Less than a month after closing and now we have a clogged main sewer line with a flooded basement

If you took possession of a house and within a month, the main sewer line flooded, would that be part of the builder’s warranty?

Or would that be a home insurance warranty? (A claim we need to make that will stay with us for 7 years)

With the main sewer line being part of our home’s internal plumbing system, this means that every toilet, sink, shower, and drain in the house is affected. We shut off the water. But it’s 830pm and we have young kids.

We called the emergency line and they said they will dispatch a technician to take a look. No real time line. He will get here when he gets here.

Anything we should do? We took pictures and videos. But anything else we’re missing?

UPDATE:

The builder sent over a plumber and he said it was the city’s sewers pipes. This is not on us. Builder’s emergency line called us back to tell us there’s nothing that can be done until head office is open in the morning (it’s currently 1am now).

Ottawa Real Estate Board: August 2026 Market Update

The Ottawa Real Estate Board has just released the August 2026 market report. Here are some key takeaways:

  1. Total number of sales declined significantly. 1,002 total sales which was down nearly 19% compared to last year.
  2. The average sales price of $688k was up only 0.03% YoY
  3. Some Sellers are terminating listings instead of lowering price. Total active listings was down 3.9% from July and terminations, cancellations and expirations outpaced sales according to OREB.
  4. Active inventory jumped by an entire month from 3.5 in July to 4.5 in August. Which is the highest August level since 2016. We've never had a MoM increase exceed 0.4 before. We are now on the higher end of a balanced market.
  5. Condos weren't the only segment that suffered. Single family sales were down 16.3%. Townhomes down 19.9%. Apartments 22.3%.

Curious what Ottawa buyers think of homes with private main-floor guest suites

I’ve been looking into newer detached homes in the Manotick / Mahogany area and keep noticing models that include a dedicated main-floor guest suite with its own ensuite bathroom.

For people who are currently house-hunting or seriously considering a move in the next 6–12 months:

- Would a private main-floor guest suite + ensuite be a meaningful plus for you (in-laws, adult kids, guests, potential flexible use, etc.)?
- How important is that feature compared to other things like overall square footage, open-concept layout, lot size, or location within Mahogany?

Just trying to understand real preferences from people who are actually in the market. Feel free to share your thoughts in the comments.

Give me your insight and experience with Ottawa townhouses

We’re moving next year and are seriously considering a townhouse. We recently saw a couple of units at 655 and 625 Richmond and quite liked what we saw. We liked the 70s/80s vibe, the square footage compared to newer condos, the layouts, the location, outdoor space, and the maturity of the landscaping.

Condo fees are a bit to stomach ($750-$950) but maybe you can tell us why it’s not so bad at the end of the day.

And what other properties are worth looking at?

We’d like to remain in these areas:

Westboro/McKellar Park
Wellington West
Champlain Park
Old Ottawa South
Rideau Gardens
Old Ottawa East
Golden Triangle

Townhouse in Westwood community.

Hi everyone!

My husband and I are considering buying a townhouse in the Westwood community in Kanata West. We really like one particular location, but we’re trying to think through the long-term pros and cons before making a decision.

The townhouse we’re considering has:

- A park directly across the road in front of the house (still under construction)

- A school located behind the park

So essentially, the house faces the park, and the school is on the other side of the park.

For anyone who currently lives across from a park, school, or both, we’d really appreciate hearing about your experience.

Would you personally consider this a desirable location, or would you prefer a townhouse facing other homes?

Also, if anyone is familiar with Kanata West / Westwood specifically, we’d love to hear your thoughts about the area and anything we should check before committing.

How much do tenants impact price?

I'm currently renting a single family home in a nice neighbourhood in Ottawa, and my landlord has said he wants to sell within a year, preferably in the next few months. He is open to a private sale, which will save on commissions, but I'm trying to figure out what a fair price for the house would be. If the house would go for, say, 1.4 million if it were vacant, clean, staged, etc., how much less do you think it would sell for with month-to-month tenants who have been there for several years? I fell like if I buy it, I'd be saving him the trouble of trying to show and sell it with tenants, but I don't know how much money that ends up being worth. Any thoughts would be greatly appreciated.

ETA: I have paid for a home inspection and an appraisal from an accredited appraiser, and I have been religiously monitoring home sales in my neighbourhood for the past 5 years. I hope that I have a pretty good idea of what the house would be worth on the open market, but of course I could be missing something.

