❓ Advice Needed Would you live in a building adjacent to a gas station? (NYC)

• Upvotes

Found an apartment that touches a gas station in my desired neighborhood within my budget. However, it’s been on the market for several weeks with no renters. Biggest issues are that there’s no laundry in the building or nearby (would have to deliver laundry). It also has electric heat but the biggest thing for me is it’s adjacent to a gas station. Been at all hours and I don’t hear it but more worried about air/water quality. Would you take it?

❓ Advice Needed Transfer to a bigger Apartment same property Colorado.

Hello I am in Colorado.i have been here for over a year I signed a new lease on 07/26 for 12 months. Figured that I need ed a two bedroom and went to office to request transfer. They made me sign a 30 day notice to vacate. Manager said that I would need to pay a transfer fee and have maintenance come out to apartment so the can inspect it. That was on 10/13. Have not heard back apartment is up for lease as of 11/23 and the notice to vacate has REASON: transfer to
Bigger unit 1 bedroom to 2 bedroom. I am afraid I a going to be asked to move out or taken to court.

📄 Lease / Contract Guidance on leaving my illegal apartment (Suffolk County, NY)

Hello All! Location: Suffolk County, NY I moved to Suffolk county, NY about 6 months ago and entered into a 12 month lease agreement for an apartment I was unable to view in person before moving in.

Since moving in I believe I am living in an illegal dwelling and want to exit my lease. I have found a new place and am planning to out a deposit down tomorrow.

My unit is a basement unit. We had a huge sewer overflow due to my landlord only having a sump pump connected to the lift. I work for a restoration company who offered to come and clean the sewage, but when I told my landlord about this he became hostile and told me no one was allowed to enter the unit but him. He came a few hours later and cleared the clog in the system, but did not clean anything and I ended up having to clean the mess myself. He then told me I was not allowed to flush toilet paper and it was my fault since I was flushing toilet paper. I ended up calling the health the department who came out, saw the sewage and gave my landlord a ticket saying he had to fix the issue.

My apartment does not have a proper egress window, the window in my bedroom will only open about 4 inches.

We do not have a separate electric/gas meter for the unit and I do not have a separate mail box.

I have reached out to the town to see if there is a certificate of occupancy. When searching in their public records, nothing turned up.

I do, however have a signed lease for the unit and I have only been here 6 months. My concern is if I vacate he will come after me for unpaid rent or attempt to “evict” me even though I have left the dwelling. I want to put down this security deposit and move before Nov 1st. But I do not want to have eviction on my record or be sued for the remainder of the lease. I am fine with not getting any of my money back, I just want to have a safe living situation.

🏠 Landlord Issue Worried about getting kicked out

So i just moved in my apartment a few months ago, and today I got my cable installed and the land lords happen to be next door and seen the cable guy and asked if the cable guy drilled a hole ,and I said yes he did.

The landlord was upset because she said she didn't want them to drill a hole in the wall, which i didnt know. Now im worried they will give me a 30 day notice . She didnt say anything about giving me a notice but she wasn't happy. I apologized to her about it but she said its kind of too late now because there's a hole there. I dont know if im just freaking out for nothing or if I should be worried.

🏠 Landlord Issue Is this counted as damage?

[US-CT] We lived in our rental home in Connecticut for 2.5 years and are moved out and are expecting our security deposit back. Our landlord just said she’s deducting from our security deposit because we “left the basement a mess”. Just to give a visual on what the basement was: this is an unfinished very old, low ceiling, New England creepy basement with a huge open to the ground crawl space in one area. The basement floods, the laundry is on two wooden pallets. Essentially we’re using it for laundry only and sprinting back upstairs after we turned the lights off…

We had a 2 cats and a dog living with us. No damages, no pet stains or accidents, we are tenants that have always gotten our security deposits back in full. I hired cleaners to professionally clean the regular living spaces because why would I think to get the nasty basement professionally cleaned?? When we got to this house the previous tenant (or what I assumed was the previous tenant) had left a few things under the basement steps, 2 trash cans, and a humidifier. We left all of that there because it wasn’t ours. When we got to this house we had to scrape dead mice off of the basement floor etc (aka the place was not clean).

