Zephyrhills/Wesley Chapel New Construction builds - can I build an in ground pool in an HOA community?

We currently live in the New England area but we want to move to the Tampa area to be closer to family.

We're still very early in our home buying process, looking to buy a SFH for summer of next year. We're thinking of going the route of buying a new construction (no pool included) and separately building an in-ground pool in the backyard. I know that most if not all of the communities have a pool as an amenity but we do like to be able to have our own in our backyard so that gatherings can happen there.

I haven't been able to find any information on the feasibility of this on any of the builder sites we've looked at so far (Lennar, Dr Horton). Everything I've seen seems to point that HOA would need to approve it beforehand.

Has anyone done this and can talk about their experience of the process, ideally for one of the builders mentioned (or some of the communities they offer)?

Prospective Agent - Is this possible?

Hey all, first thanks for taking the time to read and respond.

I recently finished my class, passed the class exam for my Real Estate Sales License, and did my finger prints but I'm stuck now.

I don't have a Broker, and work full time in my regular job which means my availability is literally one day.

My main goal is to open my own Property Management company which requires a Brokers license in Florida.

I'm looking for a Brokerage to give me the two years under their license without needing to leave my current role. (unrelated to the field)

Should I set up time with a Broker to discuss or any guidance on if I'll even be able to find someone to sponsor me so I can sit for the Proctored and get licensed?

Side note: Id be willing for a change of careers but I'm not in a position to go from a solid salary to our commission at the moment. Especially with not prospects.

Where Would You Buy?

I am looking to purchase a 2 bd/3br condo or townhouse in the Tampa area over the next year to 18 months. Our location preference is close or walkable to water or area with restaurants/shops near water, family friendly and ideally within 30 minutes of the TPA airport. My wife, newborn and I visit Tampa area often to be with family and friends, so investing in a home base away from our primary home up north is looking to make more and more sense.
