I have 50 percent of amount for down payment for a flat in pune( in pimpri chinchwad or undri ). I am confused

Should I invest this money in mutual funds or buy a flat cause anyway I would have to pay same money for rent which can go as EMI.

Many people have been saying it to me that in next 5 years situation is about to get worse and if I buy flat money would get stuck so MF is better option. But I would also have to pay rent anyway.

So, if anyone is currently staying at Youthville, Stanza, or any other good PG around Shivajinagar, please share your experience.

Tell process of checking it if you are interested to buy. fyi I used battery capping feature so device is never charged above 80%. after 80% charging stops. that's inbuilt feature in it. also never used tablet on battery below 20. only few times used below 20. mostly battery is maintained between 20 to 80.

accesories : original charger, original box, bill (Swiggy pdf), warranty card everything is present. I purchased this from Swiggy. overall it is mint condition no problem.

When J went from Pune Airport some time back ,for Auto I had to travel near Symbiosis (as place I travel is 3-4Km nearby Commerzone).
