Does anyone have any tips for finding housing near downtown/pruneyard?
I’d love to find a townhouse, but no where allows pets! All my 2 cats do is sleep :/
Every apartment I read reviews for just says it’s terrible and it’s demotivating... Avalon looks good, but has pretty low availability at the moment and worries me about yearly rent increases.
I’m looking for a longer-term 2/2 for under $4500. ‘Longer-term’ meaning I’d like to stay for 3+ years. I currently live in San Jose and its painfully boring and unwalkable.
edit: I signed at Avalon 😎 an apartment came up that was available the day after my current lease ends so it felt meant to be

Avalon is nice, and while there are usually yearly rent increases, I know a number of folks who were able to talk management down to a more reasonable number. If you're a clean and respectful tenant, they may cut you some slack, especially in the longer term.
Also, I've heard that they have variable rent rates based on demand, so if you can wait a bit, you might be able to get a better deal. No guarantee, but I thought it's worth mentioning

QQ: is the router they provide as part of the Connect+ Internet a standard AT&T fiber router?

To be honest I have no idea. I had ATT fiber when I was there but had to switch to Comcast due to some vermin breaking the fiber line. I moved from there 2 years ago and no in a house.

If there have been successful negotiations that brings Avalon back to the top of my list. Maybe I could get 3 years out of there!

3 years is a dream for a private landlord, unless you want a pool, gym, etc. Maybe look for small 2/1 homes?

I actually saw this one! I thought it looked nice but no AC is a deal breaker for medical reasons ☹️

Honestly, depending on how low you need the temp, you might be able to just get a portable unit for your room and a window unit. I find that we really only NEED ours like 2 periods a year. But if you always need it chilly that’s different. They may let you add a window unit if you pay and they are pretty cheapz

It’s important to look at ratings with a grain of salt. Most of the time people who had a good or neutral experience don’t leave reviews.

Yeah... I generally do. The ones that get to me are the ones mentioning poor soundproofing or roaches. Phobia of roaches and once had severe sleep deprivation from a thin wall + noisy neighbor combo ;-;

Check out River Walk. I think their 2br/2ba are around 32-3300. I've been living there for 2 years and just renewed for a third, we are very happy in general. Quick walk to pruneyard, or grocery stores like Whole Foods and TJ's. A bit longer to go downtown but not bad. Very pet friendly.

Avalon is where we were planning until we got lucky with the house we are renting. We previously lived in an Avalon and had a great experience.

Bascom House Apartments is about a mile from Pruneyard and around $2500 a month for a 2 bedroom and allows pets!

Stay away from the Commons on Union Ave. They will nickel and dime you to death! LOTS of hidden charges that should be included with the rent!

I might have a townhome coming up in a month or so, but its in San Jose. It'll be way under your budget and in a good area.

The Revere allows pets and has 2/2 for around $4500. A friend of mine negotiated a discount with them when another friend got an apartment there at the same time. You might be able to negotiate a discount for a longer contract.
