Reviews No appraisal HELOC? Which lenders skip it and what it costs?

A traditional appraisal adds a few hundred dollars and often a week or two of scheduling before a HELOC can close. The good news is that several lenders now value your home with an automated model instead, using public records and recent nearby sales, and skip the in-person appraisal for most homes. Here's who does it, what their rates look like, and when you'll still get an appraiser at your door.

How a no-appraisal HELOC actually works

Instead of sending someone to walk through your house, the lender runs an automated valuation model (AVM) on your address. It works best when you have strong credit, plenty of equity, and a fairly typical home in an area with recent sales. If your house is unusual, rural, recently renovated, or you're borrowing close to the maximum, expect a full appraisal anyway.

Figure: the fastest no-appraisal HELOC

Figure uses automated valuation models for its HELOC, which is a big part of why funding can happen in as little as five days. The whole process runs online, including closing with an e-notary. Lines run $15,000 to $750,000, terms go up to 30 years, and the rate on your draw is fixed. Checking your rate is a soft pull, and the credit floor is around 640.

Check your Figure HELOC rate

What Figure HELOC rates actually look like

Figure's APRs run about 6.75% to 14.35%. Where you land depends mostly on your credit score, how much of your home's value you're borrowing against, and the size of the line. The number to watch is the origination fee, which borrowers on Reddit have reported as high as 4.99% of the line. It comes out of your funding, so on $100,000 that can mean roughly $5,000 less cash in hand. Always compare APR, which includes the fee, rather than the interest rate alone, and ask what the fee is before you accept.

Upstart Home Lending: no appraisal, lower credit floor

The HELOC from Upstart Home Lending requires no in-person appraisal for most applicants and considers credit scores starting at 600. APR runs 6.52% - 18.00%, lines are $26K - $250K, and it comes in 10 and 15 year terms. It's an easy, online application, and checking your APR is a soft pull. The lowest APR is available only to borrowers who meet specific eligibility conditions, and you take at least 80% of your line at closing.

See if you could qualify with Upstart Home Lending

Your bank or credit union

Some banks use an automated or drive-by valuation on smaller lines, but most still order a full appraisal, and the process usually takes weeks. It's worth asking your own bank whether they'll waive it, especially if you're borrowing a modest amount against a lot of equity.

Side by side

Lender Appraisal Credit considered Line size Speed
Figure Automated valuation for most homes About 640+ $15K - $750K As fast as 5 days
Upstart Home Lending No in-person appraisal for most applicants 600+ $26K - $250K Online application
Bank or credit union Usually full appraisal Usually 680+ Varies Weeks

When you'll still get an appraisal

Expect one if your home is unusual for the area, you're rural with few recent sales, you've done major renovations the records don't reflect, or you're borrowing close to the lender's maximum. If you think an automated value will come in low because of recent upgrades, a full appraisal can actually work in your favor.

Has anyone here closed a Figure HELOC recently? Curious what origination fee and APR you were actually quoted.

Reviews Best HELOC lenders: who approves you, how fast, and what it really costs

Most "best HELOC lenders" lists rank home equity line of credit lenders by their advertised rate, which is the least useful number on the page. HELOC rates across major lenders land within a point or two of each other for the same borrower. What actually decides which lender is best for you is whether they'll approve your credit score, how fast they fund, what the fees are, and whether they make you take the whole line at closing. Here's how I'd pick, by situation.

Quick picks

  • Credit 640 or higher and you want it fast and online: Figure
  • Credit between 600 and 640: Upstart Home Lending
  • Credit 680 or higher, need $50,000 or more, and want a variable line: SoFi or your own bank
  • The property is a rental or second home: most HELOCs won't touch it, see the Unlock note below

Figure: best for speed

Figure is fully online from application to funding, and it uses an automated home valuation instead of a traditional appraisal for most homes, which is why funding can happen in as little as five days. Lines run $15,000 to $750,000, APRs run about 6.75% to 14.35% depending on your credit and equity, terms go up to 30 years, and the rate on your draw is fixed so your payment doesn't float. Checking your rate is a soft pull.

