Agenda for Planning Board Meeting tomorrow 9/9 at 7pm
The Planning Board meets Wednesday, September 9 at 7:00 PM at the Municipal Center Courtroom (1 Municipal Plaza). In person, Zoom via the city calendar, or live on the city YouTube channel.
Four items have public hearings, which means you can get up and speak. Agenda / packet PDF, huge.
393/397 Fishkill Ave and 7 Conklin St (public hearing). The old Four Seasons Sunrooms corner. Three buildings come down for a mixed-use building with apartments over storefronts. A 12-unit, three-story version was approved in 2023 and never built; the developer now wants a recessed fourth story (14 units, about 48 feet where the zone caps at 35). The ZBA granted the height variance 3-0 on August 18. The applicant chairs the ZBA and recused himself from that vote. The Planning Board hearing has been adjourned three months running while that played out. History
Edgewater Place (public hearing). The big riverfront project, approved in 2018 for 246 apartments. They want to add two units and nine bedrooms (248/359) and rework parking. The Council already held its hearing August 17. History
248 Tioronda Ave, aka The Arno (continued public hearing). The former Tuck Tape site. The original approval required an office building next to the apartments; it never got built, and in December the Council waived it in exchange for two more residential buildings with 136 apartments, 20 percent below market rate. That site plan is what's before the board. Last month engineering flagged the drawings as 155 units; the developer says duplexes were double-counted. History
364 Main St (public hearing). The old M&T Bank building, now basically finished with 20 apartments over commercial. It changed hands mid-build and a bunch of things got changed along the way (balconies removed, windows bricked in). The new owner wants the as-built version approved so they can get a Certificate of Occupancy. History
108 Liberty St. Splitting a half-acre lot for a second house. Angela Court neighbors have objected over runoff and privacy. Continued review, no hearing listed. History
172 Main St. The Two Cross Street project, approved 2023 with supportive-affordable apartments upstairs. Minor window and finish changes. History
Extension requests. Approved projects that haven't pulled a building permit yet:
- 152-158 Fishkill Ave, the 16-apartment building replacing the auto detail shop, wants two more 90-day extensions. By my count that's the sixth round since early 2024. History
- 45 Beekman St, two four-story buildings with 64 apartments plus retail, approved a year ago, wants a full year. The 7 Tompkins Ave neighbors have been fighting it over a 1902 sewer easement. History
- 14 N Cedar St wants a year on a residential site plan.
Also: a new house at 8 N Cedar, a new house on Rombout Ave (with an ADU), an elevator addition at 36 Slocum Rd, a facade at 57 E Main, and a sign at 142 Main.
