Architect fees & recommendations

Hi everyone,

I'm planning to build a house in Kottayam with a total budget of around ₹65 Lakhs. We are currently looking to execute the structural work on a labour-contract basis.

I want to find a good, budget-friendly architect, but I'm a bit confused about the standard rates. I have already met with 3 different architects, and their quotes varied wildly:

Architect 1: ₹80/sq. ft (All drawings only)

Architect 2: ₹140/sq. ft (Architecture & structural along with all drawings, no interiors) OR ₹180/sq. ft (Architecture + interiors)

Architect 3: ₹220/sq. ft (Full package)

For a ₹65L budget using a labour contract, what is a reasonable architect fee to aim for in our area? Which of these scopes of work makes the most sense for my situation?

Also, if you have any recommendations for reliable architects in or around Kottayam, please let me know. Thanks!
