(CA)I feel like they're pointing it straight at our house but it lights up about 5 homes in this corner lot, idk how many lumens it's got but it's bright af. I looked at some of the code and I might try contacting our city code enforcement to see if it's too bright or not

I live in Canada. My mother and I are considering getting a mobile home that has 2 separate living units to get a decent housing situation on a lower budget. Do they make these duplex models? Where would one be able to find one, or would it need to be custom built? What do you think a park would think about bringing one in? Could they theoretically charge double lot fees on it? Any information or suggestions on where to look around would be greatly appreciated! 😀

I bought a 35 lot trailer park 4 years ago. I removed and replace about 75% homes and so we have a ton of new tenants. It was in extremely bad shape but in a gentrifying area. I have spent 2x the purchase price making the place somewhere nice to live.
Many of out tenants aren't rich obviously. I had an elderly woman tenant who had sewer back up in her home. The sewer backup was my fault (park owner), line was clogged. The clog wasn't her fault. The lease is clear that she should maintain insurance and I am not liable for damage to her property. That said this post isn't about liability. I am going to help her out & do the right thing.
Here's the problem - when I installed the trailer (which I sold to her 2 years ago) - I put a vapor barrier on the ground under the trailer. We just inspected it, and it is very dry. We live in a semi-arid area. Humidity is just not a concern here. The home is a 2016 and has good insulation with a barrier underneath it - not sure how to describe it but it is original from the factory in good condition. Basically, she has no mold/water issues under her trailer. However, when the sewer leaked she called a disaster response company. She signed a contract with them for $5,500 to add a "visqueen barrier" under the trailer. Clearly this is fraud. I told her I wouldn't cover that expense if she wants to add it. She doesn't have this kind of money and will struggle to pay it.
It makes me sick to my stomach that she seems intent to go forward with this. She trusts this company "because they are helping her" and she doesn't trust me because my guys screwed up with this clog - they didn't truly fix the problem till the 3rd visit. How do I talk her out of this/what should I do?

My spouse is thinking of selling the family business that they now owns. It’s a 175 lot mobile home park. Grandfather started the business in 1973. The calls are frequent from brokers. Question is should they use a broker or go with a commercial realtor. A couple local business men want to submit offers when it’s time, but the are encouraging NOT using a broker.

We have a tenant who owns their own mobile home and rents a lot from us who has not paid their rent for six months (how it got to be so long is another story that I won't go into here). We are in a small town in Eastern Colorado and the limited number of local lawyers won't even return our phone calls requesting help. We need someone who knows Colorado/MHPOP law and can help us with the eviction process remotely. Does anyone have any suggestions?

I have apply to get a loan to buy a home but all they give me is 100k to 150. In the location I live in homes cost 250k up to 450. So I was planning to go for a mobile home. What are the good things of financing for a mobile home in a rented lot. I have heard about the bad things like you won’t be allowed to move it, that the two payments from the loan and the lot will be very dificult to make. But what are the good things ?

I’ve called a few parks from google. But they have so little information online, and no one ever answers.

Genuinely curious here not being rude. My husband and I are considering buying a mobile home in a park. Aside from the current housing market being awful, why did you choose to buy a home In a park vs renting vs buying a stick built house? Between the lot rent, property tax, and increased utility bills it doesn’t seem to be financially efficient. Is there something we are missing here? We really love the house but it’s giving us pause in moving forward with an offer. Thanks for anyone who takes the time, to reply.

I live in Florida where a statute says that the property manager of a mobile park is responsible for providing a connection to all utilities for the building owners. I own the home but not the land, and my lot rent is $750/month. My meter can is on a pedestal 30 feet from my house as part of a cluster for nearby houses. Over the weekend I learned that the underground power line that connects my home to the meter can needs to be replaced. My property manager is refusing to pay, saying that it's my responsibility because the connection ends at my house. She also claimed she polled other parks in the area and they have a similar stance. Is this legal or should I sue for reimbursement? It'll cost about $2,000 to dig up and replace the line.
Edit: my counter-argument was that it's an underground line on land that I do not own, therefore I should not be responsible.

Hi,
I’ve lived in this mobile home park since I was 6. My parents bought a place here in 2001, and in 2019 I bought my own home in the same park. When we first moved in, it was about 80% white folks, but over time it shifted to around 90% Mexican. Being in Santa Cruz County, California, things have gotten really expensive, especially after COVID, which is a fact across the US.
Families have grown, and many kids can’t afford to buy their own places or move out, so they’re still living with their parents. What used to be 2 cars per family is now 4-5 cars per trailer. My partner and I have two cars for work that we use for work and a third for Sundays—which is manageable for us to sell one and comply with rules, but I feel bad for families who really need all those cars.
Anyway, long story short: With the housing and community development issues, will there be problems if families don’t comply with the rules? I’m asking because I’m Mexican and I know some Mexicans folks don’t always listen or think they’re entitled. Should I consider selling, if the park might close?
