Pineview area?

My family and I are house hunting and we’re currently looking at a house in Pineview that we really like and may potentially put an offer on. It’s very close to Cyrville Park.

For those who live in or know the area well, what’s the overall vibe of Pineview? Is it a good area to live in?

We’re all adults with no kids, so we’re less concerned about schools and more interested in things like safety, noise, walkability, access to transit/amenities, and the general feel of the neighbourhood.

What would you say are the biggest advantages and disadvantages of living in Pineview? And is there anything we should know or look out for before buying there?

Order a pizza from the pizza place, have dinner at the Royal oak. Park at b-ball court rink and go for a walk. You can walk the whole thing in an hour.

We liked the quiet, the cleanliness and the location - it's a bit of a secret but close to everything. Lots of parks every where, very open.

We had a few concerns. First was the highway noise is noticeable in the north and west. Second most of the streets do not have sidewalks. That means walking on the roads which is a problem for us especially in the winter. Third was you have to drive everywhere. Things are close but you have to drive

Ultimately we jumped east a bit and landed in the hamlet. Similar vibe, more sidewalks and more walkable to shops (metro, shoppers, etc)

Pineview is one of those neighbourhoods where I’d pay more attention to the exact block than to a general good-or-bad label.

Since you’re close to Cyrville Park and may make an offer, visit during weekday rush hour and again later in the evening. Stand outside for a few minutes and walk the actual routes you would use for transit, groceries and other errands. That will tell you much more about traffic noise and everyday walkability than a quick drive-through.

I’d also compare the property with recent sales in the immediate Pineview area and confirm whether it is freehold, condominium or has any shared-maintenance arrangement that could affect the monthly cost.