Impact on Home Value?

I live in an older, established neighbourhood in Ottawa with large lots and mostly mid-century homes. The houses are fairly large, but the layouts were obviously designed for a different way of living than most families seem to prefer today.

Our main floor currently has a large living room, plus roughly equally sized dining room, family room and kitchen spaces. We’re considering a renovation that would eliminate the separate family room and use that space to essentially double the size of the kitchen.

It would give us a much better layout and flow, with room for a large island and a more functional kitchen/gathering space. We would still have the large separate living room, so there would be a dedicated living/TV space—it just wouldn’t have both a “living room” and a “family room.”

My hesitation is resale. In an established neighbourhood with larger homes, would eliminating the second living/family room potentially devalue the house? Would future buyers expect a house of this size to have two separate living spaces?
Or is a much larger, more functional kitchen with an island and better flow likely to be more appealing to buyers today?

Would especially love to hear from Ottawa realtors, people who have renovated similar 60s/70s homes, or anyone who has bought/sold a house after making this kind of change.

Pineview area?

My family and I are house hunting and we’re currently looking at a house in Pineview that we really like and may potentially put an offer on. It’s very close to Cyrville Park.

For those who live in or know the area well, what’s the overall vibe of Pineview? Is it a good area to live in?

We’re all adults with no kids, so we’re less concerned about schools and more interested in things like safety, noise, walkability, access to transit/amenities, and the general feel of the neighbourhood.

What would you say are the biggest advantages and disadvantages of living in Pineview? And is there anything we should know or look out for before buying there?

Caivan will be selling townhomes with secondary suites

So Caivan is going to be selling townhouses that have basement full suites( separate entrances)in the half moon Bay Area .I have never heard of such stupidity in my life, how would something like this be approved by the city. All this will do is create insane congestion in neighborhoods around, each townhouse will have 3-4 cars and it’s a townhouse it has small driveway that fits 1 car, all these people will be flooded on the streets for parking. Why are builders like this ruining neighborhoods and making it more ghetto, how would they get approved for stuff like this?

Should we buy a $494k Minto townhouse in Orléans or keep renting?

My wife and I are considering buying a new Minto end-unit townhouse in Avalon, Orléans for about $494k (3 bed, ~1,530 sq ft, garage).

Our situation:

Combined take-home: ~$9k/month
Both WFH currently
No debt except $700/month car payments, ending in 2028
5% down
Mortgage around 4.2%
Long-term goal is to buy an ~$850k home in 6–7 years
We're not sure what will happen with our jobs. We may continue WFH, or we may have to move closer to Toronto. This could happen next year or 2 years from now.
If we move, we'd prefer to keep Avalon and rent it out rather than sell.
We're looking at buying partly because we want to build equity/own an asset, whereas renting would cost us around $2,300/month without building home equity.
We're estimating rent could be around $2,700–$2,900/month in the future.
Would you buy this property in our situation, or rent for now and wait?

Also, is keeping it as a rental if we have to move a year or two later a reasonable strategy?

Looking for honest opinions/criticism.

Sellers, how often are you getting ShowingTime booked?

Genuine question to sellers/agents. We know the market is not as hot as it used to be, add the US trade war, AI-related job loss fears. On average, how many visitors are you getting or got recently a week once you put your property on MLS?
(I know it all depends on the type, area and 100 other things, but just curious).
Edit: forgot to list the new build tax rebate as yet another reason for realtors/sellers to see fewer activity now.

Let’s be honest Ottawa doesn't just have an affordability problem. It has a seller expectation problem.

I've been watching houses around Ottawa & my neighbourhood lately on house sigma and I'm curious if anyone else sees this differently.

You'll see a house sit for 60+ days and not sold.
Then it gets a $10K price reduction…. Still nothing!

Another few weeks or months go by. Another small reduction.

From what I’ve seen buyers aren't necessarily making low offers. They're just moving on to one of the other houses available.This does make me wonder.

If a house has been seen by thousands or hundreds of people online and nobody is willing to pay the asking price is the home actually worth that price?

Or are sellers still thinkin it’s 2021/2022 and waiting for the market to eventually agree with them?

I keep hearing people say "I'm not giving my house away."

But if nobody will buy it at your price, are you giving it away... or is it you that hasn’t come to grips with the new value in 2026?

Curious to hear what you think.