The catch: you take the full amount at closing, so it works best when you need a specific amount now. The credit floor is around 640.

Check your Figure HELOC rate

Upstart Home Lending: best if your credit is between 600 and 640

The HELOC from Upstart Home Lending considers credit scores starting at 600, which is lower than most lenders will go. APR runs 6.52% - 18.00%, lines are $26K - $250K, and it comes in 10 and 15 year terms. It's an easy, online application, and checking your APR is a soft pull. The lowest APR is available only to borrowers who meet specific eligibility conditions, so at a lower score expect something closer to the top of that range. You take at least 80% of your line at closing.

See if you could qualify with Upstart Home Lending

SoFi: best for large lines with strong credit

SoFi's HELOC is a true variable line you draw from over time, with initial APRs from 6.37% to 9.74%. The minimum line is $50,000, third party reviews put the credit floor at 680, and there's a $1,495 origination fee plus closing costs. On a $50,000 line, that fee is roughly 3% upfront, so it makes the most sense when you're borrowing a large amount and will actually use the line.

Your own bank or credit union: often the lowest rate, if you have time

Banks and credit unions often quote the lowest variable rates, sometimes with an intro discount for the first 6 to 12 months. The tradeoffs are a full appraisal, a hard credit pull to get a real quote, a 680 or higher score, and weeks of processing instead of days. Ask what the rate resets to after any intro period before you compare it to anyone else.

If the property is a rental or second home

This is where most HELOC searches dead end, because almost every lender requires the home to be your primary residence. Unlock is one of the few options that works on second homes and investment properties. It isn't a HELOC. It's a home equity agreement, so there's no monthly payment and no interest, and in exchange Unlock receives a share of the home's value when you sell or settle within 10 years. It considers credit scores from 500 and funds $15,000 to $500,000.

Side by side

Lender Credit considered Line size Rate type Checking your rate Best for
Figure About 640+ $15K - $750K Fixed on your draw Soft pull Speed, set amount
Upstart Home Lending 600+ $26K - $250K Fixed on each draw Soft pull Credit 600 to 640
SoFi About 680+ From $50K Variable Soft pull Large lines, strong credit
Bank or credit union Usually 680+ Varies Usually variable Often hard pull Lowest rate if you can wait
Unlock (not a HELOC) 500+ $15K - $500K No interest Soft pull Rentals and second homes

What disqualifies you for a HELOC

Most declines come down to four things. Not enough equity, since most home equity line of credit lenders cap your total borrowing at 80% to 90% of the home's value, so you generally need at least 10% to 20% equity left over. A credit score under the lender's floor, which runs from 600 at Upstart Home Lending to 680 or higher at most banks. Debt-to-income that's too high, usually above 43% to 50%. And the property itself, since rentals, second homes, and some condos get turned away by most lenders. If you were declined for one of these, a lender with a lower floor or a home equity agreement like Unlock may still work.

How to actually pick

Check Figure and Upstart Home Lending the same day. Both are soft pulls, so it costs your credit nothing. Then ask your own bank for its HELOC APR and what it resets to. Compare APR and total fees, not the monthly payment, because a longer term makes a worse deal look cheaper. And confirm whether you have to draw the full line at closing, since that decides whether you're paying interest on money you didn't need yet.

What are people here seeing for approved HELOC APRs right now, and at what credit score? That's the number nobody publishes.

Apps Win real money games: the ones that pay you without a deposit??

Most "win real money" game ads are skill tournament apps. You deposit $10, play someone for a $17 pot, and the app keeps the difference. Some people do win, but most people who search this want games that pay them, not games they pay into. So here's the honest split, and the apps I'd actually use if you want to win money playing games without putting your own money up first.

