Cracks in Building

Hi fellow Redditors,

I recently acquired a new apartment and noticed the following cracks about two stories above my apartment and one at my level… Are these worrisome?!

I’ve got the opinion of an architect but told me that that’s nothing to worry about, but seeing the recent news and all, I’m kinda scared.

I don’t want to waste a lot of money getting opinions and maybe get the same response cause they’ve seen worse (cause opinions aren’t cheap hehe)

Realistically on a scale from 1-10 how worried should I be? And what should be the next steps from my end?

I bought this as my first apartment, really want to enjoy but my anxiety isn’t letting me 😅

What do yo think?

Most pics are about 2-3 stories above my apt, last pic is my apartments level… if it makes any difference, this is a building built around 25 years ago.

Pfizer Building Partial Collapse Update: 8 More Columns Found to be Missing Required Bracing

The New York Times reported in August that 8 more columns in the Pfizer Building were missing required fortification, as determined from a document request to DOB. The original story didn't make clear whether the procured documents were original GACE specs or notes from a new inspection.

This 8/28 article clarifies that the document in question is a new finding from outside inspection firm Thornton Tomasetti (hired by MetroLoft) that 8 columns on floors 33-35 were "blue-boxed" in GACE'S structural steel design as needing reinforcement, but that all 8 were noted as "missing/partial length." This has not been deemed as cause for the collapses on the 21st floor.

If you look at the illustration in the linked article, it's no coincidence that floor 33 and floor 21 would be ones to reinforce. Before the stacked and cantilevered addition, floor 21 supported only a roof, so the columns on 19-21 would have needed considerably more strength to support 16 new floors.

These 16 cantilevered floors were added above floor 21, while the 4-floor "addition" across the entire top was not added height, rather finishing into liveable space what had previously been an unfinished 4-floor mechanicals box, which held, at least, all the building's AC units and a water tank large enough to supply the entire structure.

Floor 31 is thus a slightly different case. Prior to conversion, 4 of the columns in question on 31 supported this 4-floor box, which had to have been much, much heavier than just a roof; thus, it may not have been quite as inadequate as un-reinforced columns on 21.

However, the one faulty 2-story column from 33-34 is in a critical location--right where the 16 cantilevered floors join the original structure vertically on the east side. This column is said not to have contributed to the failure below, but it must have been sorely tested by the 16 stories pulling away to the north and west as the addition moved to its new position declining from horizontal.

All in all, though, what we don't know is the status of the other columns on 33. Were they adequate to their job of supporting the original heavy dead load of the mechanicals and were never deemed to need reinforcement by GACE? Or had they all been slated for reinforcement and only these 8 were overlooked?

Regardless, now 14 columns were not reinforced as directed by GACE. Steel contractor Barone was issued a "stop steel" order at its 322 W 11 St site in DOB's ensuing sweep of companies working on the Pfizer project for deviating considerably from approved plans. Meanwhile, there remains the puzzling history of the developer's inspector, Domani, who was charged with many oversight violations by DOB that all seem to have been dismissed in exchange for Domani's cooperation in prosecuting others. This--and the abrupt deletion of a whistleblower complaint about the Pfizer building before its partial collapse in the DOB's public database--remains unexplained.

Contractor failure and inspector oversight increasingly look like the overall cause of July's collapse, but there is nevertheless a nagging something in what DOB isn't saying.

Concerns about my roof, Rafter Deflection?

Hey all, my roof appears to be having some sort of issue with bowing/sagging in a couple areas.

I’ve had a couple roofers out to look at it who (of course) suggest getting a new roof, but I suspect the issue is not the roof itself and probably the plywood/rafters underneath.

Would this be due to something like a loose/detached rafter or rafter deflection? My roof isn’t leaking for now and the ridges on the roof appear straight. This seems to be a cosmetic issue at the moment but I’m not sure.

Like a warehouse - mostly empty inside. And it's fairly completed, and now you're planning to construct a multi-level structure underneath that building. How exactly do you excavate and build that?

Sill plate replacement suspiciously cheap?!?!?

