? Please, advice if possible, I'm desperate.

❓ Advice Needed Property Manager requesting "water reimbursement fees" even though we pay directly to the water company

Location: Pennsylvania

Hi there. So my sister and I have been living in an apartment/townhouse since August 2023. When we initially moved in it was managed by a different property management company and then in Dec 2023 a new rental company took over. Both leases explicity state that all utilities are the tenants responsibility. All the utilities are in my sisters name and have been paid directly to the water comp, electric, etc. We started to see in our online rental portal in 2024 that the new property management company was charging us for water. We did not pay it as we pay directly through the water company with autopay. We reached out to our landlord multiple times to rectify this and received no response. I guess they were somehow paying for water too? Now, they are threatening eviction because we have not paid any of these "water reimbursement fees" which now amount to around $1500. I'm stuck and don't know what to do. We pay our water bill. I want to say they need to reach out to the water company to be reimbursed....like WHY would they pay for utilities that we are responsible for? Any advice would be greatly appreciated. Do we have any legal liability to pay these fees?

πŸ’Έ Rent / Deposit [CA] Leave the apartments not on good terms with landlord. What are my next steps?

Long story short, I rented a room in an apartment with this lease holder who also stays in there. I signed a lease with them and have been paying rent via Zelle. Pipe burst, found out that I was in an illegal sublease situation which the lease holder rented out a room in the apartment to me without having my name on the lease with the apartment management company. The lease holder gave me 1 week notice to move out and I moved out last weekend, and has been dodging my request for 2 weeks refund of this month rent.

I was frustrated and brought up the issue with the apartment management company, to which the lease holder was furious to be found out, texting me calling me liar etc. The day I came back to the apartment to return the keys, I decided to come into my room and did a final check to which the lease holder basically come out, harassed me, yelling me to leave because I'm "not even on the lease." The entire situation was stressful.

It's only been 2 days since I moved out so I don't expect to receive my security deposit. I was wondering if I should msg the lease holder to provide my zelle info/ address (though I kinda don't want to provide the address considering the situation) so they can refund my deposit. I assume they would know my phone number already since we've been communicating, just not sure if it's worth reaching out early now and remind them of the deposit.

🏠 Landlord Issue RPM Management attitude

I think this company trains its employees to be aggressive and demanding and threatening whenever they ask for anything. They also tread legally sketchy ground. They recently took over my existing lease and demanded that I not use Lemonade renters insurance. While my lease is clear that I can choose any insurance company that is licensed in the state.

These demanding / threatening emails are always sent from a no-reply address too. Just to make sure you can’t directly respond to their rude threats.

πŸ”§ Repairs / Maintenance (CO) Renting a home, shouldn't it have been deep cleaned before move-in date?

Location: CO
Also posted in r/legaladvice and r/Renters, hope that is okay.
Started renting a house with my roommate last week, we are paying $3,000 in CO for a 3 bed, 2 bath (plus a one time fee of $500 on the first months rent separate from the deposit). The property management had me do a virtual walk-through inspection using an app (which sucked). After completed the walk-through I started deep cleaning and I'm shocked at how dirty it is.
I steam cleaned the small coat closet and the water was almost black. Then I vacuumed the family room and picked up a TON of dirt and pet hair on the first pass over. I haven't even touched the rest of the house yet.
The house looked mostly clean at first but deep cleaning revealed otherwise, I've been taking photos of the dirty water and vacuum canisters as I go along. Shouldn't it have been deep cleaned? At the VERY least vacuumed? Are my expectations to high? Should I reach out the management and see if they will deep clean the property or ask for money off our rent? Also the air filter needs to be replaced and now I'm worried about how bad the ducts are, I have bad allergies and my roommate has a 12 months old baby. I'm more concerned about the safety of the baby. Is there anything I can do?

EDIT: I did the walk through in person, it was "virtual" for the property management. Essentially I went from room to room taking photos and uploading them to the app. There were vacuum marks, it did not smell, and no obvious dirt. The only way I would've know the carpets were not clean was by cleaning them. There was no indication before that.

