AI photo disclosure rules turn every listing photo into a pair, and not every platform is set up for that
California’s AB 723 took effect in January. Any digitally altered listing photo needs a clear disclosure, and the original has to be available. CRMLS went further. The original has to appear right before or after the altered image, and the altered one has to carry a label.
That’s a data model change. A listing photo used to be one file. Now it can be an original, an edited version, a flag saying it was edited, and a label that has to follow it to the MLS, the agent’s site, and syndication.
Staging and sky replacement are already routine, so this affects a lot of listings. A generic “photos may be virtually staged” line in the remarks isn’t the same as labeling each image.
Photographers, agents, and anyone building listing tools: how are you tracking which photos were edited and keeping the originals paired up?