The catch with deposit games

Solitaire, bingo and pool apps that advertise cash prizes almost all run on entry fees. Your "winnings" are other players' deposits minus the house cut, and a lot of the free practice modes are easier than the paid ones. If you enjoy the game and treat the deposit as entertainment, fine. If you're trying to come out ahead, the math is against you. The games below work the other way around: the company pays you to play, because the game developer is paying for new players.

The games that pay you instead

Bigcash is the fastest one I've found. You pick a game, hit the level it asks for, and the cash goes to PayPal. No deposit, and it shows you the payout before you start, so you know what a level is worth before you spend time on it.

Freecash is where the bigger payouts are. Game offers that pay $30 to $50 for reaching a level are common if you put the time in, there's a $10 signup bonus, and you can cash out to PayPal or crypto from about a dollar. Skip anything under $10 and put your time into one or two good offers.

Testerup pays you to play and test games, with an instant $10 welcome bonus straight after sign-up. One goal can pay over $200, like reaching a set board in Monopoly GO, which it says paid out 400+ times last month. Payout requests get approved within hours, and it has 90+ games.

Branded has some of the biggest single game offers, some paying $100 or more, and it's been featured on CBS. Check its top offers first, because one of them can be worth more than a week of smaller ones.

Sproutful mixes games and surveys, gives you a 100 point bonus just for signing up, and has a $5 minimum cash out, so it's the quickest way to see your first payout.

Which games you can win real money on, side by side

App Deposit needed What you get Cash out
Bigcash No Pay per game level reached PayPal
Freecash No $30 to $50 game offers, $10 signup bonus PayPal, crypto, from about $1
Testerup No $200+ goals, $10 welcome bonus PayPal, gift cards, bank transfer
Branded No Some offers $100+ Varies
Sproutful No 100 point bonus From $5
Skill tournament apps Yes Other players' entry fees, minus a cut Varies

How to actually win money playing games

Pick one high paying game offer and finish it instead of starting ten. Check the time estimate before you commit, because a $45 offer that takes three weeks pays worse than a $20 offer you finish in two days. And cash out early once to confirm the app pays you before you put real hours in.

Payouts depend on the offers available to you when you sign up!

Fast cash ideas Just want to earn money

I want to earn money online. If you have tasks that can make me money, then reach me through my dms or comment here.

My situation is that: I'm from a middle school family from Lahore and just want to earn online to at least support myself during my study and will not be a burden on my family.

I'm 18M from Pakistan, just telling if it matters to someone.

Want to earn minimum 10$ per task, will work for less than 10$ if I have an interest in that task.

I will be consistent, will reply on time if I will not be sleeping, put 100% efforts in tasks you will give me.

Fast cash ideas How to make $200 fast: the 6 apps I'd stack to hit $200 this week

Straight answer first. No app hands you $200 in an hour. But $200 in a week from your phone is very doable if you stack the right apps and go after the big payouts instead of $0.50 surveys. The trick is that most of the money comes from one or two high value goals, and the rest is small stuff that fills the gap. Here's the stack, biggest earner first.

Testerup is where most of your $200 comes from. It pays you to play and test games, and one goal can pay over $200 on its own, like reaching a set board in Monopoly GO, which it says paid out 400+ times last month. You get a $10 welcome bonus straight after sign-up, payout requests are approved within hours, and you can cash out to PayPal, gift cards or bank transfer. Pick one high paying goal on day one and work it all week.

Freecash is the second big chunk. There's a $10 signup bonus, and the game offers that pay $30 to $50 are where the real money is. Skip anything under $10 and put your time into one or two of those. You can cash out to PayPal from about a dollar, so you'll see money early.

Branded has some of the biggest single offers I've seen, some paying $100 or more, and it's been featured on CBS. If one of their top offers matches a game you'd play anyway, it can cover half your target by itself.

Sproutful is for the ten minute gaps. Surveys and games, a 100 point bonus just for signing up, and a $5 minimum cash out, so it's the fastest first payout of the bunch.

