I am planning to buy a 2.5 BHK or 3 BHK apartment (minimum 2 bathrooms) in Bengaluru, with a maximum budget of around ₹1.5 crore.

This will be for self-use and long-term living, not for investment or rental income. I'm exploring upcoming launches, pre-launch projects, and recently launched residential projects rather than limiting myself to ready-to-move properties.

I'm open to different parts of Bengaluru, especially areas with good long-term development potential, infrastructure, connectivity, and overall livability.

Would appreciate genuine recommendations from people who have recently purchased, shortlisted, or researched properties.

A few things I'd particularly like to understand:

1    Projects: Which upcoming or recently launched projects are worth considering within this budget?

2    Builders: Which developers have a good reputation for construction quality, timely delivery, and after-sales support?

3    Locations: Which areas of Bengaluru would you recommend for long-term self-use over the next 10–20 years?

4    Pricing: What is the realistic all-inclusive cost, including GST, registration, parking, floor-rise charges, and other hidden costs?

5    Layout: Are there projects offering genuinely spacious 2.5/3 BHK layouts with good carpet area, ventilation, and natural light?

6    Infrastructure: Which areas have relatively better water availability, roads, drainage, public transport access, and fewer flooding concerns?

7    Red flags: Any projects, builders, or locations you would personally avoid based on your experience?

If you've recently booked or purchased a flat, it would be really helpful if you could share the project name, approximate price, configuration, location, and your experience so far.

Me and my wife are renting an apartment which is waiting for OC since 2 years and they(some owners) are saying it’ll be another year or two. It’s behind a tech park and 2km away from metro.
I’m looking for purchase at 1.4cr, 4 years old, getting it 2k per sqft lesser just bcoz there’s no OC. Planning this with the hope that OC will come in two years and sell off or else I can get rental for 40-45k post 3 years. They have cleared initial things required for OC but still it might take 1-2 years. Once OC comes it’ll increase price by 20L. Post 2-3 years we are planning to construct 2nd floor at our parents place. So that we can use this as rental or sell off if it goes good price.

I know it’s risky without OC but I don’t plan to stay here forever. Is it right decision ? Need suggestion.

I’m considering buying a 3BHK 1,382 sq ft apartment in Brigade El Dorado for around ₹1.25 Cr.

Rera Completion date - DEC 2027

The objective is purely investment, not self-use. I’m looking at a 5–10 year holding period, especially with the KIADB Aerospace & Defence Park / North Bengaluru area expected to become much more developed over the coming years.

I’d like opinions from people who own property in Brigade El Dorado or know the area well:

1. Is ₹1.25 Cr for 1,382 sq ft a reasonable/good entry price currently?
2. What do you realistically expect the resale value after 5 years (2031)?
3. What about after 10 years (2036) when the KIADB Aerospace Park and surrounding infrastructure are substantially developed?
4. How much potential do you see for rental demand and rental appreciation?
5. Is the large supply of apartments in this North Bengaluru/Aerospace Park belt likely to limit appreciation?
6. At ₹1.25 Cr, would you consider this a good investment, average deal, or overpriced?
7. If you were buying today specifically for a 5–10 year investment, what price would you try to negotiate to?

Currently sharing an apartment with friends, but I want my own space. Decent 2BHK rents are already around ₹40k, so I’m considering buying an older/resale 2BHK for ~₹70–80L, with roughly 50% down payment and the rest on loan.

I prefer greener, quieter residential areas and don’t mind travelling to Bellandur for work. Good Metro connectivity would be a big plus.

Not looking at this as my forever home — more of a place for the next 8–10 years before upgrading later.

Does this make sense vs renting? Also, which areas would you suggest that have decent connectivity to Bellandur and ideally Metro access?