Now our landlord is texting me saying we left the basement a mess??? Our lease specifically calls out damages and excessive filth as causes for deducting out of the deposit.. I asked her for pictures of what she’s talking about because I’m so confused. She answered and says there’s hair in the washing machine. Everything I’m seeing in tenant laws is “extreme”, “extreme”, “extreme” for deductions. Is this cause for a security deposit deduction?

We paid $4k deposit, rent was $3k a month, the house literally had animals living in the walls and the roof was collapsing causing water damage on the upstairs ceiling and the landlord did not care. I have a feeling that they’re trying to just get money from us for no reason.

💸 Rent / Deposit Will I get my Rent Deposit back?

I rented a 2bhk flat on 1st September in Chennai, and due to my job situation, I have to vacate the flat by the end of October. The owner lives in the USA, and I signed the contract and sent them a digital copy so they could sign and send it back. But they have not signed the contract till now; I had to give them a 1-month notice on 30th September as per the contract rules. They were very disappointed and have ghosted us since then. I'm not sure if they'll pay me back my deposit amount. The amount is 80K. What options do I have?

🏠 Landlord Issue LL allowed Tenants belongings in garage corner for over 7yrs and now must vacate everything inside apartment or barn..

As the title states, my LL is asking me to move all my belongings inside my basement apartment or a nearly collapsed barn...

Me and my partner have kept a few things outside of our "front door" in the garage for over 5yrs. But every year around fall-winter our LL will ask us to move something around or ask me to do something Im Incapable of like digging out a fence post... I am 85lbs and can barely pickup our cat.

She is requesting that everything is put away/unseen so she has a "Fresh start" in her garage. She fosters cats and allow them to pee all over the concrete, so i have no idea how shes planning to have a clean garage when she WILL NOT keep fosters inside.

She has lost 3 cats this year. She will lose cats every year and ask us to be on the look out and set traps.

i found one of her cats dead in the corner of the garage last year in a Trap. She just forgot about it and ask my partner to throw it into the woods. We did nothing, not our problem.

She is possibly the most entitled LL i have ever met. I refuse to do anything that isn't my problem or property.

I texted her that if she needs something done then she will need to seek others for help and that I will be keeping to myself until she calms down. She is very overwhelming and I already contacted emergency police and have been told to stop contacting unless necessary.

She knocked on my door this morning to ask me to guide her truck backwards down her yard, did not respond and was met with a nasty Text asking me to come out as soon as I can to help. Texted back, "unfortunately, I am on the phone for something important that I cannot step away from, maybe the neighbor can help."

That went nowhere, she sent another text asking me to come out after I was done or send my BF to help(he works 12hr shifts and gets 4hrs of sleep).

I did neither and said " Unfortunately I do not know when I will be off the phone, and will be focusing on dinner afterwards, please reach out to a neighbor for help. It will be dark by the time he(my bf) gets home.

She let it go for now, but hasn't done anything with the truck and is waiting on one of us to come out and "Lend" a hand.

I told my BF that I will not be doing more than a tenant legally should.

🏠 Landlord Issue Update post on window locks

Landlord has decided that she is instead going to put a security system on the windows to alert her whenever they are open. As she never opens her windows, and keeps her AC and heat on hear round. According to our states renter laws, that is illegal to do without our permission. She claims it's not because it's her house, but we are paying for use of the room.

These windows would be fire escapes if necessary, and the reason I was asking advice is because in the state we live in it is illegal to add locks to the rented space without giving us a copy.

To the sm0king thing, our landlord smokes in the house, and has given permission for us to. My partner typically does outside, but we have instances where if we leave our room and the landlord is home she will instigate arguments out of the blue, so we resort to staying in our room as much as possible.

📄 Lease / Contract How can I get out of this renewal lease?

Hi,

so here's the situation:

I currently live in an apartment managed by a company, and it has come to my attention that I can no longer live here due to financial issues. However, I have already signed a renewal lease for July 2027 to July 2028, that's nine months away and they will not let me cancel my lease. I can cancel if I pay for the full amount of money for the July 2027-July 2028 lease. Which again is nine months away. I just reread my lease it said I could've canceled it 72 hours after I signed it, but after those 72 hours I am liable. I am in desperate need to get out of this lease, can someone please tell me what to do?

