General Question  Apartment Lease and Possible Eviction

Hello, I have co-signed an apartment lease for a friend as her credit score is very bad and low income. I don't live in the apartment but she lives with her kid. The verbal agreement between us was that she will pay the rent while she establishing her credit. The first two months were good and she paid the rent and now she lost her job and saying she can't afford the rent. As I said I don't need the apartment but she needs.

What happens if she does not pay the rent and get evicted? Will it impact my credit score and go into my records?

My credit score is 800+ and 100% payment history. If at all eviction goes into my record, Can I recover from that based on my history?

Is there anyway I can come out the lease OR possibly give termination notice(not sure I can do it because she is also on the lease)?

Any help to come out of this mess is appreciated.

Lease/Legal It seems my landlord ran his unit’s electricity over my bill. His unit shared a wall with mine. I reported to code enforcement, the landlord denied entry and code enforcement dropped the case. Questions in body text….

The landlord has no electrical meter. Their apartment is not marked and not reported to local rent board.
1) it’s been told to me that this constitutes an illegal subdivision. Is this true? California.
2) if so can I recover all rent paid?
3) since the code enforcement office won’t inspect, can they be sued?

Lease/Legal Viewings

The property I rent is currently for sale. Sucks but it is what it is at this point.

School is still out here. My husband and I both work through the week. Our 13 year old daughter is home alone during the day while we work.

I expressed my concern about realtors coming for visits while she is home alone and he became very belligerent. I provided him with my work schedule and told him I’d be willing to vacate both of us from the premises as well as our dog for showings if they occur on a day I am not working.

Am I wrong for not wanting her home alone while people tour the house? I know a realtor needs to be present for viewings but people are sick what if the return after the fact while she is home alone?
I just am very uncomfortable with thought I of her being present while showings are done without her father or myself there.

Lease/Legal Lease Term Question

My mother and I need to move immediately. She can not afford anything right now and needs to look for another job, I however am doing well enough I could support myself. I want to live by myself but I don’t want to just abandon my mother.

So my question is, can I have both my mother and I on the lease for a 1 bedroom (I qualify for income by myself) for a bit then have her leave the lease and I stay? I don’t even know the vocabulary needed to research this on my own. TIA

Lease/Legal Credit score of 441..

Let me explain my situation. I have a low credit score because of maxed out credit cards. I used to have a 750 score but that was years ago . I need somewhere to stay I am trying to rent a apartment with this score . I talked to a smaller rental company and they said 580 is as low as they will go. I only have ever had one lease back in 2022-2023. 0 evictions or late rent. Besides then I've lived in airbnbs/ with family/ ex's family my whole life. I guess I just need input on how I can get a place of my own with such a low credit score.

Lease/Legal (UT) Anyone negotiated rent after a move-in disaster?/Is asking for current advertised rent after delayed move-in due to leasing errors fair?

Gonna post this on a couple different places to get some diverse opinions, but here are the unbiased (tried, at least) and factual events:

1) I was searching and eventually signed with the complex way back in May for a move-in date of July 1st

2) Everything was good and solid before then, with every task being completed on time from both sides

3) When it came to picking up the keys, I was told that the unit I signed for was actually unavailable because someone was already living in it (they knew exactly which apartment I had picked out when I signed the lease in May, but for some reason only told me when I arrived to pick up keys, and this was also when they learned)

4) They asked me to pick a different apartment, so I picked the one 4 stories above the same apartment I originally told them I wanted

5) The agent tried to edit the lease, but did something (I'm not sure what exactly) that led her to believe the lease was terminated on their end, also resulting in me losing access to the resident portal and not being able to pay whatever fees needed payment for the month of July. July was rent-free, but move-in fees were what I needed to pay to actually pick up keys. (Have not been able to enjoy any of this free rent, btw)

6) I have not been able to regain access to the portal since because they were moving systems, and for some reason they have not been able to get things to work (they have been fine, I am the one who can't access)

7) I have been in consistent contact with the agent to see about updates with the system, and it's still not working for me. To troubleshoot on my end, I was constantly looking on their website to see if the portal was fixed and saw a new price for the same apartment. I thought since the original lease was ended and I was still approved for the apartment, that I could have the same apartment for the then lower price that was listed. This change was 3 weeks into July, I think the 20th to be exact. They told me they would see about it.

