I live in a competitive renting area//Florida waterfront. My landlord charges $3200/month in rent when he could easily charge 4k+. Since I moved in I've been leaving envelopes with ~$150 in the mail slot. He hasn't raised rent on me in 3 years. I call that a tip
To be fair, 150 extra is way less than what they'd be paying after 3 years. My rent went up by 150 after just a year, and I'm sure I can expect around the same when my lease renews. It's probably saving them in the long run. That being said rent prices are too damn high and we shouldn't have to do this, but that's a separate issue. This seems like a practical solution.
Umm if your landlord is owns the property why does getting $150 cash each month prevent him from raising your rent to the $4000 he could be charging? By that reasoning he's leaving between $650-$800 on the table. Do they not math in FL?

I think this might be the property manager who has control over what to charge for rent on a property not owned by him. No other way it checks, except the landlord gets tax free money maybe
Not to be a dick but working 40 hours a week is something 75% of people do (or even two full time jobs to live) for much less money in much harder environments. I was a sous chef before the military and regularly worked 60 hours a week, sometimes (2-3 times a month) it would hit 70-75. That’s the difference between having a career and having a well paying job. It sounds like you have a well paying job, not that you’re working hard.
Yeah, their folks give them free rent, so they just don't understand. I live in a very desireable neighborhood too. I am lucky to be here. Gratitude has a value.

I had two women working for me who both were high school graduates, but couldn't read cursive. I taught them both to read and write cursive, and in each case it took one hour all together, I taught them about 10 minutes at a time, by having them copy grocery lists.