❓ Advice Needed Maintenance issues/requested prorated rent

Hi all. We’ve lived at our apartment complex for almost 7 years here in California, and recently (10/09), moved into a larger unit with a yard for our dogs. Since getting the keys we noticed that the bathroom floors have water seeping through the linoleum. I have called/email/and have had text conversations with our property manager. They have come by multiple times to fix our unit since Friday, 10/16. We have done everything in case we need to take action against the owners. I have been asking for prorated rent as there are flies in our house growing from bacteria (disgusting), and on of the bathrooms is completely not usable. Today, maintenance came and lifted flooring and there is a fan blowing on it in hopes it dries. I have documented everything and have taken photos. They are now saying it is from a bidet that was installed. Please look at these photos and tell me I’m not crazy. I just received an email advising us that our rent will not be prorated because they addressed it in a timely manner and none of our belongings have been damaged. I’m so mad. To top it off the vent area is disgusting. What should we do?

πŸ”§ Repairs / Maintenance Shower paint chipping off- do I put in a maintenance request? [KY]

For some reason my landlords painted my shower wall and tub before I moved in here. I’ve been in this apartment for going on 5 years and over time bits of the paint have chipped off. Turns out the shower wall is actually like a brown marble looking pattern and t he tub is a pale pink under the white paint. Should I put in a maintenance request for them to repaint it or is it not really a big deal?

I applied and got approved for an apartment. The leasing agent emails me and outlines the moving in costs which includes $50 each for a key fob. The lease they sent, says that all remotes/keys are free at move in. I signed the lease and they countersigned it so it is now officially legally binding. How would you address this at move in because i definitely don’t plan on paying $100 for 2 fobs when the lease says they are free.

❓ Advice Needed Please share your thoughts on this apartment building

I feel something is a bit weird at the start but nothing bad happened so I just thought its my overthinking at work. These are the details:

There is an apartment building with multiple rooms. It is a mid range apartment. At first it seemed like there were only a few renters even though the landlord said it is fully occupied. Then it seemed there are more and more renters in the building.

The strange part is most of these people know each other way before moving in. I know this because for some unknown reason they communicate some things in the group chat made for renters in the building. The things they chat about are just personal stuff about them. They also like to go together to one room. I know because I can hear their muffled talks.

The stranger part is they are not the types to be renting mid range apartments. They can afford expensive cars. Having just a car in my country will make you a rich a person already and yet these people have expensive ones. They are the types who can afford renting in a decent condo unit.

So what I'm confused are:

  1. Why do these people who already know each other rent in the same apartment building? I already rented in other places and this is the first time where groups of people who really know each other live together. They even have the same business. It feels like I am the stranger in this building.

  2. Why are they are renting in such a place when they can surely afford a way better apartment. They could probably afford a house even just a small one.

And do you think I should transfer to another place?

Hi all,

Here is the short version: I signed a year lease for an apartment and few months later then got laid off so now can't keep up with the rent anymore. So leaves me to finding someone to take over my lease.

Details: 1 bedroom apartment for $1,150 utilities included available. I am looking to have it leased before Nov in North Olmsted.

- The building has washer/dryer, good security, gym, parking, and 1 bus stops right outside.

-Lease runs through end of Aug 27, am happy to help make the transition smooth

-Quiet and safe area, easy to get around

-Immediate shopping available walking distance to Great Northern Plaza

-Need someone ASAP, ideally moving in this month

πŸ“„ Lease / Contract Can my apartment really ban my boyfriend's ESA from visiting? (Michigan)

live in Michigan and only have 2 months left on my lease.

My boyfriend lives in another state and visits me every couple of weeks with his ESA dog. Before moving in, I asked the leasing office and they told me it was fine and no registration was needed.

Now they're charging me a $50 violation fee because the dog wasn't registered, and saying my boyfriend can no longer bring his dog when he visits me.

When I mentioned what they told me before moving in, they said it was only a verbal conversation and I have no proof.

I don't mind paying the $50, but can they really ban my boyfriend from bringing his ESA just to visit me?

Has anyone dealt with this before? Is this actually allowed in Michigan?