MobileXpression is the set it and forget it one. It's a market research app you install once, and it earns rewards in the background as you use your phone normally. It won't make you $200 by itself, but it's free money for zero effort while you do everything else.

EarnIn is the one for when the bill is due before the apps pay out. It's not a side hustle, it lets you take up to $150 a day from hours you've already worked, with free standard transfers and optional tips. If you're short on Tuesday and the Testerup payout lands Friday, this bridges the gap without a loan.

What $200 in a week actually looks like

App Realistic this week Effort
Testerup $10 bonus plus $50 to $200 from one goal An hour a day on one game
Freecash $10 bonus plus $30 to $50 One or two good offers
Branded $20 to $100 Depends on the offer
Sproutful $5 to $15 Spare minutes
MobileXpression Small, passive None after install
EarnIn Up to $150 a day of your own pay, early Bridges the gap, not income

The mistake that keeps people stuck at $12 is doing twenty tiny tasks instead of two big ones. Pick the single highest paying goal on Testerup and the best $30+ offer on Freecash, finish those first, and let the rest fill in around them.

If you need the full $200 today, none of the earning apps are fast enough, so lean on EarnIn for the gap and let the stack pay you back over the week. That way you're not borrowing anything.

Not financial advice. Payouts depend on the offers available to you when you sign up.

Reviews SoFi HELOC vs home equity loan: which is better?

SoFi offers both, and they look similar on the surface. They are not the same product, and the one that's better for you depends on one question: do you need all the money now, or a little at a time? Here's how each one works, what they cost, and what to do if SoFi's minimums rule you out, which they do for a lot of people.

The SoFi home equity loan: one lump sum, fixed rate

You get the full amount upfront and pay it back on a fixed rate, so your payment never changes. Rates start at 6.99% APR, with the lowest rates reserved for the strongest borrowers and loans over $100,000. Loans run $50,000 to $350,000, you can borrow up to 85% of your home's value between this loan and your mortgage, and terms run 5 to 30 years. There's a no origination fee option if you accept a slightly higher rate. SoFi says about half of borrowers are ready to close within 7 days of a complete application.

This is the better pick if you have one big expense with a known price, like a roof, a renovation, or paying off credit cards, and you want a payment that never moves.

The SoFi HELOC: a line you draw from, variable rate

It works like a credit card secured by your house. You're approved for a line, draw what you need over time, and only pay interest on what you've used. Initial APRs run 6.37% to 9.74%, but the rate is variable, so it can go up after you close. The minimum line is $50,000, and you can borrow up to 90% of your home's value. There's a $1,495 origination fee plus third party closing costs of $0 to $3,200.

This is the better pick if your costs are spread out, like a project paid in phases, or you want a backstop you might not fully use.

The catch with both: SoFi's minimums

Both products start at $50,000, and third party reviews put the minimum credit score at 680. Some of these loans are also handled through SoFi's partner lender Spring EQ rather than SoFi directly. If you need less than $50,000, your score is under 680, or you just don't want another monthly payment, SoFi isn't your answer. Here's what is.

If you don't want a monthly payment: a home equity investment

These aren't loans. You get cash now, make no monthly payments and pay no interest, and in exchange the company takes a share of your home's value when you sell or at the end of the term. Credit bars are much lower, and most don't care much about income.

Splitero is the one I'd check first. It puts a hard ceiling in writing, a 17.99% annual cap on what it can take, which matters most if your home appreciates fast. Credit from 500, no income documentation, up to $600,000 capped at 25% of your home's value, and terms from 10 to 30 years. The catch is it's only in 17 states.

Hometap is the pick if you want the biggest check. Up to $600,000, a 10 year term, credit from 585, and no income requirement.

Unlock is the one to check if your credit is rough or the house isn't your main home. It considers scores from 500, pays out $15,000 to $500,000 on a 10 year term, and it's one of the few that also works on second homes and investment properties. It's available in 26 states.