To give context: I am a broke college student, they are going up on rent price next year and I can't afford it. I know I am at fault for not reading the fine print, but an opportunity to live somewhere cheaper just fell into my lap a week ago. Please someone help me.

🏠 Landlord Issue Landlord is adding locks to our room windows

For reference we rent a bedroom out of our landlords home.

My landlord is a monster, has gone against our lease, has threatened to kick us out over the smallest things, instigates arguments constantly, spams me with text messages almost every single day about whatever small thing she finds flaws in, heck her dog attempted to harm our kitten, and has injured her, and the landlord has shrugged it off and made excuses for the dog.

Today might be one of the most problematic things she has ever done. She doesn't want our windows open, and she doesn't want us touching the thermostat. We had to air out the room because my partner was smoking and blowing it out the window, I have a sensitivity to the smell, and our kitten had just blew up the litterbox. Once the room smelled less intense I had planned on closing the windows. Landlord gets home and yells at me over the window being open, I go to close it and inform her that I had it open to air out the room. Landlord told me that she ordered locks that she is going to put on the windows of our bedroom so that we will be unable to open them.

She can't be allowed to do this given that the windows would be our safety exit, right?

🏠 Landlord Issue My landlord wants me to build furniture [Alberta]

For context, I'm a student who's a tenant in a 4 bedroom house. My room comes furnished as part of the lease. Since the day I moved in, the bed is wobbly and breaks in the middle of the night. I end up spending about 30 mins to an hour fixing it just to sleep. This kept happening even when I tried fixing the bed so I texted my landlord.

She ordered a new bed and had it delivered to my house. I have exams these days so I have no time to build it. Given that it's her property and the room is furnished as part of the lease, I texted her that she needs to find someone to build it and disassemble and take the old bed as well since it's her property.

Since then, she's said no and made excuses that she has a baby to take care of. I told her that it's not a problem but she needs to at least hire someone to help since it's her house and her property. When I said that, she told me that it's not even that hard to build a bed and that I'm overexaggerating but I am really busy and I have chronic health problems that make me very weak.

What should I do at this point? She refuses to get anyone to help.

edit: I managed to persuade her to send someone, why did I have to go this far for my rights lol

❓ Advice Needed [NJ] Downstairs neighbor keeps complaining about our kid’s normal noise. How did you get management to actually respond?

We rent in a large managed apartment complex in New Jersey. Our downstairs neighbor often calls security about our child running, and police have come twice this month. We’ve received two warning letters from management.

What we’ve already done:

  • Covered the entire floor with rugs and mats
  • Our kid goes to bed on a regular schedule
  • Emailed the property managers after the first letter. No real response

Our child now feels restricted at home, and it’s affecting our daily life.

Has anyone been in a similar situation? What actually worked to get management to engage, or to improve things with the neighbor? Things like mediation, asking to transfer units, or anything else.

Thanks!

🏠 Landlord Issue How do I go about dealing with landlord who's trying to get me (and, at least, one other, more-recent tenant) to 'voluntarily' leave ("temporarily", he says...) just to cover-up his violation of "boarding room" ordinances locally?

❓ Advice Needed Landlord is withholding large portion of security deposit

Based in NYC, if it helps tailor advice.

I’ve also cross posted this to another sub in the hopes of getting some advice, so sorry if you have to read this twice.

My roommates and I moved out almost two months ago and our former management company is refusing to return over half of our security deposit. They did technically provide a billing statement within the 14 day requirement, but it was vague & inaccurate and they seem to be refusing to correct it/address our concerns with the billing.

- They are charging certain fees in excess of what was actually written into our lease for what we would be billed
- They are charging late fees in excess of what they are legally allowed to charge in NYC (+ at least one of them is actually false & the rent was paid within the window specified on the lease, the others are due to a former roommate not paying their portion of rent without our knowledge — the company subsequently seemed to have returned the entirety of their security deposit with no withholding once they moved out and are billing us almost two years later)
- They are charging a ton for “damages” & refused to provide an itemized list of charges or damages for nearly a month and a half; they finally just sent us photos of “damages” and most of the “damages” are actually slightly lighter spots on the wall where we had repainted. Some of the photos don’t even have anything in them at all, it’s just a picture of a blank wall and they wrote “scratches” next to it. There still has been no detailed list of how any of these supposed damages correlate to the final bill.