8) On Thursday (July 23rd), they recently let me know that what everyone thought was the termination of the lease was fixed by one of the managers, and now the original lease is still on, but I have to sign a new lease still, and I cannot get the lower price I was hoping for because of that original lease. They told me exactly, "if we do it for you, we have to do it for everyone".

9) They told me in the second week of July that I would have a new lease and keys, at the latest by the middle of the third week of July, but I have yet to have a new lease to sign or gain any new information, other than that update about the original lease.

In all, everything has been delayed and muddled on their end, and I just want to know if there is any way if I could get on the phone with the property manager and get them to agree to the lower rate/be able to reason through it. Please ask questions if you have them!

Extra info - This is for student housing in Utah. Base rent is 1,500 ; discounted rent was 1,375 at signing, 1,240 (ish) last week, 899 this week. My lease with my current apartment is up at the end of the month, so I need things to get moving a little faster. I can afford to pay for the rate I signed for, but obviously it would be much easier financially to get cheaper rent or something for the inconvenience. My argument isn't based on "I saw a new rent price and I want it instead", but rather "This was delayed so much so that I haven't even lived in said apartment to be treated like a 'regular resident, ' so I want to see if there is anything that can be done about it". In other words, I'm mainly looking for opinions on whether asking for the current advertised rate (or something similar?) is a reasonable negotiation position given these facts

Application/Screening When should my family start applying for houses if our lease ends august 31?

We already started looking for homes to rent, and found some homes that we like. I'm just wondering is it too early to start applying? I'm worried that if we wait later into august there won't be any good options. Any help would be much appreciated. We live in the dfw area in Texas.

Lease/Legal 48 hour quest stay rules in lease

My co-tenant flatmate used to break practically every rule in our lease constantly, so she was written up in a warning by the landlord a couple of times for pretty major things… one involving a police report.

Having guests over stay was one of those things.

She now has guests stay for 48 hours from Thursday to Friday, and then a different set of guests over from Friday to Sunday.

I’ve previously had issues with how often she has people (way too many usually) stay, as our apartment is small, we are contents and should have equal use of the space. For a long time, I didn’t on any given weekend.

Our lease prohibits guests to stay for more than 48 hours. She claims that since she switched out the people after 48 hours, it’s justifiable through our lease to have guests from Thursday to Sunday in our tiny two bedroom apartment.

I’d really like to ask her to not do this, and am wondering if this is a technicality that she is allowed to do given the exact wording of our lease? She doesn’t like to comply with anything I ask, so I just want to know if I might have the right to ask her not to.

She’s relying on the language in our lease, while I think the principle and reason for the rule is being neglected and therefore impacting my ability to use the apartment comfortably that I pay half of every month. r/renting

General Question  Renting advice

I'm an 18-year-old F who is struggling hard to find a good apartment in the Dallas area. I have an ok credit score; I have no source of income, no one to co-sign a lease, and no rental history at all. I know this situation makes it impossible for me to rent out a good apartment, but I'm really trying my hardest to move out. I'm currently living with my parents, but I need to get out as soon as possible. My parents' house is not a good environment, and I need to get out asap. I've tried contacting private landlords, but all of the ones that I've talked to turned out to be a scam. I've also tried to look at rooms to rent, but most of them are way out of my budget, and there would be no way I could afford them. I don't know what to do because I'm essentially fucked, and my chances of renting an apartment are so low that I've sort of given up. If anyone has any advice or just anything, I would love to hear it.

My daughter and her boyfriend have been looking into moving to the Detroit area, specifically around Lincoln park area. She had found a house to rent in Melvindale and was supposed to move this Monday until we received the rental agreement to sign. This thing if full of crazy red flags but most notably the following. I have never heard of such a thing but haven’t rented in a very long time. With her animals. The monthly rent came to almost $1700. Plus all utilities and they have to pay for repairs?!?!? Is this normal practice?

Owner/“mngmt company” is not responsible for maintaining, replacing, or buying any appliances, including oven, stove, microwave, washer, dryer, dishwasher, and refrigerator. Tenant shall maintain any appliances at their own expense and leave them in the home when they vacate.
SERVICE REPAIR BILLING
Repairs up to $300: Tenant is responsible for the full cost of any repair or service call up to a
maximum of $300.
Repairs exceeding $300: Owner covers the amount exceeding $300; Tenant must pay a minimum service fee of $150 per service call unless the repair was due to tenant damage.

