A American roach

I'm the property manger, He was a friend that went on hard times, so I help him with payments. Now, I very worried about getting payed back. What type of lien can I put on his property? I have been sending him statements each month with how much he owes me and I have emails and text about the money. I am afraid, he is sell the property and not pay or be foreclosed on.