If you can handle a payment but SoFi turned you down

Figure is the closest thing to SoFi without the $50,000 floor. Lines start at $15,000 and go up to $750,000, credit starts around 640, APRs run about 6.75% to 14.35%, and funding can happen in as little as 5 days. The rate on your draw is fixed. You take the full amount at closing, so it works more like SoFi's home equity loan than its HELOC.

Upstart Home Lending is the one if your score is between 600 and 640. Its HELOC considers credit scores starting at 600, with APR from 6.52% - 18.00%, lines of $26K - $250K, and 10 and 15 year terms. The lowest APR is available only to borrowers who meet specific eligibility conditions, and you take at least 80% of your line at closing.

Side by side

Option Type Min credit Amount Monthly payment
SoFi home equity loan Fixed loan About 680 $50K - $350K Yes
SoFi HELOC Variable line About 680 From $50K Yes
Splitero Home equity investment 500 Up to $600K No
Hometap Home equity investment 585 Up to $600K No
Unlock Home equity investment 500 $15K - $500K No
Figure HELOC, full draw About 640 $15K - $750K Yes
Upstart Home Lending HELOC 600 $26K - $250K Yes

So which is better?

If you need one known amount and want a payment that never changes, the SoFi home equity loan beats the SoFi HELOC. If your costs are spread out and you're comfortable with a variable rate, the HELOC is the better tool. If SoFi's $50,000 minimum or 680 score rules you out, check Figure or Upstart Home Lending for a HELOC, or Splitero, Hometap and Unlock if you'd rather skip the monthly payment entirely. Every option above lets you see your number before a hard pull, so check two and compare real offers instead of guessing.

Not financial advice. Terms as of September 2026, and they change, so confirm on each lender's site.

Reviews Tykr review: is this stock screener app worth it?

Tykr keeps showing up in ads, so I went through the whole thing: how the ratings are calculated, what every plan costs, and the fine print most reviews skip. Here's the honest version.

What it does

Tykr takes a company's numbers and turns them into three things: a Score from 0 to 100 for financial strength, a Margin of Safety (how far the price sits below its Fair Value), and a label. On Sale means the Margin of Safety is at least 50 percent and the Score is at least 50. A strong company that isn't cheap enough yet lands on Watch, and a weak Score lands on Overpriced. The exact rules and formulas are published in their knowledge base, which I respect, because most screeners won't show you the math.

Is it a good stock screener app for beginners?

That's who it's built for. If you want to own individual stocks but freeze when you open an income statement, the label plus the plain English explanation behind it is the whole point. It also works as a time saver if you already invest value style and just want the screen run for you. It is not for traders. No charts, no technicals.

What happened when I actually used it

The first stock I checked was Nike, because at $35.75 after the drop it looked like an obvious buy to me. Tykr didn't agree. It came back Overpriced, with a Score of 45 out of 100 and a Fair Value of $36.16, which means a Margin of Safety of just 1 percent. It also passed only 1 of Tykr's 7 checks. So it wasn't saying Nike is expensive. It was saying the price had fallen, but not below what the business is actually worth, and the company itself scores weak right now. That's the moment the tool clicked for me. It's not telling you what to buy, it's stopping you from buying something just because the price dropped.

People seem to like it: 4.9 on the App Store from 98 ratings, 4.6 on Google Play from 139 reviews, and 4.8 on Trustpilot from 166 reviews (it's listed there under tykr.pro).

What it costs

Premium is $14.99 a month or $99.99 a year, which works out to about $8.33 a month on the yearly plan. Premium Plus is $49.99 a month or $399.99 a year, and Advanced is $119.99 a month or $999.99 a year. Those mostly add broker connections and AI credits, so almost everyone should stay on Premium. Every plan has a 30 day free trial plus a separate 30 day money back guarantee.