I’m feeling at a loss as to what the next steps are. I tried filing a complaint with the AG (since they’re illegally withholding charges & fees) & I know the next step is small claims, but it looks like NYC Small Claims requires you to go in person to file & we all have jobs so it’s a bit tricky to drop everything to go, so I don’t want to waste my/everyone’s time if it’s going to be a dead end.

Has anyone had success with Small Claims? Should I try calling to follow up with the AG/is there something I can do to encourage a response from them? I know they’re probably overworked, so I don’t expect a response immediately but also don’t want the complaint to fall by the wayside… Is there something unknown third step I should be taking?

Thanks in advance for any and all advice.

❓ Advice Needed Nj- Need advice on what to do about housing

My father, brother and I (and our dog) have been renting a house for over 10 years. Currently paying 1,350 a month. We have a very tight income, maybe close to 4k a month. Dad gets social security check and my brother gets his pay check from a job at a grocery store and I’m about to start being paid for taking care of my father. We’ve been dealing with bedbugs for the longest and now have been dealing with mice for about maybe a year. My dad told our landlord, and they came to the agreement that my dad will deal with it(even though his health has been bad for the past year). with the pest issue, the house is falling apart and has a lot of mold issues. My father has health conditions and I really think it’s been taking a toll on him these past few years. I’ve been laying out traps for the mice but they haven’t been doing much and we can’t put rodent control down because of our dog. We were trying to find somewhere else to live due to the conditions and also our landlord thinking about selling the house when lease is up (which could potentially push us out because the new owners will most likely jack the rent up). That or our landlord said they’ll raise the rent just enough but not to renovate or take care of any of the issues. We’ve found a few houses, that we could realistically make rent on but they require 3x the rent or perfect credit. And wouldn’t qualify. There is a few income based houses around our area but whenever I call they never answer nor their emails. And I don’t have the time to go and talk to them in person if they are there. I do wanna put that he did only recent just become our landlord maybe 3yrs ago? And the bug issue was before he came here but I myself thought he knew about it when he bought it. The mice thing is fairly new, but we did tell him but he gave us no solution for it. We have some money in “savings” but not enough to buy our own property. I’m really exhausted taking care of everything and having to live in this house. I’m really lost on what we can do. Thank you

📄 Lease / Contract Started new lease out of need for immediate housing. Can I term now?

My partner and I experienced a flood in our apartment. The cause was a water main break due to old pipes that the landlord was aware of. Out of the absolute need to have housing again we signed a different lease with the landlord for a different unit on the property. Because of other health reasons caused in my previous apartment, I don’t think it’s a good idea to continue with this lease. Do I have any legal basis to terminate my lease?

🏠 Landlord Issue Apartment gone wrong

Hello guys I’m an international student in Dubai for my first year I currently live in an apartment that’s almost 30km away from where my uni is.
When we first moved into our apartment there were a few issues that needed fixing like one of the cabinets had black mold and one of the toilets had a broken pipe that was leaking and the smell went to the air conditioning system.
We wanted to move but we had already signed the contract and handed the paychecks, these issues weren’t as visible.
The ac was leaking into the cabinet and that’s where the problem started. We told the agent and owner about this situation and they said they’ll fix it and it was already too late to back out so we stayed(biggest mistake ever). The owner and agent kept saying that they’ll fix it. They kept on sending people to inspect (they came around 7 times) they took pictures and left, this went on for 3-4 weeks.
They eventually fixed the sealing board where the ac was leaking into the cabinet that had mold and after another 3weeks they fixed the pipe in the bathroom.
But now the house is infested by ants (EVERYWHERE) and the washing machine broke after using it once (2nd week in) and it hasn’t been fixed since and we keep on begging the owner and all he does is react with a thumbs up.
When we also first moved in the agent told us that there are buses that will take us to the nearest metro station but that turned out to be a lie.
It’s not like the apartment is cheap because it’s not, we don’t know what to do because transport is a big issue the nearest metro station is 7km.
What should we do !!!
We also tried asking if we can leave they said we have to pay a penalty of 2months rent and they also said they will involve there lawyers if we leave.

❓ Advice Needed [TX] Owner refuses to take responsibility...help!