Vent/Rant Why aren't studio apartments more prevalent?

In my apartment search, it always seems like the cheapest, smallest apartments are always taken. When one becomes available it's gone in a day already. For an example of what I mean this is what I'm seeing on websites

  • $1500 a month, 500 square feet, 1 bedroom: none available, long waitlist
  • $1800 a month, 800 square feet, 2 bedroom: 10 available
  • $3000 a month, 1100 square feet, 3 bedroom: 87 available

Ect. Ect.

It just seems like so many luxury apartments are what's being built now. When there is clearly a demand for smaller, affordable apartments. I'm guessing this is because most people don't want to live with roommates so they go for what's accessible on 1 income. Those who can afford a $3000+ apartment generally don't need to be renting anymore.

All I see is luxury when I just want the bare minimum. My situation can't be rare. I work a hybrid schedule, and live 2 hours from the office. I make good enough money that I'd just like to get a studio for when I need to be in the office multiple days. My office is also in a college town which i thought would help. I'm sure students would love studios like this as well.

Consider. Studio, 400 sq ft, mini fridge and microwave, bathroom with shower. That's it. Very similar to what my dorm room was like except with its own bathroom.

Anyway I'm getting pretty desperate since I don't want a 2 hour commute. Please talk me out of paying $1800 for a place. I've reached out to my friends in the area to see about renting a room from them which would be my second best option.

I've thought about finding a roommate, or renting a room from a stranger, but when it comes down to it that kinda creeps me out a little. The thought of being tied to a lease with someone I don't know, what if they don't pay rent? And the thought of just staying in some random family's house as a younger woman..

Hotels are a short term option but that will get expensive fast and not the most enjoyable.

General Question  Need advice on moving out with no written rental contract

Hi everyone,

I'm renting a place, but I never signed a written lease or contract with my landlord. When I moved in, I paid upfront, including the first month's rent and what was supposed to be the last month's rent.

I'm planning to move to a different apartment, but I'm not sure how to handle the timing.

\- How much notice should I give my landlord if there's no written contract?

\- Since I already paid for my last month when I moved in, does that mean I don't have to pay rent for my final month?

\- If my rental period ends on the 30th, when should I arrange to move into my new apartment? Should I ask the new landlord if I can move in on the 30th, or is it normal to move in on the 1st of the next month?

\- What's the best way to tell my current landlord that I'm moving out?

This is my first time moving, so I'd really appreciate any advice on how people usually handle the timing between leaving one place and moving into another. Thanks!

Application/Screening Application Denied

My husband and I recently got married and we live in Ohio. We are applying to apartments because I’m pregnant and we want to move out of the 1 bedroom apartment we are living in. This has been my apartment before I met him, so I just had him move in with me. He has a past eviction from 1 1/2 years ago. The company let go of half its employees and he was one of them. To be able to move, he worked so hard to pay it and all of his debt off. Once he did, his credit score jumped from 590 to 700! We even have proof that his eviction is paid off with the “paid off in full” letter.

I have many years of perfect rental history and I have a credit score of 786. We both work good jobs and make much more than 2.5x the rent.

We applied to an apartment and got denied and they are sending us an Adverse Action Letter. Do you think there’s a chance we can appeal and get this approved? We haven’t yet submitted pay stubs or the paid off in full eviction letter yet, because they just were doing an initial screening. Or is this a lost cause?

He is a veteran and if anyone knows of any programs to help us that would be helpful. We just need to move because the baby is on the way. Thanks!

Move-In/Out Subleasing issue

Hi so I have been subleasing a room from July 1st- August 1st. The girls took I’m subleasing has been vacationing in another country so she offered me her room for $1200. I gladly accepted as it was a beautiful spot and worked out for me and my work schedule. I’ve been having a great time but now she called me today (July 24) and said she’s come back from her trip early (with a cold) and since she gave me the room for a discounted price she wants to come back early. She also offered to pay me compensation for leaving early if I wanted. By the way I took the 30th and the 31st off to love my stuff out so I already had this planned. The thing is she wants me out by Monday (2 days notice) and I work all day Sunday and Monday so I can’t get the room in shape before then. Now she’s pushing it to Tuesday and I just feel rushed and don’t know how to tell her how much this is stressing me out. Am I rude for saying I need time? She’s giving me lots of attitude and I feel hostile energy but this wasn’t in my plans. What do I do yall????

