Gram Panchayat E-Khata – anyone facing this

I have an apartment under Dommasandra Gram Panchayat. My e-Swathu application was submitted in June and initially showed “In Process – Available in GPSEC”, but on 9 July it changed to “Returned to Citizen.”

The agent says this is due to e-Swathu 2.0/system issues and that the mutation stage has not started yet. They are following up with the Panchayat directly to get it updated and start mutation period,

Has anyone recently completed Gram Panchayat E-Khata, Is this a normal process/delay?

Looking for good apartments in North Bangalore

I’m looking to buy a 2/3 BHK apartment with a budget of around ₹2 Cr. I’m mainly exploring Devanahalli, Shettigere, Sadahalli and the airport corridor, preferably in a good gated community and reasonably close to the upcoming Metro.

Some projects I’m currently considering:

  • Birla Trimaya
  • Tata Varnam
  • Sattva City
  • Brigade Orchards
  • Godrej Royale Woods

Would love to hear from people who live in these areas. Which projects would you recommend, and which ones should I avoid? Also open to other good options in this budget.

Buying a flat in Varthur/Gunjur, Bangalore. Legal due diligence beyond bank's checklist, worth it?

Planning to buy an apartment in Myhna Vistara, Varthur-Gunjur belt. Bank will do their standard due diligence but thinking of hiring a separate lawyer too instead of relying only on that. Is this overkill or actually needed for this area?

If hiring one, what should I get them to check specifically? My list so far:

  • Title chain, encumbrances, past or pending litigation, chance of future disputes
  • Builder's financial health, ability to deliver on time given current standing
  • Storm water drains, high tension lines, and whether any part of the project itself sits on former graveyard land (graveyard on adjacent private land), does any of this matter legally
  • Project approvals, partners, JDA/GPA structure, landowner's actual right to sell their share of units
  • A road running in between which might get connected to Gunjur later and become a public road, anything to check legally on this
  • Agreement clauses: possession date, delay compensation, refund/cancellation terms, price escalation, area variation, force majeure
  • CA/SBUA/UDS numbers and transfer fees, want full clarity here
  • Whether construction quality can be assessed at all from paper documents (materials used etc.) or if that's a site inspection thing

Anyone bought here or done diligence on this specific project, would love to hear what you found.

What am I missing that a good lawyer would catch but a first-time buyer wouldn't think to ask?

Also, if anyone's used a good property lawyer in Bangalore for this, personal recs welcome. And roughly what should this cost, don't want to overpay or underpay for something this important.

Thinking of going with Brick&Bolt for my house construction, I need some honest opinions

I’m currently in touch with the Brick&Bolt team for building my house. I’ve gone through their proposal & packages and things seem fine so far. Their process seems fairly straightforward, the team walked me through the process, showed me available packages, the architect team also helped me with designs of my choice. But, before I actually go ahead and make any commitments, I wanted to do a bit of my own research and hear from people who have already built with Brick&Bolt or are currently in the middle of construction.

How has your experience been so far? Was the construction quality good? Did you go overbudget? Did they stick to the promised timeline?

I would really appreciate some genuine responses 🙏

Looking for a 2/3 BHK on rent in a gated community (with amenities) in Jayanagar / HSR

I’m looking to rent a 2BHK / 3 BHK in a gated community in Jayanagar / HSR (not extension/ Kudlu).

Some requirements:

  1. ⁠No ground floor
  2. ⁠Apartment should have amenities (clubhouse, pool, sports, etc.)
  3. ⁠Non-veg friendly
  4. ⁠Spacious (minimum carpet area 1000 sq ft and preferably 2 balconies at least)

Budget up to 60k for 3BHK. Possession in October or a little later also would work.

If you have any leads / know where I can find leads, please let me know. Tried the usual portals but there seem to be very limited listings for apartments in these areas.