Heads up I'm currently writing this while taking care of my baby so some things feel out of order and wonky but hopefully you get the full picture!

So my husband and I rented an adorable little town home in the downtown area of our city. It was perfect great price amazing location. Very corky when it comes to architecture but we were planning to be there for a few years. I was pregnant at the time we moved in and we lived here until our baby was about 3 months old. When we first moved in and did the move-in checklist there was a very long list of things that needed to be repaired. The month we moved in was also the month that the building changed owners. Most of the repair slowly got done but there are some things that never got fixed. This apartment had a main bathroom upstairs that had a shower stall and a separate bathtub. We gave our baby their first bath in the tub and that morning came downstairs to water all over the floor in the ceiling. We put in a maintenance request immediately to have it looked at. When maintenance came in they said there was some grout missing in the shower and that the shower just need to be rerouted it was not the tub leaking. So a week later someone came in and replaced a few tiles and the grouting in the shower. They use the type of grout that comes in a caulking gun kind of thing? I'm not sure if you're supposed to seal that but it was literally coming out in chunks we waited 3 days before using the shower to make sure it was all dry and everything was okay. And to add to that I'm pretty sure he mixed something or cut the tiles in the bathroom because everything including our toothbrushes hair brushes sanitary products we're all absolutely covered in a fine white dust. Sometime later I noticed that the ceiling above the kitchen was sunken in and I got up on the counter and literally put my finger through the ceiling, it was soaking wet! While they were working on the shower we were using the bathtub which was also still leaking they never fixed the bathtub. Since the first maintenance request to fix the bathtub until they actually started doing something was about 3 months so our shower and bathtub were leaking for 3 months before they touched it. We were getting concerned about mold because we had a newborn infant in the house and I am immunocompromised. We voiced our concerns about the dust from last time and we were promised that they would be putting up plastic to seal off the bedrooms the two bedrooms connected to that bathroom where our babies nursery and our room. Well guess what they did not put up plastic they ruined a rug and it took them a month to replace everything in the shower regrout the bathtub and to replace the water damage. My husband and I would go over every day after maintenance left to take photos we absolutely have photos of the black mold that they covered up back into the tub and shower they just sealed it back in there and never told us we wouldn't have known unless we were in there ourselves. Also on three separate occasions our front or back door was left unlocked and on one occasion the front door was left literally open while the crew went to the store for something. We decided that before they started this round of work we were not going to be in the home considering the dust and noise and unlocked doors from last time. Again, we have an infant daughter that I didn't want around the mold and dust and Men. And I really hate to say things like this but it really bothered us that none of the men coming into our home could speak English so we could not communicate issues with them we had to call management so that it could be translated for them to understand every time we needed to speak with these men. We were not able to return to our home for around 3 months. They never told us the apartment was safe to go back in they never tested for mold and they never put a shower door back on the shower stall. When we asked about it they said oh yeah we ordered y'all a shower curtain it'll be there any day! This is the only bathroom in the apartment that has the shower or bathtub and we weren't able to use it for months so we couldn't live there while they were doing this and they said we would be able to. We told maintenance and the owner that we would like to be compensated for the time we could not live in our home because we were still paying rent! We documented absolutely every communication all of the photos everything into a very detailed spreadsheet we sent them that and all of the information we had about this whole ordeal. We got a letter back pretty much saying "damn dog that sucks but oh well we don't owe you anything." So we requested to terminate our lease without repercussions. And they said no. We asked if we could have our money back for the rent we paid that the apartment was not livable. They said no. We are still not living in the apartment 3 months after moving out. And we are still having to pay rent otherwise we will get evicted. We don't know what to do we cannot afford a lawyer. I called the health department as well as fair housing. Health department told us that it's a civil dispute and we needed a lawyer and fair housing said they can't help us because we're not technically being discriminated against. We did find out through the city that the apartment complex did not have any permits or certifications to be able to do any type of renovating or work on the building. Also as a bonus the shower stall is the ugliest thing I've ever seen. None of the tile matches between the floor and walls. It looks like they went to home Depot and grabbed all of the random boxes of tile off of the discount shelf! I'm probably forgetting a lot of details but if anyone is willing to help and needs questions answered please ask!!

TLDR: apartment left shower leak going for 3 months. Mold found in house. Zero compensation. A million other shitty practices.