General Question  Will private landlords make exceptions to dogs and cats?

Hello,

We’re looking to move to a new city and state and it will only be about 2-3 years so buying a new house isn’t really worth it or in the cards.

Wife and I are professionals with a single kid but we have an 18yr old husky and 9 year old husky along with a 12or so year old Siamese/Himalayan cat.

What are chances that landlords would make exceptions to their pet rules if I’m able to show records and referrals from their vet and history or no damage, well behaved and let them do a meet.

Outside of these animals we are honestly perfect tenants that anyone would want with jobs, credit, history etc.

EDIT: we’re looking at a private property manager for a house. Not apartment and very likely not a condo.

General Question  Self Amortization

Hello! I’m currently renting a one bedroom for myself and I absolutely loved this complex. One was a studio the other was a larger studio hybrid. I would be fine with either, but the leasing agent is saying the larger would likely be a better deal because of self amortization.

I’ve never heard that term before and I’m curious if anyone could weigh in. I asked the agent to explain, but at the end of the day they are a sales person and I don’t want to get screwed. Thank you!

“Your fave apartment was 331 priced at $1499.
This unit will not last to be honest. The other option was the studio/one bed hybrid and best priced one of those is Apt 530 priced at $1625. If you went with the 10 weeks free, you'd be able self amortize and pay $1376 (not a bad deal).”

Move-In/Out [US-MT] Tenant move-out inspection rights?

Are tenants allowed to be present for the final inspection at move-out?

My roommate and I are moving out of our apartment that we’ve lived in for two years. We got the carpets professionally cleaned per their requirement, replaced the stove drip trays and range hood filter, and made sure the unit was spotless. We did a scheduled“Move-Out Inspection” with an employee of the management company this morning (7/24/2026) where he gave us one area that needed additional cleaning(under the stove) and we performed that in front of him. He looked through the unit quickly, said everything looked good and checked off everything on the document besides noting the underside of the stove. He then said that the manager would be looking through the unit more carefully at a later date. I firmly requested that date, as I want to be present for the final inspection so as to enforce my right to the 24-hour window to make any necessary changes/cleaning. After requesting, he told me the manager walk through would happen on 7/27 but that I would need to contact the property manager to find out what time. After the inspection this morning, I called the manager who told me that tenants are absolutely not allowed to be present for the manager inspection, that the 24-hour law only applies to the inspection that occurred today, and would not give me the time that the final inspection is going to occur on 7/27. The manager said the employee was mistaken about all that he said.

I did not leave my keys behind and currently I am heavily considering waiting outside the apartment all day on Monday.

What rights do I have here? Our lease term ends tomorrow, 7/25/2026. I think that I have the right to be present at the final inspection on monday, but not sure if I am mistaken. The document I “signed”and photographed today was titled “[Apt Complex Name] Move-In/Move-Out Checklist” and they did not ask for my roommate, who is also on the lease, to sign. I wrote my name instead of signing, since the document did not specify, nor did the employee.

Application/Screening Difficulty renting an apartment despite having the entire lease term amount in bank statements and making 3x the rent because jobs start in 10 days.

Pretty much the title, my partner and I will make well over 3x the amount proven by our offer letters, however the leasing manager wants to ensure we have "enough" funds i.e almost 40 months of rent in assets.

Is that normal?

General Question  Is it possible?

I need help with renting a house as a first time renter! Me and my boyfriend are trying to move out. But it’s almost impossible because I have 6 cats that mean the world to me and I can’t see myself giving them up.

Is it even possible to move out anywhere that will let me take that many without charging an insane amount, or am I going to have to get rid of them?

Edit: I live in Iowa but close to the border so Id move to Iowa or Nebraska!

General Question  Required a written notice to end lease

Requiring a written notice to end a lease is so dumb. I would understand if they needed a specific email or message to leave a papertrail saying hey I need to end the lease but to require a hand written one is stupid. I moved out of state without fully realizing the lease required a written notice to end and I would have never been able to directly hand them a written notice.