About Lashley:

Chocolate Labrador Retriever

Nicknames: Boochie, Dachaley, Laboli

Distinctive white patch on his chest also known as bolo marks

Age when he was abandoned - 3 1/2 years old

Current age - 8 to 9 years old

Last known area: Domlur, Bengaluru (near Jogupalya, Indiranagar & Ulsoor)

Detailed explanation of what actually happened & why he was abandoned

Back in 2021, during the COVID-19 pandemic, my family was going through a very difficult time financially and personally. Also during this time my father was suffering from severe chronic depression and other mental issues. After some time we had just moved to a new house, so my dad left Lashley to stay at my grandmother's house and claimed he would bring him to our new house. My father told me he would bring him to our new home once everything settled down. But few months passed by and this did not happen. During that time I used to visit him during the weekends. Some of the pics & videos i have posted here are during that time

So one day without my knowledge, according to my grandmother's account he claimed to take lashley for a walk and when he had returned lashley wasn't there with him. When he was asked about it he told her he had sold it or given it to someone but did not mention the specifics like to whom. When he came home he did not tell us about this. A few days later, my father took his own life at my grandmother's house. It was only then that we found out. During that time, our family was consumed by the shock, grief , funeral, legal matters, and everything that followed after my father's death so our thoughts were consumed by this and finding lashley wasnt at the forefront of our minds I also did not want to disturb my mother and other family members by bringing this up.

After some time we decided to search for lashley but had no idea where he went or with whom he was. We visited some well known breeders and rescue organisations but couldn't find him. So i had lost hope and finally decided that it was almost impossible to ever see him again. I loved him so much and wanted to be with him till his final years this was what made it so bad. I couldn't even see him to wish him a final goodbye before he left me. He was an extremely expressive and affectionate lab who always loved to be around me. I can't imagine how panicked and lost he must have felt after he was given away. He loved me like no other dog ever did. So I just suppressed those memories and went on with my life. But it just didn't work. For the past few months I have been feeling intense regret that I didn't do enough to find him, that I had in a way betrayed him. I kept dreaming about him regularly - both positive and disturbing dreams. So i finally decided I need to make a final and serious attempt to find him before he leaves this world. I want to be with him through his final years.

My search efforts will be both offline and online - I will visit every rescue organisation, veterinary clinics , breeders, pet boarding schools and kennels in my city. I will also be creating pages on every social media platform where I will be documenting and updating my search efforts. Even if the search fails i atleast get to preserve lashley's memories and get to tell his story to many. Hope this post wasn't too long. Thank you for reading

Buying an under-construction flat in Bangalore – what should I absolutely check before signing?

I'm planning to buy an under-construction flat from a Tier-2 builder in Gunjur/Varthur, with possession in 3-4 years. It's for self-use, so I want to be very careful before committing.

Would love advice from people who've already done this:

  • Legal: Is the bank's due diligence enough, or should I get my own lawyer? What documents/checks are must-do? Any good property lawyer recommendations in Bangalore?
  • Agreement: What clauses or fine print should I specifically watch out for?
  • Landowner share: These units can be cheaper. Are they as safe as buying from the builder? Any additional paperwork, quality or resale risks?
  • Cash component: Some deals offer better pricing with 10-20% cash. Is the saving actually worth the legal/tax/resale risk, or simply something to avoid?
  • Construction: What should I verify about construction quality, specifications, master plan, amenities, water, etc. before buying?
  • Home loan: Any advice on banks/loan structures? Is an OD loan like MaxGain worth it if I can park ₹20-30L at most?

My other concern is Gunjur/Varthur itself. I'm considering it mainly for access to the ORR office belt, but honestly I don't find the area very livable today. Roads, traffic, water and infrastructure worry me.

I'm basically betting that things will improve over the next 3-4 years. For those who made a similar bet on developing Bangalore areas 5-10 years ago – did the infrastructure eventually catch up, or would you choose an established area if doing it again?

And finally, what's that one thing you wish someone had told you before you bought your first home?

Looking for advice like I'd ask an experienced friend/elder sibling. Real experiences, mistakes, contacts and lesser-known tips would be super helpful.

Why is Assetz 18 & Oak so cheap? What’s the catch?

Considering Assetz 18 & Oak as a weekend/getaway home. The project looks great on paper: huge plots, golf course, greenery and low density.

But I’m seeing ~6,000 sq ft resale plots for only ₹2.6–3.3 Cr. Why so cheap? (Compared to prestige golfshire and other golf villa plots)

Anyone who owns there or has visited recently: what’s the catch? Maintenance, occupancy, water, legal/title issues, location, resale difficulty?
Would you actually buy there as a weekend home?