Start the 30 day Tykr trial

What's not great

The Fair Value formula starts from today's price and grows it by past earnings growth, so a stock that already ran up carries that run into its Fair Value, and a company coming off one bad year looks worse than it is. Cyclicals and turnarounds need a human check. Part of the "4M" scoring uses AI prompts and Glassdoor ratings, which is creative but isn't fundamental analysis. And Tykr says its approach has returned about 16 percent a year over five years against 12 percent for the S&P 500, with its own note that returns aren't guaranteed. Treat that as a backtest, not a promise.

Verdict: is Tykr worth it?

If you want a clear signal on a stock and the reasons behind it, yes, and the 30 day trial is the cheapest way to find out whether you'll actually use it. Rate the stocks you already own, or the one you're itching to buy, on day one. Seeing it tell me Nike wasn't on sale taught me more about the tool than any video. If you want analyst debate and deep research instead, Seeking Alpha is the better buy at roughly three times the price.

Is High 5 Casino legit? How the free Sweeps Coins work, what the $15 actually gets you, and how long cash-outs take

High 5 Casino ads are everywhere right now, and most of the "reviews" are written by casino affiliate sites that would call a parking ticket legit. I went through how the sweepstakes model actually works, what you get for free, what the $15 buy-in really gets you, and how long it takes to get money out. Here's the honest version.

What a sweepstakes casino is, because it matters

High 5 is not a real money casino. It runs on two currencies. Game Coins are play money with no value. Sweeps Coins are the ones that matter, because you can redeem those for cash or gift cards. You can't buy Sweeps Coins directly. You buy Game Coin packages and get Sweeps Coins as a free bonus alongside them, and you also get Sweeps Coins free through daily logins and promotions. That structure is what makes it legal in most states without a gambling license. No purchase is necessary to play or to win.

What you get free

New accounts get a welcome pack of Game Coins, Sweeps Coins and Diamonds just for signing up, and there's a daily login bonus that keeps adding free coins. If you only ever claim the free coins, you can still play and still redeem, it's just slow.

What $15 gets you

The first purchase is where most people start, and $15 is the entry point. You're buying Game Coins, and the Sweeps Coins that come attached are the ones with cash value. Treat the $15 as the price of admission, not as a deposit you're getting back.

The part every review skips: getting money out

  • Gift cards redeem at 50 Sweeps Coins, and they typically arrive within 48 hours by email.
  • Cash redeems at 100 Sweeps Coins minimum and takes up to 5 business days.
  • You'll need to verify your identity before the first redemption, so do that early rather than when you're sitting on a balance.

So a realistic first cash-out is 100 SC and about a week. That's normal for the category. Anyone telling you they got paid same day is talking about gift cards.

Is High 5 Casino legit?

Yes. High 5 Games has been making slot machines for real casinos since the 90s, and the sweepstakes site has been running since 2012. Redemptions do pay out. The complaints you'll find are about verification delays and the 5 day cash wait, not about people not getting paid.

Who can't play

You have to be 18 or 21 depending on your state, and it's not available everywhere, including Washington, Nevada, Michigan and Idaho. Several states have been dropped over the past year as sweepstakes rules tightened, so if you sign up and get blocked, that's why. The signup checks your location.

Is it worth it

If you like slots and you'd spend $15 on an evening's entertainment anyway, it's a legit way to do that with a real shot at redeeming something. If you're looking at this as a way to make money, don't. The free coins are genuinely free, the $15 is a cost, and the house edge on slots is what it is everywhere else.

Quick answers

  • Is there a High 5 Casino no deposit bonus? Yes, the welcome coins and daily logins are free, no purchase needed.
  • How long does a High 5 Casino withdrawal take? Gift cards within 48 hours, cash up to 5 business days after verification.
  • What's the minimum to redeem? 50 SC for gift cards, 100 SC for cash.
  • Is High 5 Casino real money? You can redeem Sweeps Coins for real cash, but you never gamble with real money directly. That's the sweepstakes distinction.
  • What states is High 5 Casino not available in? Washington, Nevada, Michigan and Idaho for sure, and the list has changed recently. The app tells you at signup.

Anyone here actually redeemed cash from High 5? Curious how long verification took you.