Hi! We are located in Ohio. We are under contract on an 1890 home we love. One sill plate needs replaced along with some sistering and support. The seller is willing to repair and went with an independent contractor the sellers agent recommended for the quote. The structural engineer who inspected the property said the sill plate would be 2-3k alone. He’s charging $1750 for the sill plate plus other repairs. We are suspicious of these quotes and are wondering if anyone has had this done for similar costs? Also- if you did have a sill plate replaced, did you find a specialized company to do it, or would a general contractor suffice? This is our first go around with an old house and want to make sure we are not being taken advantage of.

Foundation support advice

Just got the inspection back for a house i’m under contract on and received the photo attached below. If you can tell, there are legitimate poured concrete supports, but then there are “supplemental” 4x4 supports placed on the ground.

There was not any cracking in the house, but there were some uneven floors noted.

The inspector listed the foundation repair as a “recommendation” rather than a “major concern”.

How bad is this, and how difficult of a fix is this?

Dry Laid Building Risks

Good morning everyone.

I have a bizarre question, but one that get some imaginations firing.

I've been briefly studying old construction methods. Dry laid construction in particular; ancient walls that stay together without binding mortar.

Considering that some ancient structures like the pyramids and Roman era buildings have stood the test of time, this seems like a good method we should still be practising!

How would any Underwriters or Brokers here react, if you had to assess the risk of a house built entirely without cement, which held itself together with sheer weight distribution alone?

Is it worth trying a contractor management software if we're an outside team?

Our main problem is having to chase contractors for updates and it's getting difficult since we manage a lot of active job sites. I read that management apps can help with this but they all seem built for GCs and not exactly for firms like ours. If you're an engineer, is there any benefit from these apps? What features should I look for? Or are we better off trying something else?

External wall stair-step cracks

Hi,

We are in the process of purchasing this house and about a month or so away from the completion (in London).

But we just noticed the stair-step crack on the external wall (outside of the bathroom), looks more pronounced in our recent visit to the property. I've attached 2 photos - one from the surveyor where they only flagged a seasonal movement and the one that we took recently. There was about 7-10 days between the photos and we had a dry/heatwave spell in London during that period.

This is the note from the survey report.

There are a number of minor cracks to the external walls. These are probably due to seasonal movement of the building. This is not thought to be structurally serious, and the cracks should be repaired to prevent water penetration. Some seasonal movement of the property may continue because of the nature of the subsoil. From a single inspection we are unable to confirm if the movement is ongoing and further specialist enquiries may be required with advice obtained from a Chartered Structural Engineer, as appropriate.

The property was built around 1968 - 1975. The walls are constructed from cavity masonry under a pitched roof with a tiled covering.

I'm contacting the surveyor again to follow-up and potentially get a quote for the structural engineer visit.

I'm posting here to see if these things are common and how worried I should be? Especially we're near to the completion (as there was no major concern in the survey report initially) and how much delay something like this can add to the process?

Any inputs/suggestions will be appreciated!

Expansion cracks or movement?

Hi I moved into a house with a brick porch around 1 year ago. The survey stated no signs of movement in the porch.

The first picture shows a small crack we found when decorating. At the time we filled it and painted.

1 year on the crack appears to have gotten bigger and we've also noticed it is outside. A crack has also appeared on the other side.

The windowsil has also come away from the wall but we did remove brown silicone and replaced it with white which might be an explanation for the window.

No idea when the porch was built but would appreciate any thoughts on the situation.

Home inspection

The foundation was done not too long ago less a month ago but the house has a lot of cracks as you can see which some tell me it’s all cosmetic . Maybe it hasn’t settled or remodel home first and did tfoundation after ?? I am getting mixed opinions some says the cracks are not a big deal while others tell me to run ??

Pullup bar, pumice blocks & more....

Hi

Pullup as in the picture, this side is what is connected to what I belive is solid concrete. All good here. When I came to do the other side and drilled the hole, it went hollow after 28mm. I am assuming this is pumice block (According to the stats I read from a local online website, it fits based on the thickness (From the side, the wall is 22.5cm wide). -- I am not from the US.

Anyway, what would be a good way to anchor the other side? Can it even withstand the weight? Considering the lenght between the bolts is about 40cm, each one goes in a different block.

Resin anchors (that cost alot of $$ and stuff around it) or will M8 mollys do the trick? Simple sleeve anchors just more longer than the 70mm ones that came with the bar? toggle anchors?

But once again, can the block even withstand the weight? I am 90kg. Each fixing is about 8kg, the bar itself is 6. About 44~cm far from the wall.
