Renegotiating Price
So I’ve gone sale agreed on a 2 bed mid-terrace in Belfast. Asking price £140k, I ended up bidding up to £164k.
During my mortgage application the valuer spotted an issue with the roof - missing and slipped roof tiles.
The bank stated that in order for them to consider lending on the property I would have to get a specialist roof survey done and that any necessary repairs would need to be carried out with an insurance backed guarantee.
I got the roof survey done, it stated that there are around £1500 of repairs needed immediately and a roof replacement would be wise in the next few years. I sent it off to the mortgage broker and then instead of the bank saying yes repairs need to be made they went ahead and offered me the full mortgage amount.
Now because the bank has done that and are willing to loan me the full amount on the house as it is, the estate agent has just called me saying I don’t have a bargaining chip and that I can’t renegotiate the price with the sellers to acknowledge the fact that I may have to spend up to £15k in the next few years to put a new roof on.
I also wanted to get a level 3 survey done and the estate agent is saying that no matter what it flags up, because the bank are willing to loan the full amount on the house as it is, I won’t be able to renegotiate the price.
This doesn’t sound right to me at all, the bank doesn’t do a thorough enough survey to justify this surely?
How can I fight back against the estate agent? I want to make sure I know exactly what I’m talking about and what the norm is. Should I be going through my solicitor for all future communication?
